Primrose is a beautiful luxury vacation rental property designed for epic feasts and outdoor living located two blocks from Lake Michigan in SW Michigan’s Harbor Country. **Ask us about promotional pricing for off-season stays longer than 2 nights from November through April (holidays excluded).** The rambling 6,000 square foot home was specifically designed for entertaining and maximum leisure. Primrose accommodates large groups with ease thanks to its generously-sized indoor and outdoor communal spaces and cozy bedrooms. The centerpiece of Primrose is the 1,600 square foot custom-built open concept chef’s kitchen & great room with floor-to-ceiling sliding glass doors that keep the outdoors within arm’s reach. Outfitted with professional-grade appliances and multiple zones for cooking and entertaining, the kitchen just might inspire your group to undertake a Top Chef-style competition! Adjacent to the kitchen is an impressive dining table that seats 24 people and a plush conversational seating area perfect for curling up with good friends or a good book. The home’s main level also includes 4 bedrooms and 4 bathrooms, plus a convenient desk area and pool lounge with a small dining table and smart TV. The second level provides an additional 3 bedrooms and 2 bathrooms, plus a welcoming lounge area and coffee nook with a small refrigerator. The fully-finished basement is well-equipped with a spacious home theater, game room with pool table and ping-pong, and playroom with an assortment of children’s games, toys, and books. Primrose’s private, completely fenced backyard includes a large heated swimming pool with safety cover, two hot tubs, outdoor fireplace, outdoor dining area with gas grill, and fire pit. The property’s tranquil landscaping sets an idyllic scene for a fun, relaxing stay in SW Michigan’s Harbor Country. Primrose’s highly desirable location lends a secluded vibe while being just 2 blocks from Lake Michigan’s pristine beaches. Situated among the region’s beach communities along Red Arrow Highway, downtown Union Pier is within walking distance and it is a short drive to family-friendly New Buffalo. Please note that by booking this property, all guests must agree to follow these house rules: - The maximum capacity for the Primrose house is 28 people. Under no circumstances are more than 28 people allowed on the property at any time. - Must be at least 30 years old to book and the average guest age must be 30 or older. - Quiet Hours from 10pm to 8am are strictly enforced. Absolutely no amplified equipment may be used outdoors other than the on-site A/V system. - Events of any kind are prohibited at this property, no exceptions. - No excessive noise, fireworks, or hunting allowed. - No High School, Prom, College, or MBA groups. - No smoking inside the house or on the property. - The pool is typically open May 1-October 31, depending on the weather. Hot tubs are open all year! - All renters must sign Dwell Vacations Rental Agreement prior to arrival. Please reference Rental Agreement for all other House Rules. Thank you!

We had 24 adults staying at this property for a weekend getaway and cannot say enough wonderful things about it. To start, the home is MASSIVE and we all slept very comfortably. The GIANT kitchen / living room area was perfect for what we needed and allowed us all to comfortably gather and spend the weekend together. Even in the winter the backyard was stunning and we enjoyed both the hottub as well as the two fire pits. Finally, and most importantly, the host was extremely helpful and attentive and checked in with us and made sure everything was going well. 10/10 would recommend for a larger group gathering.

The info and photos online do not do this place justice. The quality and details of everything in the home were incredible. They provide everything you need to make travel very easy. I hosted a women's retreat with a private chef and the kitchen was a dream for her to work in and all of the additions like extra cozy blankets and unique books and games just gave it that extra touch. Communication with the host was consistent and easy. Will definitely be back!

A most gorgeous and beautifully designed space for our crew of 20+ spanning from 12 months to 88. Perfect all-around. The booking and checkout process were also a breeze, thanks to Penny at Dwell Vacations. We’ll be back!

We hosted our mother’s 90th birthday weekend at the home, and it was spectacular. The property is as portrayed on VRBO just more impressive in person. The kitchen is exceptional for planning and preparing large meals. The outdoor area and home layout make it very conducive to everyone having the flexibility for everyone to have their own space to enjoy time. All around, a great place to stay!

We stayed at Primrose Place for a week with three generations of family. We laughed, swam, watched sunsets and created many new memories. The house is so conducive to multi generational families as there are plenty of bedrooms/baths and relaxation space enough for anyone who wants to get away for a while. The outdoor activities do not disappoint and it is a quick walk to the beach. We will be back!

Our extended family visited Primrose for our annual vacation together and we were blown away by our entire experience. Check in was a breeze and house and all the amenities were perfect for our large family! The house is beautiful, walking distance to the beach and the pool was the highlight! Could not have asked for anything more and we will be back!

The Union Pier house was absolutely stunning. Truly well-appointed with top of the line appliances, finishes, and furnishings. Tons of space for entire group with plenty for everyone to do (ping pong, pool, putting green, pool, sandbox(!!)). Pool was great. Hosts we very easy to get in touch with and we had no problems when we asked to adjust pool temp several times. Surroundings area is very cute with walkalbe coffee shops/small market. Beach easy walk and was great size with super soft sand. A+++

We couldn't have asked for a better location for a small intimate gathering of close friends and family. The Primrose has everything you need and more. The heated pool was my favorite feature. Swimming in October, yes please.
