Sitting on one of the most desirable corners of Newport, rests this peaceful 3 bedroom, 2 bath vacation condo. Boasting 1300 square feet, this condo has recently gone through a total renovation, including new furniture and appliances. A calm and modern atmosphere awaits you at this beach escape. Fond memories will easily be made in this open living and dining room, whether you decide to play some of the provided games, watch a favorite movie, or reminisce about moments at the beach. Attached to the living area is a roomy, raised patio outfitted for sunbathing, entertaining and barbecuing. And you don’t have to be a seasoned chef to enjoy what our kitchen supplies; from cooking spices and storage containers to granite countertops and new appliances, the kitchen contains everything you need to make simple snacks for a day at the beach or a delicious dinner for the whole family. The master bedroom enjoys an ocean view from a comfortable queen bed, private bath, television and access to the patio. The second bedroom has a queen bed, television, and a view of the Historic Balboa Pier, while the last bedroom has a full and single bunk bed. All three televisions have access to DirecTV, so no one has to miss their favorite sitcom or drama while on vacation. There is also an in-unit washer and dryer and WiFi for your convenience. The condo is located just steps away from many popular activities such as boating, paddle boarding, kayaking, and the famous Balboa Fun Zone and Ferris wheel. Local bike rentals are within walking distance. If you want to venture off the boardwalk, you are only a short stroll to the Balboa Island Ferry, which will take you to Balboa Island for shopping and delightful food adventures. You are 30 minutes from Disneyland, Knott’s Berry Farm and upscale shopping at Fashion Island, and only 1½ hours to San Diego. My friends and I loved Jeff and Stephanie’s Sandy Toes Retreat!. Unit is very spacious and in a perfect location right on the boardwalk which makes it great for people watching. Also very close to stores, shops, the fun zone and ferry to Balboa.
Our group didn’t have vehicles, but two parking spaces are available in a secure garage, which would be a huge perk for those driving instead of limited street parking at other rentals.
Unit was clean and Jeff and Stephanie were very responsive and flexible with check in/out. Lots of extra stuff for the beach was also available. (Cart, boogie boards, balls, toys, chairs, etc)
No complaints at all and we look forward to visiting again sometime soon!

My family (my husband and I and our son, daughter-in-law and 2 1/2 yo granddaughter had a wonderful time here!
The owners went out of their way to help me with accommodations for my husband (who is in a wheelchair). The condo is very safe from the key entry parking lot below to the gated fence around the entire property. Beach access is a block away, and the view is great of the ocean and Newport
Pier. The condo is nicely decorated and beds were comfortable. My granddaughter especially liked the neon light box which allowed her (and us) to dance to music with colored lights on the ceiling. We were very pleased with these accommodations!!

I would not change a thing. Communication was consistent, helpful and efficient.
Beds: Very comfortable, pillows were great, plenty of blankets and towels
Common Area (Living Room) TONS of room! We LOVED that there was a Christmas tree still up! Couch was comfortable with blankets, Direct TV, bluetooth speaker, games. The patio was really nice but the weather never really cooperated for us to use it. A gas grill.
Kitchen- The most well stocked rental I've ever been in. They have everything you could possibly want. Towels, dishes, pans, a blender, a Kuerig, toaster, they probably have a better stocked kitchen than I do at home. Very impressed.
Everything was well labeled and communicated so we never had to question where to find things.
Bathroom - blow dryer and two curling irons were there lol! Never would have expected curling irons!
Location is great - right between the Balboa Fun Zone and the ferry access. Ferry is only a 3 minute ride and $1.50 per person. Definitely check out Balboa Island for an afternoon / lunch.
There is plenty of room here for a family. We had two couples, and the third bedroom went unused. I would love to come back with our adult kids and spend a weekend in the summer. We plan to return!

Perfect location. Corner unit on the beach, with the Balboa Pier right behind you. Owners of the condo were very, very nice, and provided clear communication to make this a very enjoyable stay. The condo itself was wonderful. We had plans to do some events outside of Newport, but never left the area, as we loved the condo and location so much.

The property is well-maintained and spotless! Location was perfect for beach activities, just a short walk from the condo. We also drove to the Wedge at the end of the peninsula for larger waves. Plenty of restaurants within walking distance or a short drive up to Newport Beach.
The boogie boards were a hit, we also appreciated the beach chairs and umbrella. There’s even a trove of sand toys for little ones. Plenty of beach and bath towels. Everything we needed in the kitchen. A few board games…

Before we arrived, the owners communicated regularly, responded to questions quickly, and were very clear in answering our questions.
The rental is even better than advertised. It is FULLY furnished with anything you might need or want during your stay both within the condo and outside (even down to beach chairs, umbrellas, boogie boards, and a range of children’s beach toys). It is nicely decorated, spacious, laid out well for families, and very comfortable. Check in was easy, check out equally easy, and the two secure, designated parking spaces were invaluable.
Of course, the best thing about the condo is it’s location. It sits almost equidistant from the Fun Zone areas on the bay side and Balboa Pier Beach on the ocean side. Each is the equivalent of a short 2-3 block walk. The slightly raised and LARGE patio literally overlooks the boardwalk for Balboa Beach (great for people watching with a pre-dinner cocktail). There are lots of restaurants and bars within easy walking distance. It’s about a two mile trip to Newport Pier and dozens more restaurants and bars. Parking in that area is crazy, but there is a free shuttle from a stop very near the condo to and from that area on weekends.
We’ll definitely go back as often as possible and when it is available. (I actually hate to write such a good review knowing what a hidden gem it is!)

Daughters graduation
This was the absolute perfect location and condo for our trip. The owners were such a pleasure with whom to work. The place was beautiful with a great view! Propane for the barbecue grill was provided which made for a nice evening in and we were in need of absolutely nothing in the condo. This was our first VRBO rental and when we come back we will most certainly try to get this one again. I cannot say enough good things about our experience. If I can give more than five stars I most certainly would!

Incredibly well appointed
We were familiar with this location because of a previous visit-but this unit was above and beyond what we have experienced before. The kitchen is well stocked, linens and extra blankets, towels were all available. Beyond that-beach toys, boogie boards, playpen, high chair, or air mattress were all available if needed. They have literally thought of everything. Jeff and Stephanie were responsive to messages and helped us every time we reached out. And at the end of the day-sitting on the patio and people watching/listening to the ocean/watching the sunset-was exactly what we came for.

Great hosts!
Our family stayed at this Newport Beach rental for three nights during spring break. The property is just as described in the listing. The condo was immaculately cleaned and easy to access. The hosts communicated exceptionally well prior to and during our stay. There were many small touches that made our visit more enjoyable and comfortable such as: extra towels, extra linens, games, beach toys and a well stocked kitchen. The only negative aspect is that there is a lot of noise at this location. Airplanes fly over frequently starting early in the morning and there were back-up alarms from the beach maintenance machines (bobcats) every morning. It wasn’t terrible but you might want to keep this in mind if you’re looking for a quiet, restful beach experience. Otherwise, the location is great for families, with near-by restaurants, arcade, beachfront path and shops.

Our family had a wonderful time in this gem of a place. Everything in the condo was well thought of / well appointed to ensure that the guests had a comfortable and memorable stay. Walking distance to everything - dining places, beach, convenience stores. We even had a welcome souvenir waiting for us when we checked -in :-) The owners were very welcoming and responsive to our questions. We had a great time making memories. We will definitely be back.

This property is not only stunning in its location, but the hosts Stephanie & Jeff are incredible people.
