Beautiful property with gorgeous views

The location of the property is absolutely perfect! Great views and beautiful surroundings. Marvin was SUPER responsive and helped us coordinate an amazing private chef for my husband’s birthday and a boat tour of two of the villages. The staff on the property were fabulous, too.

The only thing I wish the villa had was a fan.

The place to be in Panajachel

The stunning view from the villa, the quiet and the wild area, (with all the sounds of the birds), the garden in the property, the service and the kayaking in the lake.

The access to the property (a lighting signal would be great for the night) and the narrow road to drive to our villa.

Exceptional

We had a wonderful experience here at Villa B’alam Ya! Prior to arrival, Marvin provided directions to the villa and options to get there. We had arrived earlier than the check in time, so they allowed us to drop off our bags while we went to explore the town. Marvin & Erika messaged us when the room was ready, and when we arrived, our bags had already been sent to the room ! We had hiked Volcano Acatenango the day before, so I was very sore and struggled to walk down to the villa. Erika had asked a staff, Carlo, to drive us down to the villa ! During our stay, everything was wonderful. We enjoyed our time on the lake kayaking and paddle boarding. On our very last day, I had unfortunately fell very ill, likely from something I had eaten in town. Marvin took care of us. I messaged him in the morning asking if someone could help me go to the pharmacy, he went there personally and delivered medicine to us. Even though the villa was full and we couldn’t stay there any longer, he helped us by making some calls, booked us a new hotel room in town, and asked a staff to drive us straight from our room to the hotel. When we were departing the villa, Marvin told us to reach out if there’s anything else he could assist us with. I cried. In a very unfortunate circumstance, a kind person’s action really makes a difference. Marvin even provided 2 hospital’s names and phone numbers. I went to one of the hospital he suggested, and received very good care, and was sent on my way the correct medication to recover in my hotel room. Thank you to Marvin and his team. We had an unforgettable experience.

Will definitely be back.

Location was amazing!

Breakfast in my opinion not worth paying the USD prices they want for breakfast. Meal portion was not even to American standards. Eat in town, you’ll get more for less. Didn’t affect me, but if you’re not super fit, climbing up and down the stairs to your room will be tough from the water and outdoor amenities. Very, very steep hills.

peaceful spot on lake Atitlan

the position on the lake meant we could go swimming each morning . It was quiet and well equipped. It was like having our own home on the lake. There are other guests staying in other houses but we didn’t notice them. The breakfast was simple but good and you can order extra things if you want.

The drive took some getting used to as it is steep and winding and only suitable for a small car. but it does mean you are very close to the lake.

Wow!

One of the nicest locations we've ever stayed in across 65+ countries. The team were so helpful and kind, particularly given my husband was ill whilst there. They also organised transport from the airport and onto Antigua plus we used the tuk tuk drivers they use who were great. The views and the gardens are sublime, a little piece of heaven

I really enjoyed the facilities. I first stayed at a first Villa and it was there was a lot of insects inside the room. There was an issue with the roof. They moved me to another room and it was great!

The first room had a lot of insects! The second room was amazing and I would stay in the second villa again!

Balam Ya is a peaceful, beautiful place. Perfect place to relaxed and enjoy Lake Atitlan. The staff is friendly and super helpful arranging for anything you might want to do or need to get. We highly recommend a stay at Balam Ya.

Paradise

Absolutely beautiful location, amazing to be close enough to panajachel (we even walked one of the days) but far enough that you truly feel like you're in heaven. All the staff was so kind and helpful. The villa was gorgeous and the view was stunning. Incredibly comfy bed as well

Absolutely stunning location and room, perfect for relaxing.

The location and room were just absolutely stunning, I couldn't recommend it highly enough. Everything feels very private. I got up early to swim in the lake and it was beautiful. The staff were very friendly and helpful. I couldn't recommend the place highly enough.

Just be aware that it's a little out of town so if you're not driving you will need to take a tuk tuk, and there is no restaurant on site but you can order in or there is a chef service.

It was what I expected and more!

The hostess Jimena was away for my entire stay due to an urgent matter but it felt as if she was with me 24 hr/day. She ordered meals and prepared rides via text. Excellent service!

I did know and read about the stairs. I am fine with it as I workout a lot. I would just advise anyone with breathing or knee issues to make sure you are ready.

Getaway in paradise

Charming and comfortable cottage with stunning views. Great facilities, especially enjoyed the paddle boarding. Super friendly and helpful staff who go the extra mile to make your stay there that bit better.

Wonderful stay at B'alam Ya

The staff are superb. So friendly and attentive. Jimena helped us with everything. The location and the villa were beautiful. Could not have imagined a better stay.

A little bit out of town but transportation is readily available. The location allows for appreciated tranquility.

We went for wedding anniversary and the two nights was the best part of our trip.

This property has beautiful views and gorgeous landscaping, the grounds are well kept and someone is always maintaining the foliage. we love that there was a rock that we can sit and dip our feet into. The lake water was warm. We also had full view of the volcanoes. We also had someone come to our villa to cook breakfast. The staff was extremely friendly and nice; Jimena is the manager and she was extremely helpful and accessible via WhatsApp ; Victor and Rosa made our stay even better.

There was not a thing we did not like. It was honestly the best part of trip.

We are not friends. This is only business.

I have been here for several times before. The owner is a very kind granny. After the owner and administration lady change. they don't respect the clients and they never treat the clients as friends any longer, only see this as a business. If you don't follow their rules, they banish you at once, It is more like a JAIL rather than a hotel. They fail their preparation. We book the dinner but when we arrive the cook is not here. We have to cook by ourselves. So really poor service and experience this time. Look the answer they give to the clients, So tough and unpolite.
