Unique,charming and private 2/1 New kitchen leading to a sunny large terrace to enjoy just about any activity,coffee,drinks in late evening. Overlooking part of the city below. Or resting after a day at the beach or shopping spree in the old city. IMPORTANT Check in hours are from 4 to7PM No early check in before 3:30PM Late check in may or may not require a late check in fee. However changes should be discussed as many flights are not controlled by guest. We assign a check in hostess or host and must update their agenda accordingly. Walking distance from a World Class Casino at the El Convento Hotel. In front of the San Juan Cathedral. Many very good restaurants to choose from.Minimum Stay 4 Nights. Please note that There are significant rate changes in January for a period of four to 14 days. Please inquire as specific days change every year. A complete guide book and magazine provided in the apartment. Please do read it because additions continue to improve your enjoyment while in Puerto Rico, Fiber-Optics WiFi and Internet . Equipped with Satellite TV and Wireless Internet.A/C Naturally well ventilated with cross ventilation ,but if you prefer you can turn on the A/C.But you would have to close all doors and windows or the conditioned air would escape causing unneeded power loss. This whole complex was built by the Spanish Army for a High echelon Army officer. (1804) During the Spanish conquest. This apartment is located on a second floor but only a few easy steps due to wider than usual staircase.Perhaps not suitable for the physically challenged. The largest shopping center in the Caribbean is just a 15 minute ride by Taxi or Public Transportation .Also the beach and one of the best passive parks in the area.And plenty of museums. Steps from a very active entertainment area. Beaches are walking distance from the property 15/ 20 minutes. Northeast. Close by is a supermarket,drugstores and laundromat. Many and varied local and US restaurants to enjoy. Optional local delivery at no extra cost,just the tip to the delivery person You really have plenty of choices and if the beach is your preference ,we can arrange a days beach tour to whatever beaches you may wish to visit. These are independent contractors with different rates. A good exercise is walking to El Morro Castle (About 3 blocks away),then walking right behind the governor`s mansion and on to souvenir shops and the restaurants in the area. Walk back to your apartment and you will not have to visit a gym for awhile. No ,really ,it is a very exhilarating experience. Our area is one of the best in the city.plenty of transportation Bus,train etc. January, rates will vary depending on the dates desired. Rate changes, you must ask for exact dates as the January rates vary depending on demand. Please note that these dates are usually the third week in January. We were happy to return to this property for another week. Check in was a breeze. We were surrounded with the best of Viejo San Juan. We found new restaurants and visited old favorites. (We’re talking to you Birras y Empanadas!) Even when the water went out (no fault of theirs) Ralph kept us well informed and equipped. We also appreciated being able to have a late check-out.

Our 2nd Stay Here
We were happy to return to this property for another week. Check in was a breeze. We were surrounded with the best of Viejo San Juan. We found new restaurants and visited old favorites. (We’re talking to you Birras y Empanadas!) Even when the water went out (no fault of theirs) Ralph kept us well informed and equipped. We also appreciated being able to have a late check-out.

This was a lovely second floor apartment in Old San Juan, easy walking distance to a grocery store, many restaurants, and many of the historic sites in the city. We had a patio off the kitchen, which made a great place to sit and enjoy our morning coffee. There were a few glitches during our stay but our hosts were very good about responding and did their best to resolve the issues.

Perfect Location in Old San Juan
Location is ideal for everyone. It is in a residential street and has a couple of amazing restaurants, bars, and laundry around the corner. The grocery store is about 2 blocks away. The private terrace came in super handy. The apartment has the charming wood beams on the ceiling and is well stocked, and it is pretty basic (nothing fancy here). I would stay there again.

The apartment is just as described. It was clean and during the night time it provided a quiet oasis after a long day. I stayed with my daughter and I, the space was very spacious. Staying here allowed us to get to our daily tours quickly and on time. The restaurant on the corner serves amazing food! Also the laundromat on the corner was convenient.

Ralph and Raquel were great hosts! Their apartment is situated in Old San Juan and made it very easy to explore. However, if you want to get out of the city, plan ahead unless you have a car. We did not have a car and were glad because it can be difficult to drive in Old San Juan, but after a few days, we were ready to explore the rest of PR. Either way, great spot, AC was a blessing as well. We had an issue with no running water a few times, but Ralph kept me up to date with the status of when it would be back running. They also had an emergency supply so we were able to make it work. Only a minor inconvenience. Overall, would recommend!

Ralph and his wife Raquel were always available to answer any question. The apartment is a jewel in a historic building from 1804, it’s super comfortable, it does have a terrace with cross ventilation which makes it super fresh. Old San Juan is my happy place and this apartment made our stay memorable and unique. Definitely will come back!!!

Our flight arrived late at night but we still had a helpfulness friendly woman named Irma waiting there to let us in and give us advice about where to eat and what to do. Between Ralph and Irma we had responses to all of our questions relatively quickly. Ralph was a very gracious host. If we ever come back, this is where we will stay.

Incredible Apartment, Location & Hosts!
Ralph and Raquel are incredible, as is their property! We had some unexpected circumstances upon arriving in San Juan and needed to find a place to stay on very short notice. These hosts came to our rescue and were so understanding and patient with our last minute needs. They even allowed us to rest in one of their other units while they prepared our apartment for check-in, which we were so grateful for after such a long day of traveling. As for the apartment, it was just perfect for our family of three (and could easily accomodate a larger group). It was clean, quiet, charming and the location cannot be beat - what more could you want? It was especially peaceful in the courtyard, and it was hard to believe we were in the heart of busy Old San Juan in that little sanctuary! We would not hesitate to stay with Ralph and Raquel again and hope to return soon to our favorite city.

Great Location and great outdoor space
Really great outdoor space and great location. Despite the location next to a very happening scene, inside the apartment was fairly quiet. The patios were beautiful and the ability to open up the apartment to natural light and tropical breezes was super nice.

Lovely penthouse apartment
Mr Escribano was attentive at our arrival. The apartment was very comfortable with all the amenities one could want. We enjoyed our time there and would certainly return if and when we return to Puerto Rico.

Unbeatable location with a really nice deck and the adequately stocked apartment
Here are the main thoughts about our stay:
1) The location of this apartment is absolutely unbeatable. It's right in the middle of everything, yet away from the partying and the crowds. Don't bring a car - it's really tough to find parking around there.
2) We found the apartment adequately stocked with everything that we needed. We really didn't come there to cook and there was enough for making simple things for breakfast or dinner and snacks in the kitchen. There was even ice in the freezer You could do more elaborate things as well, but we chose not to do it. They had plenty of towels and we chose not to use all of them. The bathroom had soap and toilet paper and we brought everything else that we needed.
3) The Internet worked great.
4) Air-conditioning worked well and was enough for us in the bedrooms. The main area gets a little hot during the day, even with the trade winds, but we did not mind that and were gone during the day anyway.
5) The deck was great and very cool in the mornings and at night when the winds really cooled everything down.
6) The owners were very nice and responsive on several occasions that we contacted them during the stay (about minor things). They let us check in earlier because our plane arrived at 11.
7) It's listed as sleeping 5/6, but I can't imagine 5 or 6 people staying here comfortably, even though there are a couple of couches in the main area. It will be cramped if 5 or 6 people use it and the main area is hotter than the rest of the house. We were a family of 3 and really comfortable here, and it would have been comfortable for 4 people as well.
8) The walls between the rooms do not go all the way up to the ceiling - there was a small gap at the top - so you could hear pretty well everything that went in the other rooms. It didn't bother us at all, but should be kept in mind.
9) The stairs were fine and not very steep, except when we had to bring the luggage up and down.
10) We felt that the beds were a little hard and the 2 beds in the smaller bedroom were a little narrow.
11) There were no glass window panes in the windows, but it was fine with us and there were no mosquitoes. The shutters worked well and didn't interfere with air conditioning.
Overall, it was an excellent stay and we would come here again.

The heart of it all
If you want the frills and unreality of ultra-luxury, there are other options. This apartment provides a location in the heart of the old city for 1-3 people comfortably. Reliable wi-fi, great air conditioning and cross-ventilation, an adequate kitchen for breakfast and coffee. High ceilings and a genuine sense of history come with this 1903 property. Do not miss Birras y Empanadas down the street on Calle de la Cruz. Also a nice terrace to enjoy breakfast, watch the stars with an evening drink or to sit and watch the cats and listen to the sounds of the city. Pack a good attitude and enjoy being the guests of Ralph & Raquel.

Lovely apt, perfect location
We thoroughly enjoyed our stay here. The apt. was clean, spacious and comfortable. It was also in a perfect location -- in city center but far enough away from the plaza and noisy restaurants that we had complete quiet. And the owners, Ralph and Raquel, were lovely -- very helpful in providing information, and they obviously cared a great deal about the building as they were often there. I would highly recommend this place.

Nice property in a great location.
The owners, Ralph and his wife, Raquel were wonderful hosts and made sure we had everything we needed at the check-in. Everything worked properly and the beds were comfortable. I would definitely stay there again.

We had a wonderful vacation in this apartment.
My son and I had a wonderful vacation here. Everything in Old San Juan is within walking distance of the apartment (small beach just 15 minutes away). We rented a bicycle for my son for further exploration and were able to park it in the apartment court yard. Enjoyed evening breezes on the large, private terrace.

Wonderful place!
I enjoyed the old world atmosphere of this beautifully redone Spanish officer's quarters. The location allows walking access to all points in Old San Juan with many wonderful restaurants just a few steps away. Grocery store is close as well. The A/C and wifi worked flawlessly. We look forward to a return trip to this comfortable PR home away from home!

Great stay here- even better than the pics...
Just returned from a very pleasant stay in Old San Juan. This apartment was even better than described here; has great colonial historic feel, is very quiet, and was very clean. The location is very convenient to everything in OSJ- it's a very short walk to El Morro, great restaurants and bars, and everything the old city has to offer. Ralph and Raquel met us and were very gracious- we didn't need their help with anything, but they were accessible if needed. Staying in OSJ is so much better than the resorts- we had great days at the beach in Luquillo, drove to El Junque, and went snorkeling off Fajardo, and spent hours exploring the streets of Old San Juan. We hope to return.
