This cozy farmhouse style home is nestled within The Hideout, a premiere private 4-season recreational community. This comfortable home is the optimal location for an ultimate getaway! With an open concept there is plenty of space for the whole family. It has 3 bedrooms, 2.5 baths and sleeps 8 comfortably. With the provided kayaks/paddle board, peddle boat you can have some fun in the water or fish (catch & release) in secluded pond, conveniently located right behind the home! The lower level of this home is a full-fledged fun area! Complete with a pool table, air hockey, foosball, darts, TV, reading nook, kids PUPPET THEATER & playroom, games and more!! There's something for everyone, from infant to grandparent! Enjoy sunrises and sunsets on the 3-seasons porch overlooking the pond. Or sit outside and enjoy the view while toasting s’mores by the fire pit! Just two hours from NYC and Philadelphia. As part of The Hideout, guests will have access to 5 lakes, 2 beaches, marina with kayak/canoe rentals, private 9-hole golf course, 2 heated outdoor pools and kiddie pool, mini golf, indoor/outdoor tennis, gym, ski lift/tubbing run & lodge, as well as the many events the community puts on! Just a 5 minute walk from the Marina and Roamingwood park with grills and picnic tables to fish and play on the lake all day or a 5 minute drive to either beach and the main pool. ****Please Note: This home is located in a secured, gated, private community. You will need to fill out a rental contract and agree to the community and house rules. Any violations will be subject to citations from the community and possible eviction from the property. It will be sent to you by our property manager upon booking. This will need to be completed and signed, (to include the names, ages, addresses and relationships to you for all of your guests) for entrance into the community. This will need to be completed within 72 hours of your arrival or the community will assess a $100 late fee that you will be responsible for. You may not exceed the max amount of people allowed and there are no more than 4 cars allowed in the driveway. No other guests can visit the lot while you are there. Items provided in the home to include games, appliances etc. are subject to change without notice.**** You will have access to the entire house with the exceptions of 3 locked closets. You will also have access to all community amenities and events. Note some events require a fee or RVSP. Inquire about what is going on during your stay for further details! Beaches, pools, mini golf, playgrounds, trails, kayak/canoe rentals and so much more to explore. *BEDROOM#3 consists of ONE (1) BUNK-BED consisting of: twin/full/full potentially sleeping 5 with MAX weight limit of 220 lbs on each bunk YO MUST BE AS MINIMUM OF 25 YEARS OLD TO RENT THIS HOUSE RENTAL RULES The house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. ● Please be sure to take your shoes off when you enter the home. ● The driveway is single lane. Only 5 cars allowed to be parked in the driveway. ● NO SMOKING, VAPING, HOOKAHS INSIDE THE HOME! ● Keep the property and all furnishings in good order. ● No food is to be brought into any of the bedrooms at all! ● There are doors that are private and locked. Please do not attempt to open these doors. ● The electric panel box is in the basement and there is a sign on wall directing to its location.. Please only access it when necessary. ● Pets are NOT allowed. ● There is no daily housekeeping service. Daily maid service is not included in the rental rate. You must provide your own beach towels. ● DO NOT FLUSH anything other than toilet paper. No feminine products, wipes, paper towel, etc should be flushed at any time. These systems are operated by sewage grinder pumps and are not gravity fed systems. If it is found that feminine products or such have been flushed and clogged the plumbing, your security deposit/traveler’s insurance will be charged for any repair that must be made as a result of this. ● ABSOLUTELY NO FIREWORKS OF ANY KIND. YOU WILL BE FINED $750.00 FOR ANY VIOLATION OF THIS RULE AND WILL BE EVICTED FROM THE PROPERTY. NO REFUNDS WILL BE GIVEN. ● ABSOLUTELY NO FIREARMS /WEAPONS OF ANY KIND ARE PERMITTED. THIS INCLUDES PELLET GUNS, BB GUNS, CROSSBOWS, ARCHERY. YOU WILL BE SUBJECT TO A $5000 FINE, POSSIBLE CRIMINAL CHARGES AND EVICTION FROM THE PROPERTY. NO REFUNDS WILL BE GIVEN. ● No refunds will be given for storms. Driveway will be plowed in the event of a plowable snowstorm. We do not refund due to road conditions. ● Please keep in mind that there are neighbors that surround the house and there is a noise ordinance in the community, 10 PM QUIET TIME. ● If any neighboring residents report excessive noise or unruly behavior, we may have to evict you from our property and terminate the vacation rental agreement. This could result in loss of security deposit and rental amount. ● In case of any disputes or neighbor complaints, it is your duty to notify us as soon as reasonably practicable. ● There are designated recycling and trash disposal areas across from the North Beach. Please refrain from throwing any trash, such as bottle caps or cigarette butts into neighboring properties. If this is not followed it will result in a deduction from your security deposit. ● While we know there are some really cute animals that will visit our property, they are wild animals. PLEASE don’t give them any food! The HIDEOUT will issue fines for feeding the animals. ● DO NOT LEAVE ANY FOOD OUTSIDE! ● Never leave children unsupervised at our property without any adults. SMOKING POLICY Our vacation rental is a smoke-free zone inside. This is important to us in order to keep our property in the best condition possible. Guests can only smoke in outdoor areas such as the balcony or deck as long as you respect the rules we have in place. ● Smoking is not allowed anywhere inside the property. ● Guests can only smoke outdoors in the designated areas. ● Please do not throw cigarette butts onto the property lawn. APPLIANCES You’ll find all the appliances you need for a comfortable stay at our home. Please use them responsibly and ask other members of your party to do the same. This means adhering to the few rules we outline below. ● Only use appliances for their intended uses. ● Washer/Dryer: The washer and dryer are provided for your convenience. Please do not overload the machines. Please make sure to empty the dryer lint filter after each use. Please make sure that pockets are free from any items that may cause damage to the machines. If the machines are damaged, you will be charged an extra fee to repair/replace through your security deposit/travelers’ ● There central air and heat is controlled by a handheld remote. ● The MAX temp for the summer months is 72 degrees. ● Please make sure you switch off lights, fans or any other small electrical appliances when you go out. The same applies to air-conditioners. ● In the unlikely case of a power outage, please call us before touching the control panel. ● No compensation will be given for any temporary outage of electricity, gas, water, cable due to storms. KITCHEN Please treat our kitchen with the love and respect you would your own to keep it in great condition for other guests. ● Please be sure to ventilate the kitchen after cooking anything that could leave a strong smell behind. ● There is NO garbage disposal. ● To help the environment, please only switch on the dishwasher when it’s full and use the dishwasher tabs that are provided (under the sink). ● To simplify the inventory process, please return any kitchen items back to where you originally found them. ● ONLY use special cleaner on CONTERTOPS - Warm soapy water can be used - DO NOT USE WINDEX OR CLOROX/LYSOL WIPES!!!! ● PLEASE USE ONLY WINDEX AND A PAPERTOWEL TO CLEAN THE STOVE, HOOD VENT AND APPLIANCES. DO NOT USE ANYTHING ABRASIVE AS IT WILL SCRATCH THE SURFACE AND YOU WILL BE CHARGED FOR ANY DAMAGE THROUGH YOUR SECURITY DEPOSIT (IF ONE WAS COLLECTED) AND/OR A CLAIM AGAINST YOUR TRAVELERS’ INSURANCE. ● If you need to wipe the cabinets down please do so with warm soapy water and a paper towel. Any chemicals will cause wear and damage to the cabinets. ● It is your responsibility to clean up after yourself just as you do at home. ● Kitchen cleaning products are under the sink, there is a Swiffer, vacuum, broom and dustpan in the pantry or bedroom closet. If any products run out during your stay, please let us know so we can replace them for the next guests.

Great time. House was set up really nice and the owner was super attentive. We had made prior plans but the facility amenities were first rate.

Lovely weekend
The house was beautiful, clean and updated. We had a fantastic stay enjoying the backyard fire-pit and view each night. So much to do including basement games and neighborhood amenities. The owner checked in to make sure we had everything we needed and the welcome basket was a nice touch. Highly recommend.
