Such a beautiful property. We enjoyed hanging out at the lake. The hosts were very accommodating and communicative with us before and during the visit. Highly recommended.

We have only wonderful things to share about our trip to Wolfeboro and staying on Karen & Richard's lakeside oasis. As others have reviewed, our hosts were gracious and helpful in orienting us to the area, and the use of their property. The studio was perfect for us, with plenty of space, and a workable kitchen for a quick breakfast and packing snacks for the beach. The view alone is worth every penny spent, although it's quite a deal anyway. I slept so well, it's the lake air, the pin-drop silence, or the super comfortable bed. Plenty to do in town which is only a 5-minute drive away, and other area attractions about 30 minutes away. Thank you, Karen & Richard!

Karen and Rich are wonderful hosts that made our stay extremely comfortable. They went above and beyond in not only making us feel welcome but also contributing to our wonderful time on an off the property.
The property is a cozy space at a great location. We were able to go for long walks through the woods in the morning, take a dip in the lake in the afternoon, and get to the restaurants in downtown Wolfeboro in 5 minutes in the evenings. We really enjoyed our stay and can't wait to come back!

This was a perfect apartment to explore NH. Quiet, lake front property on Rust Pond yet a short drive to Wolfeboro, we felt like we had a great balance of getting away to nature without being too remote. Karen and Rich are lovely hosts and they made us feel very welcomed to their property.
The apartment is well appointed and we cooked many meals there. There is also a grill available. Morning coffee on the beach and dock, watching the loons swim by and hearing their calls was so relaxing and a serene way to start the day. We also had a special visit by an otter that lives in the area.
There is a canoe, row boat, kayak and paddle board for guest use so you can spend a lot of time on the pond if inclined. After reading other guest reviews we made a point to not over schedule and had a day to enjoy the pond and nearby Wolfeboro which is a lovely town on Lake Winnipesaukee. We were very fortunate that the weather cooperated and our timing aligned, and Karen and Rich took us out for a boat tour of Rust Pond. Really above and beyond hospitality by these gracious hosts - thank you both!
Highly recommend driving north to see the White Mountains and drive the Kancamagus Highway. Pack a picnic and eat along one of the many river spots accessible from the road. We did and it was awesome. This was our first visit to New Hampshire and we are in love with this state! Can’t wait to go back.

We didn't have a chance to enjoy any of the outdoor amenities due to endless rain. However the loft studio space easily fit our dinner group of 5 more adults and Karen provided extra chairs as well as salt and sugar. Kitchen supplies are basic for cooking. Remember to bring sheets and towels with you. Bed was very comfy and the A/C was a blessing one night.

We thoroughly enjoyed sitting outside in the evenings near the dock and in the gazebo. We even saw the beaver in his pond! Perfectly located for our day trips around NH, VT, and ME. Karen & Rich we’re lovely and so accommodating!

This was our first time on Rust Pond and it won't be our last! Karen and Rich's property is amazing and exactly how it was portrayed online. Karen and Rich were very friendly but also gave us privacy. They even took us for a boat ride around the pond. My husband and I used their kayaks, had drinks in the gazebo and had a campfire each night. It was a wonderful weekend that was way too short. We are hoping to go back to this property in the summer. I would highly recommend this property to anyone who is visiting the area.

I had a wonderful stay here. The property and guest space are gorgeous and just what I needed. Soaked up as much as I could of their private beach, kayaking, and swimming (complementary). Just a 5-minute drive to explore Wolfeboro and Lake Winnipesaukee. Will definitely come stay again!

Such a peaceful and quiet little place right on the lake. Hosts were so friendly and welcoming and do anything to make your stay more enjoyable. The rental is a studio above the garage which was smaller than I imagined, however the location, hospitality and tranquility more than made up for that.

Very clean, comfortable, well-maintained apartment. Friendly hosts. Sitting on little private beach was delightful—peaceful and a lovely view. Pond bottom was mucky, so we wished we'd brought water shoes to enjoy our swim more. Fun to see and hear 3 loons. Convenient to Wolfeboro for dinner and nearby walks and beaches.

The loft above the garage was very nice and worked well for our purposes. Owner does mention to bring your own sheets but be sure to bring your own towels as well as there are none. Very friendly owners and very accommodating 👍🏻Thank you, we truly enjoyed our stay.

Beautiful location
This was my first time to the lake region of NH & I loved it! Karen and her family were very hospitable. The property is very scenic and relaxing. There are boats/kayaks to use. Next time I will bring floating devices, just to float and take in the sun. In addition the downtown area is 2 miles away. Check out the tours on Lake Winnepesaukee

Amazing location on gorgeous lake
My mom and I had a wonderful stay at Karen and Rich’s property. We stayed in the guest suite above the garage. The suite was well-equipped and had what we needed for our stay. Nothing fancy, but perfectly adequate. The real selling point of this property is the gorgeous location (and the very friendly and accommodating hosts). It’s right on Rust Pond, which is really a lake. They have multiple different boats you can take out on the lake, and their lakefront backyard is just beautiful. We are most of our meals in the gazebo overlooking the lake.
We had a great stay, and are definitely planning on coming back in the future!

Out of the way but not hard to find. Host very pleasant. Beautiful location.
I hope to return.

Karen and Richard are wonderful hosts! They were genuinely concerned with our well-being and to help us in anyway they could.
We were greeted upon arrival and given a tour of the property, which is beautiful, and shown the multiple things we could do there (boating, grilling, sitting lakeside, etc). Unfortunately, we made the rookie mistake of planning too many side trips and not enjoying all that the cottage had to offer! If you are planning to be in the area, THIS LISTING IS HIGHLY RECOMMNEDED! Karen was also great with advising dinners, activities, and whatever else we needed.

just this side of Heaven
When we spotted #3 Camp School Road and entered the drive, it took my breath away, and it was hard to catch a breath the entire week. Every nook and cranny, a feature of art and beauty. I took pictures the entire time. From the chipmunks on the stone wall to couple crown mountain right there to the east at the end of the lake, beauty all around. We walked around the lake, read our books right by the lake, and enjoyed our wine by the fire as the sun set behind us.
And the fishing was fantastic. We both caught huge large mouth bass, with pictures as proof.
The owners treated us like family, and we know will be returning next year.

My new husband and I were looking for a quiet lake spot for our honeymoon, and this was perfect. Beautiful, quiet waterfront property. The Coans are very nice and excellent hosts. We brought bicycles and were easily able to ride into downtown Wolfboro. We had use of the Coans' canoe, and we also rented paddle boards from Full Moon Paddle who delivered and picked up the boards. We had a great time!

Just back from a great week at this beautiful property. We stayed in the Loft and it was immaculate, well stocked and very comfy for 2 senior adults, 9 year old grandaughter and energetic 2 year old rescue dog. We all enjoyed the beach and Duke enjoyed walking in the wooded areas. Just minutes to shopping and restaurants but quiet and secluded. Karen and her husband are well suited to the role of hosts and were friendly and accomodating . There are stairs going up to this loft unit but they are fairly wide and not too steep with a secure handrail. I would recommend this property and this unit to anyone looking for a relaxing vacation experience.

Karen and Rich were wonderful hosts! We absolutely loved our week at Rust Pond Lake! We went boating, fishing, and swimming in the lake. We saw beautiful sunrise and sunsets! We even had a campfire and made s’mores with a beautiful lake view! Karen was readily available whenever we had a question or needed a recommendation! The pictures do not show the absolute beauty of the lake! The upstairs cottage was very cozy! We will definitely be back❤️

Karen’s property was lovely, as was she and her family. We ended up having a shorter stay than expected but that was due to our circumstances ☺️ The property was beautiful and the loft was very cozy.

Weekend Getaway
My husband and I rented this property for a weekend. We absolutely loved it and Karen was so gracious and helpful! She gave us a tour of the property as soon as we arrived and made sure we had everything we needed. The first morning of our stay, we took the rowboat out on the pond and did some fishing at sunrise. The location is gorgeous! We were able to relax on the pond, but also loved how close we were to downtown Wolfeboro. We explored a few little shops and even drove through the white mountains to see the foliage. We would definitely recommend this property to anyone looking for a waterfront retreat that offers a quiet getaway while still being close to restaurants and shops.

My wife and I stayed here for a honeymoon. It was lovely! Karen and Rich were both outstanding hosts who could not have been friendlier or more accommodating. They offered amazing access to Rust Pond, and we have some great conversations with wine and cheese! Perfect location, perfect hosts, wonderful room with plenty of room and fully stocked. Would not hesitate to come back!
