Maria the host is wonderful and really helpful with advice for sightseeing around Zadar old town. Clean, good WiFi, excellent bed and pillows, well equipped with tea and coffee selection and also the bathroom was stocked with additional toiletries. Location was right by the coast and sea organ attraction.
Not a dislike but was a bit tricky initially trying to find it upon arrival, but we contacted the host and she guided us straight away.

Entrance is in a small private parking area.
Parking takes a while to be found around sunset-time. But parking is cheap!

The location is great, it is just 2 min by foot from
the old town! The room was clean and it haw a nice balcony. mrs Maria, the owner was very friendly and helpful! Plus pet friendly!
The room is small and it needs to renovate a few things! The fan at the bathroom is way too loud and the sheets have to be changed immediately! The down sheet was too bad quality, and the up sheet was a duvet cover, and neither were white! The parking is on street free but you have to be lucky to find a place! They really need to send some information up ahead about how we find the place and how we take the keys, and more direct communication! To sum up, for 100€/night some things have to change, for less is just fine!

The location is very good . You are close to the dock and old centre.
If you want to explore and only have a short time the position is great. The ' Sea Organ ' is great and if you like a drink there is a reasonable outside bar in the park ...go in the afternoon and watch the sunset and listen to the Sea Organ. Food is reasonable prices in the old town. We have been to Dubrovnik and Hvar and both have higher prices.
We got a guided day trip to the National Park (full day) which was great for 70 euro each in the old town . Pickup just was 12 minutes walk from Lenny's Place.
If you arrive by bus 'DON'T 'get help from a guy with an official looking 'TAXI id ' sign around his neck....find the 'REAL' taxi stand. Ask how much. Our guy turned the meter on so I thought okay this will be fine. He was polite etc . We knew our place was about 7minutes away...anyway should be about 10 euro ..wanted 30 and he had cleared the meter. Bad start to Zadar.
The outside of the building is in poor condition. That is not the fault of where we stayed as the building is a block of units . Access is from the inside courtyard where cars are parked. Find the correct ground floor door ( the door is in the far right back corner as you walk into the courtyard ) push the security door that is not locked. Then go up two flights of stairs . Then knock on the Guest Lenny door until someone answers it.
'Mum' was looking for us as we were walking around the building trying to get in. She helped...thank you. This is like a residential block with rooms for rent in an apartment.

Clean room in a great location. Comfortable beds and easy access.
Finding the apartment wasn’t as straightforward as we would have liked. The shower stall is uneven and doesn’t drain well.

Location was perfect, fairly easy to get to, and very walkable location to tour the old town area.
Wifi was too weak in the room, it cut out frequently so I used more data than I would have liked to during my stay.

The location is perfect at the front of the pennisula and sea organ! And it is queit and peaceful at night.
Very hard to find it since it is in a residence building and without any signs. The key is very hard to open to door.

Lenny Rooms has a home from home feel. We stayed as guests of Maria, in her apartment which is split up giving privacy and security.
Maria did everything she could to help us enjoy our stay and was very helpful and caring when my husband needed hospital treatment.
Our room had a balcony, overlooking a small park and a side sea view.
Lenny Rooms is on the tip of the old town peninsula and very close to the sea organ. Access is via an internal courtyard with its entrance from the road that runs around the old town and a short walk from the airport bus stop. It's an easy and safe walk to find bars and restaurants.
Lenny Rooms is in Zadar's lovely old town, which is full of history, a nice mix of locals and visitors as well as a delicious range of places to eat and drink.
As non-smokers we noticed that smoking is allowed everywhere in Zadar, indoors and outdoors.

The room was very close to the organ and the city center. Great location and the host was very friendly.
The room was a bit difficult to find. But people on the street were happy to lead us to the room.

- The property is located very close to the sea front; less than a 5 minute walk to Sea Organ and similar walk to the Old Town.
- The hosts I met were Layna (sorry if spelt incorrectly!) and her mother in law were extremely hospitable, offering advice and generally being very welcoming. There was always somebody there if you needed to ask a question.
- This is a bedroom within the apartment with en-suite bathroom facilities, all of which where clean and modern. No cooking facilities although this was not needed.
- The balcony is large enough for two people to sit comfortably with sea views
- The property, I felt, is within a safe area of town, away from the hustle and bustle but close enough to bars and restaurants.
- As it is a room within a shared apartment, it can occasionally be loud depending on other guests activity, i.e. coming and going, doors banging, but this was not a major issue for me.
- The traffic outside can be heard quite clearly within the room, again this was not a major issue for myself but others may want to consider this.
- The aesthetic of the apartment from the outside when entering has been mentioned in other reviews and I agree it probably could look better, however, this is not dissimilar to many other apartment blocks/residential areas within the area. Once inside, the apartment is clean and modern.

the staff were super friendly and the location of the property could not have been anymore perfect for seeing zadar and the sunset.
not much the owner can do but the external paint job of the building lowers first impressions but after going inside it soon becomes wonderful

The optimum location, the very large bed size, the large flat screen TV, the private bahroom with a roomy shower, the owner's full briefing, the absence of street noise due to the excellent window frame , the mosquitoes window screen, the very quiet and efficient air conditioning, the nearby 1rs class restaurant recommended by the owner.
The limited view, the 3/5 firmness mattress.
