Direct Oceanfront Beach House- Wow- right on the water

This was our 3rd year we've stayed here with 3 other couples who we've been friends with for over 40 years. It is a perfect space for us. We've already reserved it for next year. It's large enough we aren't stepping all over each other. Everyone has their own TV. But our favorite part is the tiki but right on the beach. We all join up every morning to watch the sunrise together. And then sit on the front desk to watch the sunset in the evening. There were a few minor items that needed fixed but they assured us they would be repaired right after we left. And they were very nice about it. If we had any complaint at all it would be the "den" with the pull out isn't very comfortable and we wish it was an actual bedroom. But the other 3 bedrooms are great. We just rotate who sleeps in the den each year. All in all I highly recommend this beach house. Beautiful views, steps to our own private beach. Many wonderful memories have been made here and hopefully many more years of them here.

This is our third year here and it was just as wonderful as ever. First couple of days were full of love bugs but that's no one's fault here and then lucky for us the wind shifted to come out of the east and the bugs went away. We got to experience an extremely awesome storm and the water conditions were just perfect. This house is awesome if you want to have a couple friends come and stay because the lower level is another small house. We hope to come back next year and if you want to stay here you will not be disappointed. The caretakers are great and will respond to any problem you have immediately. Just bring your bathing suit sunscreen and have a wonderful time like we did. See you next year Mr Ron!!

This is our third property we rented on VRBO. When we arrived the house had not been cleaned. There were garbage in the bins and the sheets were dirty in a pile by the washer. We called Mr. Ray and had a cleaning crew in a little over an hour. They were nice cleaned the bathrooms and made our beds. It was not a full clean however. Secondly, our kids played with toys and when they went under beds or couches the dirt was piling up. Kitchen cabinets also have a musty smell to them. The house needs a deeper clean. We also noticed the couch in the living room and chair in the bedroom were dated and had flaking issues. Only other drawback was that there are no internal stairs to go downstairs. You have to go outside to enjoy the bottom level which also had a musty smell. All of that aside the location is perfect. The beach is private and there were not many people around at all. We appreciate the quick action by the owner to fix the cleaning issue. We also appreciated not only cable TV but Netflix as well. The tiki hut was a big hit for everyone as well. Its a good vacation home would liked it be a little cleaner.

This house was great. We loved being right on the beach and there was plenty of room for all of us. It is a beautiful area and we’ll definitely go back.

This home is completely renovated with modern appliances, fixtures and counter tops. We have stayed in eight different homes in this area over the past 15 years. This one is the best. Lots of outdoor sitting areas. There is not a home on the other side of the street, which gives this home more privacy and a view of the lagoon. Nice TV in the living room. The only shortcoming is that there are no window shades on the ocean facing sliding doors. The sun is unbearable in the morning. Also, I believe that it is unlawful to allow inside lights to permeate the beach at night after May 1, due to turtle nesting season. This problem should be remedied.

The location of the property was wonderful, and the size worked well for our family, however the bugs were so bad we left early. We were eaten by mosquitoes and what appeared to be sand flees, inside as well as outside. The other various bugs were annoying as well. The spider webs were all over the place, and the windows in the upper unit were filthy. We have rented in New Smyrna Beach before and loved it, but this house was disappointing. If there had been a little pest control done on the property it would have been a wonderful vacation.

The house was perfect for our needs. We were unsure of the downstairs being separate but my husband and I used the downstairs while leaving the teenage and adult kids upstairs. It was perfect. We did sacrifice by not having an updated bathroom in the downstairs but it’s not like we spend much time in the bathroom anyway. The daughters were thrilled to use the shower with the double shower heads all week in the upstairs bath. There was plenty of room for 6 of us then we had our 7th guest join us 1/2 way through the week. We gathered at the dining table upstairs for meals and games. The tiki hut was fabulous to sit in the mornings and during the heat of the day. No need for a tent at the beach. Literally steps for our own almost private beach. No need to fight for a spot right at the waters edge. The bugs in the evening made it impossible to sit outside so that was disappointing but no fault of the house. The beach is easy to walk on making long walks on the beach a wonderful treat each day. Walking around the outside of the house was nice as well because there are nice paving stones on the lower level from the driveway to the steps to the beach. The two kuerigs were a nice surprise. One in the upstairs kitchen and one the lower kitchen which meant we could fix our coffee downstairs and go straight to the tiki hut without having to disturb anyone upstairs. Would highly recommend this house and the location is perfect! My only suggestion would be bringing washcloths as we only had 8 which made it difficult to shower each day without having to wash more washcloths but there is a washer and dryer downstairs to use. The owners provide so much of everything else, there were garbage bags, plenty of towels, beachtowels, beach chairs, lounging chairs, dishwashing detergent, laundry detergent, two nice refrigerators, paper towels and more!

Beautiful Home on the beach and fantastic views. Our favorite part was having our morning coffee in the Tiki hut watching the sunrise. We loved the shelling too. We will definitely be back.

All was great! Take away the mosquitoes and no see ums and we’d give a PERFECT 10! Great, convenient, comfortable!
