Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. Very close to some of our favorite places downtown. The central heat & air worked perfectly. The master bedroom is up a couple of stairs incase the causes your problems. Also it is Shower only.

We enjoyed our stay at the cottage. It was clean, nicely decorated and even had white noise machines because it is close to traffic.

My girlfriend and I go yearly for a 2 night getaway. It was the cutest little cottage, close enough we could walk to the downtown area easily. Nice night to sit outside the first night then rained the rest of the time but that was ok with us! We were just relaxing!

We were there under 24 hours. What we enjoyed was being on Hwy 23, easy walking distance to shops, restaurants.
I believe a 10 am checkout is too early. We asked for 1 extra hour. And were not given it. No other renter came that day.
The code lock was difficult to operate, requiring multiple tries each time we entered.
I left some clothing in the closet, It was difficult getting ahold of someone to talk to, then was charged 30 extra dollars for someone local to go check on my clothing and hold them for me.
Other than location, and cleanliness, the experience was mediocre.
Oh and bring your own coffee!

We enjoyed our stay at this rental. Everything was clean and as advertised. The bathroom location could be a problem for some but worked fine for us. A nice close walk to town.

My family of 4 enjoyed our stay in this eclectic cottage near one end of Main Street in historic downtown. It gave us walkable access to many restaurants and shops and super easy access to Float Eureka which outfitted our canoe trip on White River. We appreciated the A/C, Wi-Fi, extra toiletries/towels/blankets and the washer/dryer in the space.

The bed was little soft for our taste, but that’s just personal preference. The cottage was clean & welcoming! Will definitely stay here again.

This cozy little cottage was perfect for my friends and me to meet up. It sits right at the edge of downtown, so ideal location for walking to eat and shop. It is a little noisy since it does sit so close to downtown and the main road, but nothing some earplugs can't help. We spent a lot of time just hanging out in the cottage playing games and visiting. The only recommendation we had that would have made it even better was some cozy throws and an ottoman or poofs to put your feet up on. Overall, would stay here again when visiting Eureka Springs.

I love how close the cottage was to downtown but not quite in it. I love all the technology included: the Roku enabled TV, USB plug in ports by both beds, full functional kitchen. Cute decorations.

Other reviewers have noted that it is close to the street and, if you go on a weekend that there is a motorcycle rally, you will need to turn the tv way way up and/or yell at your fellow guests for a time. The white noise machines provided by the host are very helpful and we had no trouble resting. Otherwise, the place is clean, very conveniently located, perfect for 2 or 4 people, and fascinatingly decorated. We only regret that we couldnt take the cat lamp home with us!

This is such a cute property and a very short walk downtown. There is a lot of traffic noise but there are noise machines at night that are great. The traffic does die down In the evening anyways. I would stay there again especially if I stayed downtown again.

Highly recommend! The Sundown Cottage was a wonderful location for me and my niece. We loved being able to easily walk to downtown shops and restaurants. The decor is very charming. There are many thoughtful touches (fresh flowers!), and the bedding is high-quality. The UGG-brand throw blankets were perfect for cozying up for a nap on the sofa! The cottage is sited quite close to the road (Main Street), which is busy. However, the cottage is surprisingly well-insulated, and we weren't disturbed by traffic noise. The traffic DID make the outdoor space less-peaceful than what we were hoping for, though we really liked the Adirondack chairs, the cool rock formations, and the shade! If you're using the cottage as a 2BR, be sure to note (as shown in the photos), that access to the bathroom and the master bedroom is through the second bedroom. That wasn't a problem for us. I would book this cottage again. Overall, it was a pleasant stay in a great location at a fair price.

We were lured to the area because my husband wanted to fly fish the White River & wanted to be walking distance to old Town Eureka Springs. Sundown cabin fit the bill to walk into town but temperatures of 102-106 did not. The cabin is very well stocked, very nicely decorated, extremely clean, the A/C was nice & cool and the beds were super comfy. Only draw back is the traffic in & out of town, but you can't do anything about that. It's also enjoyable sitting n the back yard n the early mornings before all the travelers start going in & out of town.

Perfect for two people or small family. Has one bathroom that is entered through one of the bedrooms. Well stocked and location is excellent with parking at the door. Pleasant outdoor seating in back yard. Clean and cute!

This cottage lies at the edge of the historic district and you can easily walk downtown for shopping or hop onto the trolley and take a tour through town. The owners were pleasant, the check in was super easy and we would definitely stay again! Lovely home and we felt safe in the neighborhood. We cooked our meals at night and the kitchen is fully stocked and the beds are comfortable. Five stars!

This property was perfect for our short stay in Eureka Springs. It's on the main street near the far south edge of town, easily walkable to downtown. Great restaurants within a 5 minute walk. Off street parking was convenient. The property is well stocked and uniquely decorated. Pre and post arrival communication with host was frequent and clear, making check in and check out smooth and easy. Some traffic noise during the busiest times, but we stayed in the back bedroom and it didn't bother us. Really a nice place, and we would definitely stay there again.
