First, it was a nice large cabin that was good for our 33 guests, but your group needs to be comfortable with sharing beds and futons.
Wi-Fi was terrible to non existent
Kitchen cooking supplies left a little to be desired with no large serving dishing / glass bowls etc.
Hot tub area has no ventilation, floor gets very slippery with no anti slip mats or floor towels provided
Grill is not large enough for big groups, fine for 8-10 people
Called twice for trash pickup (again, large group) without success.
Some of the arcade/pool tables are out of commission, so group was a little disappointed.
Plumbing issues downstairs where toilet gurgles when others flush. Sometimes splashes toilet seat and floor.
Showers “Squealing” when in use. Annoying.

I must start off and say Pigeon Forge got a little snow they were not expecting upon my arrival and it was very cold. Check in is at 4 and there site says it could be later if they are busy. I didn't get to check in until 5:30 and I had to call to get that. The roads were icy and we had family stuck a few miles away that we needed to help but I preferred to check in and get my grand babies safe before we did that. They stated when I called " surprise it just became ready" we were in the driveway just waiting for a code. "Just becoming ready" implies someone has been there at least in the last few hours cleaning the place or doing something at least. We get in the home and its 53 degrees. No instructions for the fireplace. We call and they literally said due to the snow we are only responding to emergencies...I will leave that there. I do want to mention that when I called they tried to run some scenarios over the phone they didn't have a clue what kind of system was even in the house. It was 2:00 pm the next day before anyone came and he changed the thermostat and told us he wasn't the one the fix the fireplace he didn't know how and he also mentioned the unit was too small for the downstairs anyway. Needless to say it didn't fix the heat and we heated the downstairs with the oven which kept it at 61 in the kitchen and living room but the bedrooms were freezing. I totally understand that things happen and cold temperatures can disrupt things but I didn't even get a "I am so sorry; we will do everything we can to get you heat"- The after hours lady was great. The staff at Timber Tops needs more training on customer service. When I called to check out the next morning I also let the know one of there dishwashers was not working and the heat never got fixed she said I will let them know. Just poor customer service. The home is dated and needs some upgrades and repairs but you make the best of it spending time with family.

We were late getting in, was told they are checking in 100 cabins at 4. That is impossible for anyone to do. The cabin floors were so dirty that bear feet were getting black, not brown but black. The lights over kitchen counter were dirty with dust and grease. No large pots to cook in for 38 people. Beds were made with all flat sheets No fitted. The home was great just not as clean as we would have liked, and the check in delay’s was not acceptable. I don’t enjoy paying for rental time spent in parking lot unable to get in.

We were told it was a pool it was not it was a work out pool. So much mold it was crazy in the pool and hot tub room. The heater on the pool wouldn’t turn down so my grandkids could swim it would have burned their skin. The love seat had a broken leg. The bumper pool table was broken the bumpers had been set up as if they were right looks like someone removed all the screws from underneath to make it look like you could play on it. We went to play regular pool and picked up a stick and it had been broken and was just sitting there. The second dish washer didn’t work after we had already loaded it. The out side of the cabin was terrible so many cigarette butts everywhere. Trash left out by the fire pit. I usually don’t write reviews but for what I paid for it you’d think it would have been a little nicer.

Disappointed, 1st didn’t check in till 5, no internet the whole weekend, boxes on the Porch, Pool was under construction was not aware till we get there, the grill fell apart because it was rooted. No amazing views!!! Looking at a old house with dogs running around! I Highly recommend not to stay there.

We arrived at 4:30 but had not gotten notification the cabin was ready. Fortunately the door was unlocked and we could go in but we didn't get through to management until 5:30 and the code for the door was not sent until 8:00! Good thing it was unlocked. The cabin was very nicely remodeled; new couches, new bathrooms- all tastefully done- new kitchen very well stocked, 2 dishwashers and enough dishes for 30+. Only thing it didn't have was pizza pans and a griddle (which we brought). Only one fridge but the second day two new refrigerators were delivered. An inconvenience for us but very nice to have 2. One fridge wouldn't work, discovered outlet was bad so had to take extension cord from a TV set up to plug the fridge into a different outlet. Also discovered the light switch that turns on the kitchen light also controls one of the dishwashers! One sink in a bathroom had no running water. Management came the next day after noon, fixed it along with another sink and toilet that were leaking (poor installation of new bathrooms) and was able to fix one of the 3 broken futons. Don't count on them to sleep on. The queen bunks would have been great BUT there are not enough slats on the bottom bunk and anyone over 60 pounds falls through the middle. Literally folded my grandson in half. Two more beds that we needed were unusable except for small children. Fortunately I had brought air beds for an emergency. Early the second day raw sewage started to back up in the tubs on one side of the cabin. Plumbers came late in the day (supper time), couldn't fix it so we could not use any bathrooms on one side of the cabin and only minimal water usage on the other. No showers etc. It was over 24 hours before it was fixed. Management sent someone to clean and disinfect the bathrooms late the day it was fixed. The next day someone lifted a toilet seat and water exploded up in their face. Again plumbers were called, found another issue and things worked well after that. The arcade games were a great hit but foosball table had hand gribs missing so not safe for the kids. There is beautiful new flooring and what we loved was how quiet the bedrooms were even off the noisy game room. Smaller than the cabin we had last year but the quality of the cabin is superior. If the beds can be fixed and the plumbing guaranteed, we would go back. Vacuum that was there didn't work and we had to beg to get a broom so we could clean but that was minor .

Cabin is as pictured but is in need of a deep cleaning. Bed had bed bugs and we found that out the hard way, dishwasher is old, moldy and useless, jacuzzi is outdated and needs to be replaced if you want to enjoy that. Before booking I would ask if the mattresses have been replaced unless you don't plan on sleeping on them. Has great potential to be an awesome stay but it is time for major updates.

At our arrival, I must admit to some disappointment about the outside appearance of the cabin. There was a moderate amount of litter around the grounds. Then we were unable to enter due to a faulty lock. That initial disappointment and 30 min. delay in being able to actually get into the cabin was immediately erased once we were in! We actually had the time of our lives and there were 27 of us! It was our ardent hope to see snow. . .we are from Florida. . .and even that happened!! Truly a blessing and the biggest of all of the magical moments and memories!

Good location, just off Parkway. Very close to stores and restaurants in Pigeon Forge and 5 miles to Gatlinburg. Great to have 8 BRs, all with attached baths. 6 BRs have king beds (4 are on main level); 2 king BRs upstairs and 2 with queen-over-queen bunk beds. At least 4 BRs (maybe more) also have futons, and they have sheets available for them. But we did not find very many blankets in the closets. Great dining room table space with 3 tables and lots of chairs. Game room upstairs with pool, foosball, and arcade games, TV, and some seating. Downstairs has a large TV, but upholstered seating for only 6. Gas fireplace. Check-in was easy, and we appreciated keypad entry--no keys to keep track of. Good amount of parking and huge screened-in porch overlooking the stream. Cabin did not feel very clean, however, and one bed was not made up and there was still trash under it. Carpet in bedrooms is worn and has some stains. We didn't have hot water at first, but Timber Tops did send out a plumber to try to fix it, and it was a little better after that. Some light bulbs were out, and kitchen lacked large serving bowls, some pans, wine glasses, and coffee filters. (Regular coffee maker and Keurig are provided, but bring filters and/or K-cups.) We have provided this feedback to Timber Tops, so perhaps they will correct some of these deficiencies. Water has a bit of a sulphur smell, so you may want to bring bottled water.

Cabin was older than photos indicated. Lots of trash laying around in parking lot and around exterior of cabin. Fireplace was electric, could hardly see a flame and it generated no heat.Hot tub was cold, water was dirty and green and nasty, We were very dissatisfied that we could not relax and listen to the creek behind the cabin. Cabin next door was rented to a bunch of rowdies that kept us up all night long with loud music and partying ! For a large cabin that could sleep more than 30 according to the VRBO WEBSITE, it only has 1 average size fridge and 1 average size dishwasher and not near enough kitchen pots and pans and etc.....there were only large size drinking glasses, no wine glasses and no others. For this size cabin, the seating in the family room was very inadequate, only seating for 7 at best! Overall experience was terrible for our annual family reunion, totally a mismanaged property!

We enjoyed the roominess of the location and had a pleasant stay. We found kitchen minimally supplied, had to find router and turn it on to get Wi-Fi, the hot tub got inadequately hot and only 3 jets worked, and were not told we needed to add a star to the end of our entrance code.; But overall was a nice.stay.
