NO PROM GROUP RENTALS Located in the northern Catskill Mountains, 20 minutes West of Hunter Mountain and 15 minutes to Ski Windham is Streamside, a unique, one of a kind luxury home. Streamside is aptly named as it is built on and over a secluded mountain stream that cuts right through the property, creating a dramatic natural setting. Over the centuries the flowing water has eroded the mountainside, exposing a natural sandstone ledge over which the stream currently flows. Extensive decking and foot bridges connect each side of the property, allowing the site to highlight the natural beauty of the stream and its surroundings. Each season at Streamside is unique unto itself and walls of glass bring nature into all entertaining areas. Fall Foliage at Streamside is Spectacular and can be enjoyed from the heated pool. The Pool is typically open and heated From Mothers Day weekend in May, thru late October. Streamside is ideal for a large group or family reunion. The property is more like a private resort than a private home with 5,000 sq. ft. of living space, allowing plenty of room to spread out. The house has 7 bedrooms with 6 bathrooms. All bedrooms have queen size Sealy Posturpedic beds. Some bedrooms have additional single beds. 3 bedrooms have private baths. The bedroom configurations are as follows: Main level Bedroom # 1: (Master) Two (2) Queen beds This bedroom has a private bath with a double seat steam & shower enclosure (no tub) and his/her sinks. Bedroom # 2: Two (2) Queen Beds. This bedroom has a private bath with standard tub/shower combination Bedroom # 3: One (1) Queen bed. This bedroom has a private bath with a corner stall shower Bedroom # 4: One (1) Queen bed, no private bath Additionally, there are two hall bathrooms on the main level. One has a stall shower, the other a standard tub/shower combination. Lower level. These 3 bedrooms share a hall bathroom Bedroom # 5: One (1) Queen bed & Two (2) Single beds Bedroom # 6 One (1) Queen bed & Two (2) Single beds Bedroom # 7 (1) Queen bed The Pool House can be rented for use as 8th bedroom (Available May thru October) to larger groups that need extra private sleeping area and sleeps 4 There is a Queen bed in the loft. Great time for a long weekend. The house is very spacious and has good gathering areas, while everyone had their own space. House is well equipped and there’s not much you need to bring. Really beautiful setting with the stream running through the property. Made for some great group pictures.

Let me start by saying the pictures don’t do this house justice. This house is spectacular! A true oasis, from the amenities in the house to the stream running right through the property. Stayed with 17 friends for a long weekend and felt like we could have for so many more people. The kitchen was a dream, so easy to cook for a ton of people. The instructions from Ed with how-to’s on everything in the house made the stay even easier. We didn’t have to ask one question. HIGHLY recommend staying here with a big group. Bring enough food and take in all the house has to offer, you truly won’t want to leave.

This space was perfect for accommodating a large group of 20 friends and family for a weekend. There is so much space that it never felt crowded or congested, everybody slept comfortably, and the outdoor area is serene and gorgeous. The kitchen was stocked with everything you could need to cook large meals, the living areas were clean and comfortable, and the entire grounds felt very private. The host was incredibly accommodating and communicative, and I would recommend to anyone looking for a mountain getaway!

Really nice spot, gorgeous views and close to pretty hiking and the cute little Windham town. The house itself was huge and filled with fun amenities. We especially enjoyed the hot tub and heated pool :) thanks Ed!

My husband and I wanted to throw a very low-key wedding (under 50 people) and stumbled upon this listing on VRBO. It completely exceeded our expectations. Ed was such a pleasure to work with and the property was absolutely stunning and had everything we needed. Our guests were totally in awe by how unique and gorgeous the property was. There is nothing else like it. Highly highly recommend this home to anyone looking to spend some time with loved ones or looking to throw a special event like us.

Prior to arriving we were given all the instruction we would need. Ed went above and beyond and communicated everything clearly and promptly. The house it self was amazing. It housed all of us and the amenities were amazing! The stream was very serene and the relaxing. I would visit and stay this place every year if I could!

We had such an amazing stay here! We were a group of thirteen and had tons of space to eat, sleep and hang out. The area is gorgeous and Ed provided so much information about the property and our stay. We couldn’t be happier with Streamside.

You will probably read this over and over again across reviews but the pictures just can't capture how phenomenal this place is! The place is massive, the stream is gorgeous, the pool is huge and has a range of depths for kids of all ages, the upstairs rooms are super spread out and while the downstairs rooms are closer in proximity people still felt like they had their privacy. Ed was amazing to work with, super responsive and accomodating! I understand why reservations fill in so quickly!

Tranquil setting, the stream is fabulous and relaxing. The pool is great. There’s enough space for people of all ages to do what they want to do. Indoor griddle is a game changer when cooking for 9 people!! House was spotless, beds were very comfortable. Large indoor hot tub with its own room was definitely a plus.
Ed, the owner was very detailed and incredibly responsive. This is the first house that we’ve rented that the entire family loved. We will be back next year. Thanks Ed, we loved it.

We had a group of 20 including 2 infants and kids 2-10 staying at the property. Heated pool was amazing, kitchen is incredible. The narrow spiral staircases down to the three basement bedrooms and up to the loft in the pool house were a challenge. We had to rearrange our sleeping arrangement for folks who couldn't do the stairs. Otherwise, it was great! Perfect place for everyone to have their own space and also be together.
My cousin forgot her Nook reader and reached out, and the owner mailed it back no problem! Very kind!

Me and a group of about 15 guys stayed at Streamside for a quick weekend trip. Getting up there was a breeze and the host Ed was helpful and available throughout the whole process. The property was beautiful and so spacious. With all the amenities the property has there was no need to leave. Between the pool, jacuzzi and sauna it felt like a spa. The kitchen was awesome and even had a rotisserie. I really can’t say enough good things about the property and the host. I will definitely be booking this place in the future!

We had a very nice stay at this house!!! There was so much room to spread out. I especially loved the kitchen, I so enjoyed to flat top grill, I felt like a short order cook :) It made preparing meals for all of us so easy. The kitchen and attached rooms (dining room, sitting area) had a beautiful view of the stream. The hot tub was an added bonus after a day of skiing. The sauna was great, we never got to use the steam room. There were lots of bedrooms so there was plenty of room for everyone. Ed was a great host, he was available by text and answered quickly if we had any questions. We had a great time. Hopefully we can visit again!

Enjoyed our stay at Ed's property. It was -20 wind chills outside so we avoided skiing but still had plenty to do at the house with our group of friends. The massive hot tub, sauna and steam room were huge hits for us. The commercial sized kitchen griddle was fun to cook on. I've never used one before and made cooking larger quantities of food easy. Great space for hosting and can definitely see the charm and appeal of renting this place in the summer. The outside is super cute with the bridges over the stream and the upper pool house. We obviously didn't use these but I imagine it would be great for a summer rental! The owner Ed was great. We texted several times prior to our trip, and he quickly answered a couple of our questions during our stay. Good dude. I would definitely rent from him again.

I am SO happy to have booked this amazing and HUGE house. The pictures don't capture how big the house really is. Ed was very easy to work with and just a text away. All my friends and family enjoyed our weekend stay. Especially loved the hot tub and open kitchen/living room layout so we could all be together. Will definitely stay here again!

Absolutely fantastic for a large group. So many rooms for us to all feel like we could take break from each other to read quietly if we liked. My family loved the great room with the pool table, places to eat together, and such an amazing kitchen!!! So great to be able to cook a grand meal for all of us and have several cooks in the kitchen at once. Everyone enjoyed the brand new spa which fit 7 of us at a time. The little ones slept downstairs with their parents in their own “wing”. The grandparents slept upstairs and loved not having to go down the spiral staircase! The area around the house is just lovely with the stream bubbling along side the deck. We took walks nearby and the mountains and stream are really special. The huge fireplace in the second living room area was spectacular. We never turned on a television since we were delighted to watch the fire and put together the puzzles in the house and play board games at the huge dining room table.

This property is simply breath taking. If you are looking for tranquility and peacefulness, this is the place. The sound of the running creek in the back is so beautiful. The property is tucked away in the back roads too so you don't have to worry too much about neighbors. One thing to keep in mind is the internet is not what someone from the metro area is used to so be prepared to use data off your phone. That is the only way I was able to get my kids Ipads working. The property was so fun for kids though that they didn't really look to go on their devices too often which was nice. The cell service was fine at the property though. While there are a few things that could use some updating or restoration, the property overall was an A++++. Book it, you won't regret it.

Rented the house for a bachelorette party. The house and property is even more amazing than the pictures. Ed was easy so deal with and quick to respond to questions. Highly recommend this house, we will definitely be coming back!

I came here with my family and friends for a short weekend and we had a BLAST! Even though we were a big group(party of 22), there was absolutely no concern of there not being enough room for everyone. The house was very spacious.
We spent the majority of the time in the higlight of the house, the amazing pool. The very fact that it's heated was a plus. We were able to get in at any time of the day without worrying if the water was going to be too cold. The kids also enjoyed the big box full of pool toys provided by the house. And of course, while the kids played in the pool, the adults chilled in the hot tub.
When we weren't in the pool/hot tub or the gaming room, we spent quality time with our guests in the joint kitchen and living room. The kitchen is to die for; my favorite part being the flattop bodega grill that made me feel like a hibachi chef. The kitchen was so big that up to 10 of us could be doing different things there at the same time. And thanks to the open space, we could still spend time and interact with everyone else whether it be because they were sitting on the island, nearby on the couch, sitting at the dining table, or playing at the pool table. It was the perfect balance of not being cramped up and not being too far apart from each other. We definetely created many good memories together in that space. It was, by far, our favorite room in the house.
From the easy access to the small town nearby to the beautiful creek that runs between the house that adds to the amazing scenery, there is NOTHING I can find to complain about. I would go back in a heartbeat. You will not regret booking this house. But, don't take my word for it. Go check it out yourself! :)
P.S. - The owner of this house, Ed, was amazing. He was very attentive and always available. He made sure we felt at home and added to our wonderful experience!!!

We held our annual family reunion at “Streamside” this year. All in all - we just loved the house! It was the perfect size for our group, comfortable seating, lots of room, beds were all very comfortable, loved the pool, loved having the fire pit out on the deck, the kitchen was amazing, having the extra fridge was great! (We were there such a short time we didn't actually try out the hot tub...) I can't say enough about how great it was!! Communication with the owner was really great, he answered every text message promptly. Check in was a breeze! We will definitely be back again!

We stayed here with ~20 of our friends and had an amazing time. The property was gorgeous and I feel like the house went on for days it was so big. Everything was so spacious.
The pool was heated (which we didn't realize before coming!) and that was an amazing and pleasant surprise as it was a bit cool for august (only ~75). The hot tub was great as well. We all had a blast cooking in the kitchen and having a bonfire on the deck area. Ed was super responsive and sweet as well.
We would absolutely love to return here again. With the amount of space, the pool, the hot tub, and the overall vibe of the property, you really can't beat it.

Our group of 4 family’s 18 people in total had a great week Steamside. The house was perfect for our group as we travel to a different part of the north east every year for vacation. We enjoyed the large kitchen with commercial grade appliances, spacious living area, pool side every day, large deck for family games and a nightly fire. Ed and his team were great to work with and always ready to react to any questions or concerns. Kids ran to the local store daily and it had everything we needed wile only being 5 min from the house. We had no concerns as stated in the previous renters review and would recommend this house to any and all large groups looking for a vacation home in the Catskills.

Good, large house, and nice pool.
Issues-pool may be leaking , hot tub may be leaking, deck is rotting and dangerous in spots, pool furniture in bad shape, wifi only works in few rooms, lights flickering, land scaping not kept up, appears to have water damage and maybe mold

We had a great stay. The pool was fantastic, we spent many hours looking at frogs in the stream, pushed the furniture aside one night to dance inside when it rained, and cooked for the crew in well stocked kitchen. Still had plenty of space to spread out.
