Grounds were well maintained. The staff was wonderful! Property was undergoing renovation, so there were minor inconveniences, but nothing interfering with our pleasure. The room was very clean, but a bit tired. The bathroom could particularly use some updates to feel more modern. In a resort I prefer a walk in shower to a tub unit, and a comfort height toilet. It was also a bit cramped The overall experience was quite good, and I look forward to my next visit

Think twice before coming to this hotel.

Very dated hotel. Pool is tired and not enticing. Most problematically, I was 6 minutes late to check out (11:06am) and the building manager sent two security guards to bang loudly on the door to kick us out. Bizarre behaviour for hotel staff. There are better alternatives at this price point.

Everything was pretty good except that we were not warned about the construction prior to booking nor did we expect an outdated bathroom. The tub was old and paint was already chipping and the water pressure wasn’t the best. But the view we had was beautiful.

The property is under construction and very noisy, we had trouble with air conditioning all week, had to let water run for 10-15 minutes to get hot for a shower and no spa. Couldn’t go out on observation deck to look at Mantarsys and there was no place at shower if you had to get out of room before your departure. We had a newly remodeled room so not good experience with all the troubles we had. We went for my husband’s 55th birthday and 25 year Anniversary and I let them know that upon booking and they said they would do something and they never did either day for us. I feel like for what was paid that having to pay for parking everyday is a little Ridiculous.

This looked to be a grand resort that is past its prime. The location is fantastic and the room was clean and comfortable. The overall facility is very worn out -- cracks everywhere, the toilet was coming off the wall, restaurants and decks closed because of "dangerous conditions." It reminds me of a once-glamorous movie star who is old, wrinkled, and faded. It wasn't worth the price.

The ocean view was unbeatable. The whale and manta watching was excellent. It more than made up for the renovation noise and inconvenience

Good location

Property was under construction. This became more noisy and intrusive as the week went on . Blocked view of ocean , elevators down and noise pollution at adult pool . Will be beautiful once construction is complete . Wonderful shoreline . Great food in restaurant . Staff are super friendly . Mana ray viewing area great opportunity. Market had great selection .

Disappointing Experience at OUTRIGGER Kona Resort and Spa I stayed at OUTRIGGER Kona Resort and Spa through Expedia, expecting a relaxing vacation with premium amenities as advertised. Unfortunately, the reality was far from what was promised, leading to a very disappointing experience. Firstly, the spa, a key feature that influenced my decision to book this hotel, was under renovation, a fact not disclosed at the time of booking. The lack of transparency was disheartening. Moreover, a significant part of the hotel was also under renovation, which we were not made aware of beforehand. The conditions of our Deluxe Suite, particularly the bathrooms, were highly unsatisfactory. The water temperature in the showers was erratic and made it impossible to use both bathrooms simultaneously — a significant inconvenience for my family. Additionally, the poor drainage in the shower, leading to water accumulation, was both uncomfortable and unsanitary. When I reached out to Expedia for assistance during our stay, the response was disheartening. The lack of support and dismissal of our concerns added to our frustration. It's perplexing and unsatisfactory to be told that Expedia has no responsibility for the hotel's conditions, despite being the booking platform and the intermediary between customers and hotels. I had high expectations from both OUTRIGGER Kona Resort and Spa and Expedia, but the experience did not meet the standard promised nor justify the price paid.

We were very happy with the room location and the staff were great at every interaction. We did not know about the extensive construction and renovation that is underway. Our room was one of the ones that had not been renovated. Nice but a little shabby with old fittings and a large glass door to the ocean that did not fit well.

Great location, great amenities, awesome stay

My husband and I chose this property for our Honeymoon. We thoroughly enjoyed our stay here. It's worth pointing out that this property is undergoing a significant upgrade, and there is pretty heavy construction happening in many areas. That aside, we still really enjoyed our stay here. The staff was all very friendly and welcoming! Our room had completed it's remodel and was very nicely done with modern technology and well appointed overall. Our only negative service experience was the staff in the Marketplace. Not friendly or helpful AT ALL, and I shared that feedback with front desk staff at check out. She advised that the Market was operated by a third party vendor and that she would let her manager know about our experience. Third party or not, they represent your brand, so you should make sure that vendor provides a service experience consistent with your service values.

We stayed in a newly renovated room and it was excellent! Clean, comfortable, and pleasant. The pool was also nice and had a great view of the sunset. One great thing was that they included free refillable water containers and had water bottle refill stations throughout the resort

This will be a fantastic property, when the renovations are done. It is rather disheveled right now. Which was not handily made available when reserving. There was a very terse acknowledgment of a renovation. The laundries were not working, there was quite a bit of construction noise, which is to be expected. However, I did not realize the extent of these. The staff was very friendly, helpful and professional. Again, this will be a very nice property and our room was one that had been newly renovated.

In all honesty, we didn't use any of the hotel services or participate in any of their activities, so it is hard to say if it was worth $600 a night or not. For our purposes (we just slept there), the room size was good but its condition was VERY average, and so in our opinion, no where close to being worth about $600 a night. On top of that is their resort fee. FYI, we easily found street parking right outside of the hotel - this helped avoid whatever additional cost parking would have been.

Not maintained at all, walls, doors were chipping and property was overall unclean and dull.

Overpriced for what the accommodations

The property is being renovated, so it looks a bit in shambles. Maybe those areas need to be properly cordoned off from the residents. Need more working elevators. I thought my package included resort fees and parking, but I guess I was wrong.

I was looking Luau and Manta rays at same property. We didn’t do the night snorkeling and saw only one Manta ray at viewing area. Overall enjoyed the stay and the Luau. Only thing I missed was the beach access

Location and service are nice. Facility is not good, shower water is cold, ants in bathroom floor, noise from construction.

This is an older resort that is undergoing renovations. The updated areas are beautiful and well done. A little confusing to get around when you first arrive. Overall a nice stay with accommodating service.

- check in can be faster - safely latched got invoked when no one was in the room. Had to call security to get the door opened. Apparently it is frequent problem. - bathroom is very cramped, shower pressure is low. - property is under renovation and many facilities are not open. We got renovated room which were clean, comfortable and specious. Except the bathroom which is cramped and water pressure is very low. Breakfast was meh, especially for the vegetarians. Property has beautiful view of the ocean and hills. Very serene. Has many pools and hot tubs. Has a nice slide in to pool with everyone was enjoying.

We stayed one night after flying all day. The counter was very busy but we had an efficient and friendly gentleman check us in. He was quick to get us a roll away bed after incorrectly saying we had a sofa bed in the room. We got to enjoy the pool and grounds and coffee market in the morning and all were pleasant. Would have been happy to stay a bit longer.

Property was under renovations that i wasn't aware of before i got there. I bet the new rooms will be fantastic, the club room i got had a gorgeous view but the room and bathroom were just standard at best, especially the bathroom. The amaneities were nice but only one restaurant/bar was open after around 6 or 7. Very quiet which was awesome on a trip.

The staff are helpful and friendly. The room was nice with the exception of the bathroom, which had a chipped tub, old tiling and terrible shower pressure. The hotel is undergoing renovations right now, so I imagine it will be lovely once done, but right now, it did not feel like good value for money or worth the 4 star reviews, but I am sure it will be soon once spruced up.
