The neighborhood was quiet, we had no trouble Checking in and the place was clean. Gorgeous property. My husband and I kept saying how amazing it must be to live there!

My sister and I stayed for a long girls’ weekend. The house is in a great location to visit Newport, Block Island, and several other beaches. It is a beautiful area. The house is tiny, but worked well for the two of us. It had everything we needed - a beautiful view, a full kitchen, separate sleeping areas, and a full bath.

The view of Potter Salt Pond just outside the bedroom is amazing. It's so quiet there, all you can hear is the water lapping the docks, gulls, heron, cormorants (I think). We drove 5 minutes to the beach which was stunning. Fantastic waves and beautiful sand. Matunuck Oyster Bar is a must if you love oysters; or even if you don't. Great views and great food.

We squealed with delight when we arrived at this property. The pictures match perfectly. The place is charming, expertly appointed with furniture and appliances that fit the space without out overwhelming us. Bright! Clean! And perfect location.
The kitchen is truly well equipped with a wonderful gas stove, microwave, lots of pots and pans. The coffee pot is a Kuerig.
It was unseasonably cold for our visit but it didn't matter. We could stay inside and view the beautiful Potters Pond from the comfort of the bed or from the kitchen table. Still, we ventured out to the dock to fish and watch the wildlife.
Walking distance from Matunuck Oyster Bar made it possible for me to enjoy fresh oysters EVERY NIGHT, along with the most delicious lobster roll I have ever had in my life.
Gary is a great host. His communications were prompt, friendly, and reliable. You can be sure we will return.

I explain to the agent mu objectives for my stay (fishing!) and asked the agent very specific questions. I understand now that his answers were so general I should have understood he knew little of nothing about boating. Turns out (according to the association manager Gordon Cooper) that you cannot pass under the bridge that separates Potter's Pond from Point Judith and access to the ocean within 2 hrs either side of high tide EVEN IN A LOW PROFILE BOAT SUCH AS MINE! DUH! THE key periods for fishermen. Agent also failed to disclose that there is a $25 daily fee if you bring a boat onto association property,, even if you leave the boat on a trailer and don't use the association docks which are very iffy at low tide. And the dock in front of the cottage is open to anyone who pays the association docking fee so when I was there the 2 deepest spots on the dock were already taken.
With regard to the rental unit: 2nd bed is a joke - up a vertical ladder and has about 30" of sit up clearance AT THE HIGH END of the mattress. Split unit AC/Heat is either not working or is so ineffective that changes from AC to heat take many hours (more than 4) to take effect. The check-in information sheet lists the wrong WIFI access point and password. There is only silverware for 3 people, Bottom line - don't rent this one if you want to be able to use your boat on the higher tides; don't believe the "sleeps 4" part of the listing; don't rent if you don't want to be in an intensely built up cottage association. If what you want are minimal accommodations in walking distance to the beach, it may work for you. Fisherman beware! I left in disgust first thing Wednesday morning.

Agent knows next to nothing about the poor boating facilities

The tiny home was very clean upon arrival. It's design and layout is well thought out, very well appointed. My husband, 17-month-old, and myself fit very comfortably for two nights.
The park itself is quiet and peaceful. Location is a great starting point to explore South County. The two restaurants within walking distance were tasty. Walking by the salt marsh on the way to the beach was beautiful.
Host was easy to communicate with. Excellent value, would stay again.

Peaceful. Right on the water. Close to everything. This was a perfect first vacation for my wife and I with our infant. The house was clean, communication was easy, and the neighbors were friendly. Awesome little community near multiple restaurants. We can't wait to go back!

Had a magical stay at this tiny home right on the water! Very clean and beautifully designed. We didn’t use the kitchen but it had all the basics. We spent most of the time at the beach which is just down the road. Lots of great restaurants in the downtown area, just a short drive then a great street to walk around and explore. Would definitely stay again at this sweet place! A great home base for beach days and exploring the other towns around this part of RI!

This was such an awesome little weekend getaway! I was worried it might be too small but the tall ceilings and large windows make it feel very spacious. Waking up to a seaside view was amazing! The matunick oyster bar was within walking distance and we spent lots of time kayaking right from the tiny house! The host was super helpful and overall I absolutely loved my stay! 10/10 recommend.

We had the best time at this tiny home. The views were spectacular, the kitchen well-equipped, and beds and towels soft. We rented kayaks and launched them from the back yard and dug for clams to put on the grill for dinner. Close to beach. Take us back!
