Located on the lower level of our newer three-story home, our designated workspace with a desk, comfortable chair, WIFI, great lighting, and surge protector is perfect for business travelers or anyone with some work to do. Our location is a haven for various types of renters. It's a dream for business travelers with its proximity to Portland International Airport, Interstate 5, Adidas & Daimler Headquarters, and Downtown Portland. For the University of Portland students' family members, couples, and solo adventurers, it's a perfect spot, offering a variety of attractions and amenities. Listing Space: Step into our comfortable apartment, located in the heart of Portland's University Park neighborhood, complete with designer finishes, a brand NEW memory foam queen mattress, a Signature Design by Ashley, and a fully stocked kitchen (including a dishwasher) with all the necessities. A Roku 50" smart TV and WIFI offer the comforts of home, while a comfortable queen bed, new sofa sleeper, and a black-out shade ensure a restful night's sleep. The closet has a luggage rack with wooden hangers and plenty of hanging and storage space. There is also additional storage under the couch cushion. The washer and dryer are easy to use and convenient for travelers staying longer than a few days. The private full bathroom has a shower/tub combo and is stocked with everything you need. Our keyless entry, designed for your convenience and security, offers easy entrance and exit to the apartment. We warmly welcome guests from all backgrounds, ensuring a comfortable and inclusive stay for everyone. Guests will have access to the entire apartment, which includes a full kitchen, dining area with a table and 4 chairs, living room with Roku smart TV, private entrance, washer & dryer, and full bathroom with a shower/tub combo. The apartment is conveniently located near Tri-Met bus lines: 35 and 44 and within walking distance of the University of Portland.  For your safety, we are committed to a high standard of cleaning and sanitizing our apartment after each guest(s).  Listing Access: With a keyless digital door lock, you can come and go as you please. Listing Neighborhood Overview: Our Airbnb is near the University of Portland and a 5-minute drive to the Adidas and Daimler headquarters. With close proximity to St. Johns and Kenton areas, they are known for great food, thriving communities, artistic revelations, natural spaces, and, more importantly, friendly and unique individuals. We are a 15-20 minute ride via bus or car to downtown Portland, Pearl District, Alberta Arts District, or Mississippi Avenue; you get a taste of Portland's small-town charm with access to its big-city fun. If you are a runner, skateboarder, or biker, step out the front door and head South to the bluff just off Willamette Boulevard. It overlooks the Willamette River and offers impressive views of the City. Finally, you can go to Forest Park, just over the St. Johns Bridge. At 5,200 acres, Forest Park provides a critical refuge for hundreds of native wildlife and plant species. It is the largest inner-city park in the United States, with more than 80 miles of trails. HOUSE RULES ** Please be advised guests may be required to sign a guest agreement and provide government-issued identification before check-in.** Please be respectful of your new home, neighbors, and community. We require our guests to abide by the following rules: • Check-in is at 4 PM or later. • Please no open flames; this includes but is not limited to candles, sparklers, incense, cigarettes, cigars • Please no illegal activity or substances: The use or involvement of illegal substances is highly prohibited and will result in eviction from the property and may also result in law enforcement participation. DAMAGE • We understand things happen and require all guests to report any damage during their stay. LONG-STAY CLEANING FEES • Corporate and Leisure reserves the right to charge an additional cleaning fee when a stay exceeds 15 days. For each 15-day increment, an extra cleaning fee will be added to the stay. ID & CREDIT CARD VERIFICATION • Guests are required to provide a valid government-issued ID before digital check-in. This specifically includes a photo of the government identification near the face of the guest to verify possession. Guest identification must match the name of the person making the reservation. There are no third-party bookings allowed. • Additional CREDIT CARD payment verification may be required. BACKGROUND CHECK • Please be advised that guests will be asked to provide a birth date and current address as the city of Portland requires proof of an essential public records search for the primary guest making the reservation. SMOKING • This building, per the onsite management and the individual lease agreements, is 100% smoke-free, including private and communal areas, the unit itself, and any other public areas within the building and the communal property, regardless of whether inside or out. You must be totally off the premises and on public property to smoke. If you're a regular smoker and feel you'll have a hard time following this rule, we kindly suggest you book another property. Evidence of smoking will result in a complete forfeit of your security deposit. NEIGHBORLY SUGGESTIONS Please be respectful of the neighbors. Street parking is ample; please park consciously to allow others room. SAFETY NOTES The front steps can get a little slick when wet. Please use the handrail as a precaution. EVENTS & GATHERINGS • We have a zero-tolerance policy regarding noise complaints, parties, or gatherings of any sort. Please respect our neighbors and keep noise to a minimum. QUIET HOURS are from 10 pm to 7 am on weekdays and 11 pm to 7 am on weekends. VISITORS • We ask that all guests let us know in advance if they plan on having any visitors during their stay. Please, no unregistered overnight guests. FILMING & PHOTO SHOOTS • If you or your company are interested in utilizing the space for film, television, music video, or photo/film shoots of any kind, don't hesitate to contact us via the message portion of the site to discuss details, approvals, pricing, etc. PLEASE NOTE • Guest agrees to hold the Host harmless against all loss, claims, causes of action, demands, and/or costs and expenses that may be incurred by the guests concerning the rental unit. We cannot be responsible for lost or stolen items. Subletting the property is strictly prohibited. TRAVEL INSURANCE • We highly recommend our guests purchase travel insurance to protect them against any issues that would cause a guest to have to cancel their trip.
