All of the city’s most famous sights are within walking distance from the property, such as the Scottish National Gallery, St Giles' Cathedral, and National Museum of Scotland—so make sure to set aside enough time to explore each one. If you are passionate about shopping, visit the prime destination for retail therapy: George Street. You can also visit Princes Street or the newest mall, St James Quarter, with major department stores, shops and cafes with an NCP car park nearby. Stayed here for 5 nights in July with Family. Pros: Location (see also Cons) - Right in the heart of the Grassmarket area with pubs and restaurants a few steps away. TV - Works well with freeview channels and an amazon firestick (although the batteries in the firestick remote were dead). Cons: Location - Since it's right on the main drag, it's extremely noisy. There is a pub/club literally across the street which is open until 1am every night with a very boisterous clientele. Locks - The front door lock is very temperamental. Certainly takes some practice to get it to open. You need to put the key in and then almost relax it back a little for it to work. The main lock to the unit is almost impossible to open, even from the inside!!! We ended up not using this lock at all during our stay, relying solely on the additional dead-bolt lock to secure the unit. Beds - Extremely cheap and uncomfortable matrasses in every bedroom. My wife had quite bad back pain after 5 nights on our bed. Bathroom - The toilet seat is not secured to the pedestal so it moves around. The caulking around the bath tub is chipped, broken and very dirty, and the floor next to it has heavy yellow staining. Floors - The floors are very squeaky in general and there are gaps in the tiles in the kitchen area. Washer/Dryer - Very old. The dryer doesn't seem to actually dry it just seems to make the final rinse very hot and relies on that heat to eventually dry the clothes...which consequently come out highly wrinkled. Marijuana use - This obviously isn't the owners fault, but there is a shared internal courtyard to the property. Since it was warm when we were there, we opened the window for fresh air but were forced to close it again because of the pot stench of the fumes coming from other residents smoking below. The listing states that the unit underwent a "Complete refurbishment in January". This is clearly not true, unless they mean January 1974. I would recommend you avoid this property unless you are going to be out every night until after 2am and don't care about cleanliness, bed comfort or 2nd hand pot fumes.

Terrific location with the best of Edinburgh within a short walk. There are very few flat areas so be prepared for walking a lot of hills. The rental is what you might expect given the age of the area. It is clean and well laid out but the bathroom reflects its age (you can get clean but don’t expect a long relaxing shower). The kitchen has all necessary items but probably unnecessary as there are many great restaurants and bars within a 5 minute walk. Overall, this rental is a great value over a hotel, in one of the best locations in Edinburgh, and accommodates 6 people comfortably (provided you can coordinate schedules around a single bathroom).

Central location is good but thats about the only good thing I can say about this place. Noisy, poorly maintained, not clean, stains all over soft furnishings, filthy oven and cooking utensils, broken equipment and in need of total redecoration, soundproofing, and equipment replacement. Avoid at all costs. Very expensive for this awful experience

Noisy, poorly maintained, not clean, stains all over soft furnishings, filthy oven and cooking utensils, broken equipment and in need of total redecoration, soundproofing, and equipment replacement. Avoid at all costs. Very expensive for this awful experience
