This superb new villa has been completed to a very high standard, and offers luxury accommodation together with large swimming pool, set in peaceful, private and picturesque surroundings. It is a big stylish 4 bedroom private villa of 350 square meters in a plot of land 4.000 square meters land, with traditional stone to its external walls, which blends in with its surroundings. The Stephanie villa is roomy, comfortable and welcoming. An ideal home for someone who loves the village life with a touch of sheer luxury. The position of the villa near the river makes it a welcome retreat in the hot summer months as the climate is much more comfortable than the coastal resorts and less humid. With breathtaking views that surround the resort with the mountain views this property is highly recommended for a truly unforgettable stay. Upon entering the villa you will find on the ground floor a modern furnished open plan kitchen with dining and living area, with patio doors leading out to the patio where you will find the villa’s private heated swimming pool (with an extra cost). The modern kitchen is equipped with fridge/freezer, electric oven and 4 ring hob, microwave, French coffee machine, Cyprus coffee machine and toasted. Is fully furnished from plates, classes, wine classes, pool classes, pots and all necessary things for cook and enjoy your holidays. The Kitchen living area has a blue color suite comprising one 3 seater settee and one 2 seater settee with coffee table, side tables with table lamps and working fireplace. For entertainment there is a TV with satellite (with more than 250 channels) and a DVD player. Also located on the ground floor is a separate WC. The main living area has an off-white color suite comprising with two 3 seater settee and one 2 seater settee with coffee table and side tables with table lamps. For entertainment there is a 36’ TV with satellite (with more than 250 channels) and a DVD player. The dining area is equipped with a large dining table and 8 chairs with view of the pool and the mountain from the big window. Also, in the ground floor there is one double bed bedroom with en-suite bathroom. On the first floor is located the villa’s further 3 bedrooms. There are 2 double bedrooms and one twin bedroom and all have its own luxury en suite bathroom. The main bedroom has a balcony, where you can enjoy the wonderful views over open countryside and the pool view. All 4 bedrooms in the villa are equipped with air conditioning units for both cooling and heating which are included in the price. A hairdryer is supplied and a baby cot or extra small bed and highchair can be provided on request. Also in the first floor there is a second kitchen equipped with 2 ring hob, microwave, cloth wash machine, dry machine and iron. In the front of the villa there is private road for entrance in the villa with parking space for 6 cars. The villa has a large covered terrace with access and view of the pool area. It has a large wood table with 8 chairs for enjoy your dinner under the stars with incredible view of the pool and the mountains. To the rear of the villa is the patio area, where you can enjoy the sun on one of the sun beds placed around the private swimming pool (8m x 5m). By the pool there is also a poolside shower. Near the swimming pool there is a kid playground with grass, fields with swings and other toys for spend your kids unforgettable times. the swimming pool can be heated (WITH EXTRA COST) when you need it. Surrounding the villa there are different kind of trees where you can taste the fresh fruits and various flowers and shrubs. We had a perfect stay at the Villa.
Katerina and her husband were very helpfull.
Really nice views from the veranda and we enjoyed the heated pool every day even at the end of october.
It`s around 20 min from Polis and 45 min from Paphos so car is recommended.

We have recently returned home after a week stay at Stephanie Villa. The villa was absolutely stunning and equipped with everything, and more, that we could ever have needed for our family. Which, included 4 adults and 3 children age 1,3 and 9. The villa is set in the most beautiful grounds , with the nearest amenities a short drive away. The pool, and garden were perfect for the children to enjoy safely. The Villa itself was very clean , with more enough towels and linen provided for the whole family.
The BBQ was great for enjoying a family lunch , whilst the villa provided many areas of shaded seating for the little ones to enjoy.
With Paphos only a 40 min car journey away , we enjoy trips out , taking in the breath taking scenery on the way.
Katerina was the perfect host with great communication. We arrived in the evening to a welcome hamper including everything we needed. This was a huge relief as it meant we didint have to rush to the shop to get essentials.
Thank you Katerina, we will definitely be returning next year!

We stayed for 2 weeks with 7 adults, and 1 child. The villa Itself was set in a beautiful location and had everything we needed and more, the pool
Was just amazing with a shallow end for the children and was where we probably spent the most of our time with the temperature being so high. The communication with Caterina was brilliant, her husband was just as good and came out when needed, he even brought us cake and prepared us some fruit of the trees surrounding the villa! Couldn’t have asked for more!
The villa was about 15-20 mins drive to the local shops, it took a few days to get used to driving through the mountains, but the views from the villa and the driving were amazing ! It’s a very peaceful location. Although the sat nav always seemed to take us down difficult roads to navigate! I would highly recommend this villa wether it be for a relaxing getaway or more of an adventurous holiday. We done a lot of Different activities whilst In Cyprus, everything was in maximum

The villa host could not have been more helpful and very easy to communicate with.
Very good set up and layout with lots of indoor and outdoor space to relax and for the children to play.
Its a little far out from anything you can pop to but if you dont mind a car ride out for dinners and day trips than it has everything else you need.

Exactly like the pictures! Absolutely stunning villa and views! Was a bit tricky finding it the first time, but hired a car and was so easy to drive about, everyone so friendly! Would definitely stay again!

Wow could not fault the villa, the pool or Katerina. Nothing was too much trouble for this host . The villa was equipped with everything you could want on holiday. The children had a fantastic time on all the play equipment in the garden .

We spent a wonderful week at Stephanie Villa. The house is lovely and very well equipped for self catering accommodation. Katerina is extremely responsive and helpful, nothing was too much trouble for her. The pool heating is expensive but we made the most of it and our kids absolutely loved it. The house is very well equipped for children (though a stair gate would have come in handy). Would highly recommend this villa to large groups, especially those with children. The only downside was not being walking distance to any amenities but this is obviously not the fault of the owner!

April stay in villa
We had such a lovely time in this villa. The views and local area are stunning. The pool is a great size, and the garden is so lovely with lots of fun things for kids to play on - slides and swing and trampoline and space to kick a football around. The house is spacious and clean. We had a wonderful week!

Villa Stephanie was glorious - the pictures don’t do it justice. Very peaceful, beautiful view, the pool and poolside area are lovely and the house is comfortable and well-equipped. Katerina’s communication was prompt and friendly - we would love to come back!

The property is large, well equipped and in a wonderful and private location with spectacular views over the hills.
We loved the large covered veranda that had more than enough space for all of us to eat and relax without constantly needing to shuffle furniture around. The pool level is flush with the edge so its filtering all the leaves and blossoms out without needing to be skimmed which is great.
We used the large and conveniently located BBQ a lot and there were plenty of griddles, cages and skewers.
The host was wonderfully responsive and helped us with several enquiries and requests both before and during our stay.
The only downside is that its near a busy access road for a quarry and the lorries start early in the morning. Easily solved with ear plugs though.
Car is a must have due to its secluded location.
We would stay here again without hesitation.

Lovely views and as great house
With lovely views you are more remote, so need a car. The house was great for the 7 of us, loads of space. We took our chances with the weather in Feb, so a big house to heat on the colder days, but don’t see this a problem most of the year. The owners were really helpful from welcome pack to the chats we had. The local village has a great restaurant, it was like being in someone’s front room, food was great and no one could do enough for us.

Peaceful Scenic Villa
Had a week stay here and it was wonderful. There was a family of 8 and the villa is plenty big enough for more. It is a lovely secluded spot for those looking to get away from it all, very peaceful and fantastic views. We stayed in late April and whilst the wind could be a little chilly, a small amount of pool heating meant this was no problem - so the pool heating was a big bonus. Kids loved the park area and picking fruits from the surrounding orange trees to make fresh juice. The Villa is surrounded by a perimeter fence and secure gates and so is perfect for wandering toddlers!

The villa was amazing right location, had everything we needed, right down to the wellcome package, the first time the grandchildren have been abroad, thay were over the moon with the pool and play area. We all had a great time thanks.

Unfortunately, we were caught by cold weather with tough rains and strong winds, so we had to heat water intensively and it was really a costly exercise due to LPG consumption.we had. All the rest was fine and I strongly recommend this place for a calm relax in Cyprus.

Beautiful Property in tranquil location.
We were a group of friends traveling to Cyprus together. 3 families with children aged 3 to 8. We were 6 adults and 5 children staying at Villa Stephanie for 1 week.
The villa is situated in a beautiful and picturesque quiet area. It was very easy to find with the simple directions provided by Katerina. Katerina and her husband were very accomodating making our stay even more pleasant, attending to all our needs immediately. The Villa is wonderful. It was spacious and catered for everything we needed. The children had a wonderful time playing in the pool and playground. They also had a large selection of toys to play with that were available in the house.
We enjoyed the villa so much that we ended up staying indoors for 2 days of our 7 day trip just to enjoy the property. We truly recommend Villa Stephanie and will surely be back soon.

Perfect Villa, stunning ,peaceful
We stayed in May 2018, 6 adults and 2 children and it was fantastic. Had everything you need even kids toys a plenty. Internet is great, it’s not far to drive anywhere you want to go. Kids loved picking the oranges out of tree. Everyone is happy to go stay there again on out next trip!! I recommended to a few friends already.

An Exceptional Villa in a fantastic location.
We have just returned from a fortnights stay at the Villa Stephanie which offers exceptional facilities and wonderful views in a more rural location. That being said we were only 15 minutes away from Polis and 25 from Pafos.
The village of Simou is only a couple of miles away as are number of local restaurants/tavernas offering a good variety of menus.
Speaking of the villa itself, what more could one ask for? Four double bedrooms, all ensuite, and a number of reception rooms where you could relax and spend some peaceful time on your own if you wanted to.
Outside the facilities were just as good, if not better...... A good sized pool, which George prides himself in maintaining to the highest possible standards, and which we couldn't fault. A shallow end for the younger guests and plenty of space around the pool for sun loungers ,etc.
The gardens were a delight and the veranda was a welcome shaded area during the hottest part of the day.
A large balacony on the first floor which gives breathtaking views of the area and the opportunity to view spectacular sunrises and sunsets.
The Villa was equipped to an exceptional standard and you really do have everything that you might need... a real home from home.
The photographs do not really do the Villa justice and I would suggest that George and Katerina update the photos to show your fantastic villa in its true glory.
We enjoyed our stay at Villa Stephanie and hopefully will return in the near future. Thank you George & Katerina.

Lovely villa in beautiful surroundings
We had a wonderful two week stay at Villa Stephanie, we were a party of four adults. The villa is huge and laid out well and has everything you need for a self catering holiday. We spent most of our time on the veranda or by the pool, soaking up the sun and the lovely scenery.
It is a bit off the beaten track but we loved the peace and quiet, and it is only a 20 minute drive into Polis where you can stock up on all the essentials you need. Simou is a lovely little village with a very nice village square and a couple of taverna's.
The booking process was very easy and Katrina was always on hand to answer any questions. She left a welcome pack of bread, milk, water, butter ham and cheese which was very helpful as we arrived late in the evening.
I would highly recommend Villa Stephanie to anyone looking for a peaceful holiday in lovely surroundings and all the facilities you need for a fantastic holiday.
We hope to go back again sometime in the future.

Very nice villa, well situated
We have a wonderful week, in aug2016, in that beautiful villa. We were 4 adults + 4 children.
Katerina & George are very welcoming, helpful and always ready to answer our questions & requests.
The villa has very good and complete furniture, including the external with many pool chairs and even inflatable toys that the children very very happy to play with.
The villa is perfectly located (for what we were looking for): isolated and very calm is a small village, with beatifull view. But only ~15min from big supermarket & all facilities in the small town of Polis.
There are also some nice & typical taverns in the villages all around (we particularly recommend Yanis's Tavern in Kathikas)
The beach in the area of Polis is very nice, clean and calm (even in aug, not many tourist).
We did some nice treck around: the Aphrodite Trail & the Avakas Gorges.
Paphos is ~40min aways and worth a day trip
Overall, we were very happy of our vacation and I'm happy to recommend the villa.
