This property was fantastic for our stay. We were there for son's wedding so unfortunately we did not have much time to enjoy all the amenities the house had to offer. The views were specular and the house offered a variety of games for both children and adults. The kayaks and beach area were amazing. Unfortunately we ran out of time and were not able to enjoy them. The only drawback to the trip was that garbage needed to be dropped off at the dump and could not be left on the property. All in all we enjoyed our stay and would recommend this property to those looking for a fun family getaway.

We loved spending our short time together at the Point House in Irvington. The weather happened to be rainy, but the views of Carter's Creek were still fantastic - unique from room to room. Next time we look forward to a sunny day walking historic Irvington together.

Spectacular views from this generational family home. Well appointed space with lots of light and private grounds. Great fit for an extended family rental or getaway with friends. Upon arrival, we found an extrememly clean home with amazing views.The home was bright and airy with lots of windows showcasing the waterfront. It had gorgeous wood interiors and was well-lit. There was a large amount of space sufficient to accomodate all guests, allowing private space and group seating. The bedding was immaculately clean and very comfortable. The water pressure was good. There were outdoor balconies and the dock area to sit and enjoy the vistas. Kayaking and paddleboarding was easy to do, although take advatge of the weekdays as the water gets busier on the weekends with power watercraft. We caught fish consistently al week; likewise with crabs. GD liked playing in the sand. There is much to do in the area - a farmer's market on Sat., a riverboat museum, a nature walk area, some beach access areas, a minigolf/arcade venue, and many restaurants/bars. We did take bikes and were able to ride some thru the town. Owner very responsive and alerted us to weather issues.
Overall, a soothing home to enjoy one another's company, relax, enjoy nature, and recharge.
A suggestion - There is only a small beach umbrella supplied. If you want/need some shade in the sand by the docks, bring a canopy/tent that you can set up as the sun can be brutal down there, especially for children.

We wanted a relaxed environment with options for our grandchildren, 5 and 8.
This as a great location as they could experience intercoastal waters to paddelboard and to learn kayak skills which was new to them.
The home is large and has everything you want for a multigenerational vacation. We used the crab cages and caught a dozen crabs . We used the owner's recipe and had a wonderful feast ,on newspaper, around the outside table. A memorable experience !
The closeness to nature is fantastic. The hosts are extremaley helpful.
Thoroughly recommend this delightful vacation home.

We had a terrific time at Huckleberry Point. The home itself is beautiful, comfortable and spacious— plenty of space for our family of 7 adults. The water view from almost every room is just stunning. We loved the shady deck overlooking the creek.
Frances’ communication was the best!! She and other family members staying next door suggested several local restaurants, grocery stores, shops as well as best spots for crabbing and fishing. There were too many jellyfish to swim at the house, but Frances pointed us to a beautiful public beach just a few minutes away.

My family and I loved our stay at The Point House! The home is beautiful, spacious and well appointed. The waterfront views are spectacular. The minute we walked in, we knew we just have to go back. We started and ended our days on the waterfront decks. Just being on the water made us feel so relaxed and tranquil. The host was gracious and so helpful and made us all feel at home. We hope to go back soon.

Beautiful views from every room in the house! Plenty of things to entertain everyone in my party. We utilized the crab pods and the Kayaks. The children loved checking the crab pods every few hours and surprisingly we accumulated enough to cook that evening. The kayaks were nice also. Kitchen had everything you needed. The Williams family was quick to respond whenever I text with a small emergency. They got back to me within minutes. Home was very interesting. ( there was plenty of information about the hone and family if you were interested) A big plus for the property were the numerous bathrooms located throughout the home.
The only negative thing that we encounter was we could not find a hairdryer, but luckily we had one. It was a very pleasant stay and would stay there again. Lovely lovely home.

Our week-long stay was fabulous. Everything in the house was just as is shown in the photos--and what a house it is!! Firstly, the location is absolutely prime--there's no question about that. It's central to town and easily in walking distance. The views are gorgeous and panoramic. The house is quite spacious (we were a group of eight and never ever felt crowded), marvelously and tastefully decorated, and extremely (!) well equipped with everything you would need. It was clean--extremely so--and it's clear the owners work hard to maintain the property to a very high standard. We used the kayaks and paddle board--the kids had a lot of fun with those--and brought our 20' boat which we tied up at the dock right in front of the house. The boat launch is literally right across the street--how convenient. What's remarkable about this area (we'd never been) is that Carter's Creek is this vast series of tributaries that feed out to the Rappahannock River. On the windiest of days you can enjoy the calm waters of the Creek for boating/kayaking as the waters on the creek never get rough and explore miles of fascinating cruising. While the Rappahannock can get a bit rough (about 3 miles at it's widest as I recall), there were several days where we skied and tubed on the river and it was like glass. Great fun!
In sum, this is a premier location and home. You will be absolutely delighted, just as we were.

We had the best time staying at your home in Irvington! It was clean, cozy, and the views were amazing. Plenty of space for 6 adults and 3 children and the kids had so much fun playing on the beach and catching fish off the dock. The centralized location made it easy to walk everywhere... The Local for breakfast, The Tides Inn for a Lancaster Lemonade, The Dandelion for shopping. Thank you for hosting us for a fun family weekend. We will definitely be back!

Wonderful location in Irvington. The house layout worked well for our family and the outdoor area was great, loved the sand beach. The house was very clean and the view was beautiful. We would rent again.

We wanted a place for a few days to gather family to celebrate our mother's 90th birthday and this was perfect. We enjoyed hanging out in the sunroom, 1-on-1 chats on the balcony and gathering around the round dining table to work on a jigsaw puzzle. The kitchen was super well-equipped for the cooking we did and the kayaks were fun. Just a short 10 min walk to Irvington for dinner, coffee, etc.

The owners of this fantastic VRBO make your stay feel like you're a welcome guest, rather than a renter! The location and proximity to the water provide the perfect spot for relaxation and recreation, while being quite close to excellent dining and shopping options. The home was immaculate and lovely with personal, beautiful, and charming touches throughout. I had a medical issue come up just before our trip, and the owners graciously allowed us to move our trip dates. From the reservation process to our check-out, the owners were responsive and helpful. Truly, of the numerous VRBO properties we've stayed at, this is our favorite and we will return!

We were looking for a place to gather three generations of our family, and Huckleberry Point House was perfect! The kitchen was the best equipped rental I have ever seen. We took full advantage of the beautiful outdoor spaces by the water and made good use of the kayaks. We loved the design of this home as much as we loved the location on the river. Most of all, the Williams family were exceptional hosts. You can feel how much they love this property and we are grateful they shared it with us.

Beautiful house on exclusive Carter's Creek. From inside the house, there is water every where you look as the house sits on a small hill and the design brings the view. The multiple decks attached to the house feel like they are over the water. The master bedroom is big and gorgeous with a little sitting area and water views everywhere! Photos can't capture the views and the cool design of the house.
We brought our boat and docked it and loved the VERY short boat ride to the Tides Inn for dinner and the Rappahannock River for fishing and boating. The location can't be beat for water access in the Northern Neck.
The house is in a lovely upscale neighborhood with a casual coastal feel and is EASY walking distance to town for restaurants, bars, shops, coffee shops, and the Tides Inn-- we especially loved visiting the very cool Windswept Experience and Supply and Dear Neighbor on foot. There is also Niche Pilates Studio a 5 minute walk from the house. We also enjoyed the nice kayaks and paddleboard-- the home's location provides lots of calm water for water sports. Honestly, we just loved being in the beautiful house, enjoying the views and each other.
One of the homeowners was staying in the house behind us and was super helpful. The primary owner was incredibly responsive and helpful.
This is a one of a kind property if you are looking for a blend of country house and coastal house and the ability to choose your own adventure-- from active watersports to lounging on the dock to shopping and eating out.

We made so many wonderful memories on our family vacation to the Point House! The house was big and beautiful...with enough space for everyone to have their own privacy, the views were amazing right on the Rivah!...we even saw dolphins while sitting on the back deck, the kayaks were so great to have right on hand and included with our stay, and the owners were so kind and easy to communicate with! We had such a great time and were so sad when we had to leave, but can't wait to come back and visit again!

We enjoyed our long weekend in Irvington spending some quality time with our sons before they head off to college. The home is beautiful - the photos don't do it justice. Not only is the house immaculate, it is also well maintained and very quiet. Everything works!
The large main living area is open with water views from every window. The home is well laid out so that there is space for folks to hang out together or spread out if they want a little downtime.
We also enjoyed expansive water views while sitting on the deck for morning coffee or evening cocktails. Our meals from town included breakfast sandwiches from The Local or doughnuts from Chesapeake Doughnuts in White Stone. Irvington also has a couple of good restaurants for dinner - The Office, Vine, Dredge and the Tides Inn.
The kayaks which were easy access and put into the water. There were puzzles and games for the evening.
Looking forward to a return trip.

The Best Summer Vacation!
Although it rained for a few days, my family had a great time catching blue crabs, fishing, swimming, kayaking, and sand play on the deck. The house was very clean.
There were beach towels, bug spray, and sun cream.
One thing to note is that there are many glass or decorations everywhere in the house, so it can be a little dangerous!
Be more careful if you have a young child!

Pure Magic!
This property is incredible. We've stayed in a variety of VRBO homes over the years and the Point House is by far the best we've ever been to. From the cleanliness to the water views from literally every room, this property exceeded our expectations in everyway! We rented bikes to ride into Irvington, enjoyed dinner at Fisk Hawk, and spent hours on the dock soaking up the water and sand. Truly a magical place with amazingly comfy beds and so much space for our large group. Thank you Williams family for sharing your fantastic home with us! We can't wait to come back!

Huckleberry Point House was FABULOUS
My family (6 adults & 2 children) went into our 4 day get away over Fathers Day weekend with quite high expectations - and they all were met! The description on the listing were spot on, with the exception of the working fireplace - which was awaiting repair - which you likely won’t need outside of late fall and winter). The views were stunning and the home was very comfortable. There were many family mementoes, books and art that we felt like we were visiting with relatives. We wish could have met with the Lee Williams, the family ‘Captain’ & patriarch to hear his stories of a life well lived.
The sleeping accommodations were as described however we would suggest that the 2 single beds in the downstairs master en suite BR be moved to one of the other bedrooms and replaced with a queen. The kitchen was well equipped including waffle maker (which we didn’t discover until our next to last day). The grounds of the property were great and we spent most days just kayaking, fishing and floating off the dock. Next time we will be sure to rent a boat for a couple days to make better use of this feature.
We fell in love with the the Northern Neck of VA and Irvington. All I can add is my encouragement to stay here. You won’t be disappointed.
