Your heart will melt when you see this quintessential Cape Cod cottage in P'town's East End. Located close enough to downtown to partake in all the activity, but far enough away to enjoy the peace and tranquility of its wooded parcel. Loaded with charm, this free standing condominium was just expanded and completely renovated! The first floor features a newly renovated kitchen with stainless appliances from SubZero and Thermador, dining area, living room, full bathroom with tiled jetted shower, laundry, and guest bedroom which features a comfortable Crate & Barrel sleeper sofa. Upstairs features the primary suite with a king size bed, en-suite bath with tiled jetted shower, large sitting area with television, desk area, skylights, and a private deck overlooking the gardens. Outside, under the canopy of huge oak trees, the gorgeous patio area is private and beautifully landscaped, and features outdoor dining for four and a Weber grill. One assigned parking space in space marked A. This is the first season the property has been rented since the extensive renovation. Owner requires a lease. Massachusetts Rental License # BOH-24-247

Been coming here for years but never in the winter. We decided to spend our 40th anniversary here and loved every minute of it……including the wild weather we had! The cottage is a little piece of paradise and has everything you need. Loved the wild turkey pack that came around daily.

Worthy of a 5 star rating
A lovely cozy cottage with lots of attention to detail to ensure that the space is smartly utilized including a well equipped kitchen and brand new bathroom. I particularly enjoyed the upstairs loft office. Bill was very responsive and answered all questions we had quite quickly. Everything was set up perfectly for a 5 night cozy winter stay,. Provincetown is also delightful this time of year; some stores are open and people are very friendly. The local grocery store , a 5 minute walk from the cottage, is staffed with really nice folks and offers options for sandwiches, meals, baked goods, etc. The location is in the quiet East End close to art galleries and within easy distance of a hike through the amazing dunes along the Atlantic Coast.

Everything, simply everything, is top notch. Heaven in a small but perfect environment. Walk easily to town and within easy reach of all that is beautiful in P’Town… dunes, forests, beaches, restaurants and shops.

This was an adorable and well appointed property. The owner/manager was thoughtful and attentive. I didn’t want to leave, it was so cute and comfortable. I wish I could keep it as my secret so that it could be available for me to stay whenever I’d like; but instead I’ll spread the good news and recommend it highly.

Perfect place to unwind
My husband and I spent two weeks at this quiet little cottage. This was our second stay at this property and it was even better than the first. The place is on the east end of town, just two blocks off Commercial Street. It’s clean and cosy, with up to date amenities. The new range and Sonos sound system were a pleasant addition. The outdoor space is a great place to relax, read, grill or soak in the hot tub. East End Market is a block down the street. It’s a great place to pick up a sandwich or stock up on groceries and liquor. The beach is a brief five minute walk. The access, however, is no longer located where indicated in the property materials. The stair in the church parking lot that led to the beach has been removed. You can walk a half block further up Commercial Street to find a public pathway. It’s worth it. The beach is quiet and uncrowded. If you are looking for a peaceful, well-equipped place in Provincetown within walking distance to the beach, art galleries and restaurants, look no further. Bill is the perfect host. We definitely recommend this property.

Perfect little cottage
Great location in the East End of Provincetown, very comfortable with updated kitchen/bathroom. Easy walk to Commercial street and the bay to swim. Love the patio - private and great place to hangout, coffee in the morning or dinner at night. Loved this cottage, will be back :)

We spent a week in this perfect property at the end of July. It really has everything you need, and the outdoor spaces are outstanding and private. Hot tub, outdoor shower, comfy Adirondack chairs, what more could you ask for? Convenient to town, an easy bike ride up Commercial Street from the east side. Very close to the East End Marketplace right down the street, which has everything you need. What a gem.

The cottage is everything shown in the pictures and more. It’s amazing how quiet and peaceful it is while still being within walking distance to town. This is our second stay at the cottage and it couldn’t have been more perfect. My wife and I love the location and the cottage amenities (especially the hot tub!).

Another restful stay in this magical little cottage
Our second time in this magical, restful little cottage. Don't know what it's like in the high season (for us, it was January for the first stay, April for the second), it is absolutely quiet and peaceful in the off season. A good long soak in the hot tub, followed by a good long sleep in one of the very comfortable beds... heavenly rest! I slept like a log all three nights I was there!
As mentioned in my previous review, there is a place for everything and everything is in its place in this tiny, tidy, ultra-functional and deeply comfortable cottage. When we did run into a small issue (concerning the cable TV), Bill was lightning fast, exquisitely courteous, genuinely helpful and concerned in his communication with us about it. He really is the perfect host!
PS Per Bill's suggestion, we did our food shopping this time at the East End Market, less than a block away. All sort of goodies in there, high-end "treats" as well as staple items, and it couldn't be more convenient. Yet another thing to love about this property: it feels very private and secluded but is in fact a quick and easy walk to restaurants, shops, galleries and more on Commercial St. You just can't beat that combination.

The perfect spot for a quick mid-week getaway, my daughter and I thoroughly enjoyed our stay here. Though tiny, the cottage has been thoughtfully appointed with all the amenities you’d expect in much larger rentals: laundry, dishwasher, outdoor shower, full kitchen, etc. The space was bright, clean, and invitingly cozy. Though we stayed in the off-season, I can see how convenient this location is for those here in busier months. There’s even a gourmet market one block away that serves breakfast and lunches to go. My daughter and I hope to stay here again.
The only addendum I’d add to the listing is that the stairs to the loft are very narrow, more like a ladder. For older guests, or the very young, they would be difficult.

Charming and Functional P'town Cottage, Very Special
This cottage is two blocks from Commercial St., a quick walk to the center of town, as well as to the harbor beach. A great “gourmet” food market/bakery/wine store a half-block away. Yet it feels a bit off the beaten path. An ideal location.
The snug and tidy cottage is a functional marvel, remarkably well thought-out down to the last detail. If you’ve ever spent time in a small, urban apartment or on a boat, you know that forethought and precision are required in small quarters. This place does it right! If you need a shelf or table-top on which to place your drink, it’s right there; if you need a lamp by which to read, it’s right there; if you need a kitchen appliance, it’s right there. All of these conveniences are cleverly tucked away in just the right spot so as to be instantly accessible and yet out of the way. Every thing in its place and a place for every thing. Plus, the binder with the instructions for renters is a model of the genre, thorough but clear.
Good, firm mattresses and a comfortable L-shaped sofa. Attractive décor, simple and cheerful and color-coordinated. All the finishes, fixtures, and appliances chosen during the recent renovation are of very good quality and are pleasing to the eye as well as being in tip-top working order (the bathroom, with its beautiful tiled floor and spacious, glassed-in shower, is especially pretty). There are quite a few nautical/beach-themed items around the place, but nothing kitsch, just pleasant, appropriate reminders of the fact that you are on the Cape (a highlight is some beautiful sea glass on display in several spots). I also appreciated the attractive sisal rugs.
One of the great pleasures of our mid-winter, mid-week get-away was the hot tub. It’s a great tub, beautifully maintained, and kept at 102 degrees (so no turning it on and waiting for two hours until it is hot enough). The tub and the pretty patio on which it sits are cleverly sited; there are close neighbors but you really feel as if you have your own space.
A charming little dollhouse cottage at the start, renovated with excellent taste and remarkable ingenuity. The result is magical. What's more, Bill, the owner, is courteous, pleasant, efficient, and a prompt communicator. Working with him was a pleasure.
PS One small caveat: the loft bedroom, while very attractive, is accessible only by a steep ladder-like staircase. Probably not a good choice for young children, seniors, or sleepwalkers. Careful!

We had a wonderful stay at this cottage. The place was very charming, clean, cozy. We had everything we needed. The hot tub was peaceful and relaxing. The beds were super comfy. The Perfect Cottage
This cottage could not be more perfect. From the location, to the fully functional kitchen, to the gorgeous hot tub, this is the most amazing place to truly relax! My wife and I have been visiting Provincetown for over 35 years and this was our favorite place that we've ever stayed. It's just a short and pleasant walk into the center of Provincetown and nestled into the woods. We were visited by the neighborhood fox one morning while we soaked in the hot tub. The gourmet grocery store just steps away from the cottage is stocked with anything you need, and then some.

Hidden Gem
I’m absolutely in love with this property! My friends and I returned here for the 2nd year and it did NOT disappoint.
Upon first glance the pictures may make the cottage appear small but up to 4 people can be at home here QUITE comfortably.
Additionally the outdoor back area is as good as you possibly can get in ptown. Outdoor shower, hot tub, sitting space, dining space, and grill allow you to rest and relax outdoors in privacy in the beautiful weather of ptown.
This year, due to COVID, we ended up utilizing the kitchen and grill much more this year and had several fantastic dinners out back on the patio. The house is equipped well for any type of cooking if you don’t feel up to venturing out to the restaurants in town.
Finally, if you don’t particularly want to be in the center of town, the location of this property places it within comfortable walk/bike distance but is very quiet even during peak season.
I can’t speak more highly of this place. Book it and have fun! We did!

The Perfect Home Away from Home
My husband and I spent the first two weeks of August here and we absolutely loved it. The photos on this site are very accurate, but what they do not represent is the quiet calm of the environment. The outdoor spaces are so well utilized that we hardly wanted to be inside. We spent hours on the outdoor patio just listening to the wind rustling through the treetops as the wind chimes gently sounded. The neighborhood is quiet and we found the location to be very convenient. There is a market down the street just at the end of the block. The bayside beach is a 5 minute walk and chairs, an umbrella and towels are provided by the owners.
Inside, the rooms are very cozy and inviting. The kitchen area is clean and arranged in a way that makes preparing meals very easy. Many other places we have booked provide only the basic tools and culinary equipment, but this one had everything we could want - all the pots and pans we needed, good knives and a knife sharpener, a citrus press, a toaster, plates, bowls, barware, etc.
The living area is comfortable. There are books and games and puzzles. There is a Sonos system and AppleTV and blankets and pillows on the sectional sofa. The bathroom has been recently updated and the multi-function shower was awesome. The washer and dryer are a definite plus.
It is clear that the owners have put a lot of thought into providing everything one could want for a comfortable and easy stay.
We really felt like this was our home for two weeks. And we have already booked again for next summer. I highly recommend this rental to anyone looking for a relaxing and comfortable stay in Provincetown.

this cottage seems off the beaten path yet within walking distance to the beach, downtown and all activities. Beautifully furnished, comfortable and a gorgeous outside patio with plenty of privacy for relaxing, with plenty of shade.

Relax and decompress but never miss the action.
The cottage is abundantly equiped for the home body type that wants to sit back and relax on the patio but close enough to downtown to participate in all the activities it has to offer. You can kick back in the hot tub and/or enjoy the private patio in the woodland setting free from the noises of the downtown. There is a convenience store a stones throw away equiped with healthy food choices, coffee, beer, wine and pastries. The road has little to no traffic but a few minutes walk or bike ride brings you to the downtown shops and restaurants. The national shore beaches are a 5 minute drive away. A perfect location for a perfect vacation!

Oustanding home in an outstanding location, with all the fixins
This house is in the quiet East End of Provincetown, with great art galleries a very short walk away, and the boisterous center of time still a short way away. I stayed for five nights myself, and absolutely loved it. I used the Wifi, TVs, Weber grill, outdoor shower, kitchen, washing machine, and the great desk upstairs! It's a great space, all the stuff is top-rate, and the owner was easy to communicate with by text. To be clear, it's small, but it's highly functional, and I'd gladly stay there again.

Amazing Cottage - Highly Recommend
This was the perfect cottage for our weeklong vacation. The amenities are fantastic - and the kitchen is stocked with every imaginable gadget. Having the East Side Market just a few steps away is a huge plus. You can bike just about anywhere (gym, Mac's fish market, large grocery store, either beach) in 10-25 minutes and walk to the heart of Commercial Street in 10 minutes. We can't wait to come back!

Quiet Paradise
Love it, loved it, loved it..... The cottage is setup so you never have to leave. You can cook indoors or outdoors, there is eating area inside or out, a laundry setup, an outdoor shower, hot tub and the 2nd floor bedroom is spacious and has a desk for working. It is in a quiet area with no foot traffic and very little vehicle traffic but just a few minutes walk or bike to downtown or the beaches. Am booking now for next year!
