This vacation rental boasts a modern interior, fully equipped kitchen, and a private backyard with BBQ area. With just 2 minutes between our home and Miami Beach, shopping, and restaurants, you and your loved ones are sure to have a memorable experience at Tulum Oasis. Family friendly, Miami Beach island, close to shops and restaurants. RENTAL AGREEMENT DEPOSIT: By booking, guest agrees to pay an additional security deposit ($750) prior to check-in. Booking guest acknowledges that access to property will be denied until deposit is paid in full or reservation is forfeited without refund. Payment is collected via Airbnb or guest portal and is potentially fully refundable if all rules are honored. It is your responsibility to make sure ALL guests in the group honor all House Rules, as the deposit is based on that. The deposit will be refunded 72 hours after checkout via the original payment method. CHECK-IN & CHECK-OUT TIME: Check-in time is at 4 PM EST. Check-out time is at 10 AM EST. If early check-in or late check-out is available you will receive a notification from us with the available options the day prior to your arrival or departure. After the 20-minute check-out grace period, reservations will be charged $150/hour until vacated. SECURITY CAMERAS: For your security and ours there are cameras located on the exterior of the property focused on the entrances. THERE ARE NO CAMERAS ON THE INSIDE OF THE PROPERTY. Tampering of cameras will immediately cancel your reservation WITHOUT refund. QUIET HOURS/NOISE: Quiet hours between 9 PM and 9 AM EST. PARTIES/EVENTS: Parties or events are NOT allowed. All guests must be registered. No overnight guest allowed per city regulations. Unapproved parties/events will void your reservation immediately WITHOUT refund and cause the Rental Agreement Deposit to be forfeited. PROPERTY DAMAGE: In lieu of requiring a damage deposit reservations booked on all platforms with the exception of Airbnb are required to purchase a damage insurance policy from CSA Travel Protection for a separate cost of $99. Once your reservation is confirmed you will receive an email with a link to purchase the damage protection policy. Once purchased CSA Travel Protection will supply us with the proof of coverage. We must receive the proof of coverage at least 24 hours prior to check-in. Failure will result in the cancellation of your reservation with refunds according to the listing cancellation policy. In the event the property has damages (structure, furnishings, décor, etc.) we will submit a claim. TRAVEL INSURANCE: In the event of cancellation due to COVID-19 or uncertainty regarding your travel, we recommend purchasing travelers’ insurance. Policies can be purchased at www. vacationprotection .com. Please refer to their website for guidelines and options. MAINTENANCE & SERVICE: The property is serviced weekly for pool care, bi-monthly for lawn care, and quarterly for pest control. Schedule is subject to change at the contractor’s discretion, and the contractor may service the property while a reservation is taking place. We reserve the right to notify and enter the premises for emergency situations, not limited to water damage, air conditioning, appliances, and roofing. AMENITIES: We provide a starter of amenities to include: toilet paper, paper towels, hand soap, shampoo, conditioner, body wash, trash bags, dental kits, make-up wipes, vanity kits, and/or shower caps. Anything in excess of what is provided will need to be purchased by the guest at their own expense. SMOKING: No smoking is allowed inside the property (this includes cigarettes, e-cigarettes, and vapors). When smoking outside please dispose of all cigarette butts in the trashcans provided. Evidence of smoking or cleaning staff reporting smoke smell within the home will result in a $250 fine. PARKING: Please park in the driveway only. Do NOT park in front of neighbor's houses or on the grass. Cars parked on the grass will be towed at your expense. PETS (DOG ONLY)*: We allow up to 1 dog per stay (certain breed restrictions apply). Your pet is not to be left unattended- If they'll need to stay on the premises, they'll need a kennel. Please bring your own kennel and pet bed. Please pick up your own pet waste (bags are provided). You agree by booking that you are responsible for any damages/messes caused by your pet. Do NOT allow pets to urinate or defecate on the artificial turf. Mistakes do happen, but please use the water hose to remove any urine or feces (charges will apply for damages or odor on the turf). All damages should be discussed prior to checkout. There is also a pet fee ($200). Dogs are not allowed on the furniture or beds to ensure cleanliness for the next guest. We reserve the right to charge a $400 un-reported pet fee/ per pet for any animal(s) unapproved. Your dog must be FLEA & TICK FREE. POOL TABLE: The following is prohibited on the pool table: sitting, food and drinks, jump or massé. Please keep the pool table covered when not in use. AIR CONDITIONING: Guests will be able to control the house temperature via our smart thermostat. Temperature adjustments are allowed from 70 F- 80 F. BARBECUE GRILL*: A propane grill has been provided for your convenience. It is to only be used on uncovered concrete areas, and not on the turf. Guests are responsible for cleaning before and after use. A grill utensil set is provided. Charcoal, propane, lighter fluid, matches, etc are not provided. FURNITURE AND FLOORING: Upon checkout, all furniture must be in the location found at check-in. Do not move any indoor furniture or décor outdoors. Additional charges will apply if the furniture is not in the original location as shown in our photos. POWER OUTAGES DUE TO THUNDERSTORMS: We live in Florida where thunderstorms happen very frequently in the summer. In rare cases, thunderstorms can cause a power outage. In the case of a power outage, it is best to sit and wait, as it's usually resolved within a couple of hours. HURRICANE POLICY: Between June and October is hurricane season (peaking in September). If a Hurricane Warning is announced and there is a mandatory evacuation, you must evacuate. We can recommend a safe shelter in the area for evacuees, but for safety reasons, you cannot remain on the property. PEST CONTROL**: The house is treated for pests on a quarterly basis. Keep in mind that keeping external doors open will allow for pests, lizards, and/or marine life to enter the home. MOSQUITOS: Florida also breeds mosquitos. Around the property, you will notice orange tubes hanging from trees, fences or the property roofline. Please do not touch as these are helping to control the mosquitoes so that you may enjoy the outdoor amenities. STAYS BETWEEN 10-30 DAYS: Require an additional cleaning cost of $240. Cleaning staff will tend to the property between the hours of 10A-3P EST. A date will be scheduled for the mid-reservation cleaning. Any accompanying pet will need to be created during that timeframe. Tenants are required to sign a short-term lease for stays equaling 14 days or greater. STAYS >30 DAYS: Please message prior to booking. We have supplied the initial propane tank to aid in any costs associated.
