About this house rental

Rookley Farm Lodge is an attractive stone-built spacious, comfortable house and can accommodate up to ten guests with use of swimming pool and tennis court. The Lodge is set in beautiful countryside surroundings across from the former farmyard and the attractive and historic Rookley Farm House. The accommodation consists of 5 bedrooms, two with en-suite bathrooms, one family bathroom, dining room, conservatory, well-equipped kitchen, large sitting room and doors leading to the patio with outdoor dining area. The swimming pool can be used from June to September and is situated in front of the house with a pool house adjacent with additional shower and wc. The tennis court is in use all year round and is accessed from the start of the driveway through a gate. The Lodge has an acre of garden leading onto fields grazed by sheep and spectacular views in a designated Area of Outstanding Natural Beauty and Site of Special Scientific Interest. The River Medina (a stream) passes one field away from the Lodge. The Lodge is situated half a mile down an unmade farm track, off the main road between Rookley and Niton, in a quiet rural location of exceptional beauty, ideal for walkers, cyclists, birdwatchers, or anyone seeking a holiday in unspoilt English countryside with easy access to all the Isle of Wight has to offer. There are great walks starting at your front door and a local pub and restaurant within walking distance. This is the perfect location for a quiet relaxing holiday on the Isle of Wight. ACCOMMODATION: GROUND FLOOR Kitchen: electric hob, oven and grill, microwave, fridge/ freezer, kettle, toaster, dishwasher, washing machine, tumble dryer, butchers block, with doors leading to the patio and pool area Dining: dining table and chairs, sideboard, with access to kitchen, lounge and conservatory Conservatory: wicker seating and armchairs, coffee table, TV and doors leading to garden Lounge: sofas, easy chairs, TV with free sat channels, blue ray/ DVD player, piano, hi-fi system, stone fireplace DECORATIVE ONLY, doors leading to patio and pool area WC: toilet and wash basin FIRST FLOOR Bedroom 1: master bedroom with king size bed, built in wardrobes, chest of drawers, bedside cabinets, wooden cot, chair, countryside views from the triple aspect windows and en-suite En-suite: freestanding bath, shower cubicle, toilet and twin wash basins Bedroom 2: bunk beds (small 2ft6) and chest of drawers Bedroom 3: king size bed, wardrobe, bedside cabinets, chest of drawers, countryside views and en-suite En-suite: shower, toilet and wash basin Bedroom 4: twin bedroom, bedside cabinet, wardrobe, chest of drawers Bedroom 5: bunk beds (small 2ft6) and chest of drawers Main bathroom: shower over bath, toilet and wash basin OUTSIDE Garden with exterior furniture and gas barbecue Swimming pool (available for use June - September only) that is naturally heated by a heat pump. It’s an electrical device that transfers heat from the outside air and uses it to heat the water. Pool house with changing facilities, shower and toilet Tennis court available for use all year (racquets and balls not supplied) Private parking for 5 cars at the property. ADDITIONAL CHARGES / SERVICES: PLEASE NOTE: a pre-authorised, refundable, security deposit of £500 will be required before arrival at the property. No money will be taken unless any damage is reported at the property within 14 days of your departure. This property can accept a maximum of 3 pet(s). The charge is £35 per pet, per week and we kindly ask that you bring your own bedding for your pet(s). Please ensure that you correctly add your pet(s) when making your booking, so this additional cost is included. If it becomes apparent that you have brought a pet(s) with you but did not advise us, we will contact you to request payment separately. There is no electric car charger on site and guests are prohibited from using the mains electric in the property to charge a car, unless agreed prior with the owner of the property. If it becomes apparent a car is being charged without approval, then the guest may be charged an additional amount to cover the extra cost. IMPORTANT INFORMATION: The Island Holiday Company are responsible for the full management of this property and should you need to contact us during your stay we are available between 9-5 Monday to Friday, We also operate an out of hours emergency service on the weekends - please refer to your property brochure left inside the property, for further information and contact details. No stag or hen parties are permitted at any of our properties. This property does not accept any more than 6 adults at any given time, this is due to the size of the bunk beds in Bedroom 2 & Bedroom 5. There is a strict no smoking/vaping policy, inside all our properties. Linens and towels are provided, but please bring your own beach towels and cot linen as necessary. Please be respectful of the property and the neighbours during your stay; leaving the property as you found it on your arrival. A breach of the above rules and guidelines could mean forfeiture of the Security Deposit. We did have a problem with the Hob which was reported. We found the road to the house quite daunting.

A wonderful place The pool was brilliant for all ages from our two year old to grandparents. Everything you need provided. Have rebooked for next year

Lovely property with ample space for 6 adults and 4 children. We all fitted in well with lots space for the children including the conservatory for them to watch Tv and play with their toys. Bedrooms all well positioned for us too. Tennis courts and basketball ring were a big hit. A couple of things could have been better, cooking pans and dishes needed a wash before use. Welcome pack could have been more “welcoming” and the provision of more tea towels and toilet rolls. However, overall a lovely break and property. Would like to go again in summer months when pool in use.
