About this condo rental

This 2 level, 2 bedroom suite is on the top floor of Rivergreen Resort, perched at the base of South Peak just steps from the new Timbertown Lift. You'll enjoy slope views from your private jacuzzi & balcony, and will have access to the Loon Shuttle, on-site amenities including an indoor pool & hot tub, game room, fitness center and outdoor dining areas/walking paths along the Pemi. This is the perfect base camp for families looking to take advantage of the best of what the region has to offer. *see listing photos for pictures of walking trails along the Pemigewasset River and outdoor patio/grill areas* This 2 bedroom unit is spread out over 2 levels. The bottom floor features dining area and living room with sleeper sofa, a fully stocked kitchen, and a private balcony with slope views. The bedroom on the main level has an attached full bathroom and exterior door, and is designed with the option to be “locked off” as it’s own suite. This gives couples or families the option to separate the unit into two spaces. The upper level offers a full bathroom with a jacuzzi tub, and a spacious king bedroom. There is a twin air mattress available, please bring your own linens if you plan to use. Please note that there is a shared, coin-op laundry room in the lower level of the resort building. The resort offers an indoor pool and hot tub, exercise facility, and a great room with ping pong and pool etc. The resort is adjacent to the Pemigewasset River and features an outdoor grill/dining area and walking paths along the river. Set right at the base of Loon’s South Peak, you’ll have easy access to skiing. By clicking “Book Now” you are acknowledging and agreeing to terms and conditions of the “vacation property.” RENTAL TERMS/COSTS: Total guests not to exceed 8 people. Rental period begins at 4pm on date of check-in and ends at 10 am on date of check-out. PARTIES/NOISE: Absolutely NO PARTIES. The vacation rental is not suitable for people looking for a party house. This is a family neighborhood and guests should keep noise at a respectable level. Guests will be asked to vacate the property immediately if any complaints are made in reference to a party in the home. SMOKING: Absolutely NO SMOKING is allowed inside the condo. CHECK OUT PROCEDURE: Check-out is at 10 am. Guests are expected to follow the check-out procedure. Additional fees may be charged if the check-out time or procedure is not followed by guests. WEATHER: No refunds are given due to inclement weather or loss of power caused by storms. INDEMNIFICATION & HOLD HARMLESS; ASSUMPTION OF RISK. You agree to indemnify and hold harmless your Host, North Woods Vacation Rentals LLC, and the homeowner, for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your use and/or occupancy of the Vacation Rental, including, but not limited to, any claim or liability for personal injury, damage, fines, penalties, loss of personal belongings, or theft of property, which is made, incurred, or sustained by you and/or anyone using the Vacation Rental during your stay. You and anyone using the Vacation Rental during your stay accepts and assumes all risks involved in or related to the use of third-party transportation vendors, the pool/hot tub, activities participated in while on the premises, or amenities provided at the property, as applicable. GENERAL TERMS. If any section, clause, paragraph, or term of the Rental Agreement is held or determined to be void, invalid, or unenforceable for any reason, all other terms, clauses, or paragraphs herein shall be severed and remain in force and effect. This Agreement shall be binding on and inure to the benefit of the parties hereto and on each of their heirs, executors, administrators, successors, and assignees. We want our guests to enjoy our home to the fullest, and for the safety of guests, our home and neighbors, you are expected to follow our house rules and check-out procedure. If it is discovered that any house rules are not followed, guests may be asked to vacate the property and will forfeit all monies paid (including any unused nightly rental fees and deposits). This Agreement is between the owner of the Vacation Rental (your “Host”), and the individual completing this booking transaction for the Vacation Rental (“you” or “Guest”). You agree that you will be responsible for the actions and behavior of each individual present at the Vacation Rental during your stay. This includes ensuring each individual in your party or otherwise present at the Vacation Rental is aware of and in compliance with the terms identified in this Agreement. The Guests agree to the terms of this Short Term Rental Agreement, as evidenced by payment and the acceptance of the booking agreement through the direct booking, VRBO or Airbnb platform. Hide
