Fantastic!

Traveled as a family of four (2 adults and 2 teenagers). Fantastic accommodations. Hosts are super friendly and helpful. Love the traditional Japanese style. The outdoor tub was wonderful and relaxing. It was so lovely having drinks (sake, beer, water, coffee, tea, and soft drinks) available in the room and included in the rate. We didn’t do the meal plan as we had other plans in Kyoto for food. Laundry is onsite and super convenient. Location is excellent - short walk to the subway. Lots of restaurants nearby walking distance. Convenience store close by, too. We stayed in many fantastic places while in Japan - this was our favorite.

Clean and cozy Japanese house, very enjoyable family stay.

We spent 3-nights in Kyoto for a family trip. Both my parents and my son enjoyed the stay, very clean and comfortable. Prepared everything we need during the stay. Japanese breakfast set is delicious. Location is good as well, quiet neighborhood with good choices of Japanese cuisine. Acceptable walking distance to the subway station.

Better to have a storage basket to put used towels. One of the cabinets was a little smelly.

Fantastic!

We were a family of four and we had plenty of space. This is a town house very close to the food street. You also have access to washing machines for free. The host took the time to show our girls how to prepare matcha tea which was nice.

Loved everything about this machiya. I look forward to coming back at our next stay in Kyoto!

Loved the overall atmosphere of a traditional Japanese home while still having modern facilities. The private outdoor tub was my favorite with complimentary bath salts. The hosts were great with communication prior to our stay. David did a great job giving an orientation on the machiya, providing nearby recommendations, and making fresh matcha tea. I also loved that the binder had recommendations of food places nearby and how to use the taxi. The fridge full of complimentary drinks was also perfection! In short, the highlight of my trip in Kyoto!

the most beautiful vacation home, a very special experience!

We had the best time at the Biwa House! Everything was beyond perfection. we were greeted by the nicest lady who told us all about the properties and even gave us a welcome present with tea! it was very special. we had the dinner and breakfast which was very good. the facilities were so beautiful. the house is beautiful. I wish we could stay here forever! thank you for the best night!

great place

Great setting and atmosphere . All the little goodies, free soft drinks and snack in the fridge, were fun too. The lady who welcomed us was wonderful!

The place wasn't in the group of hotel in Kyoto in which you can send your luggage to hotel from Kyoto Station. You need to walk quite distance from the station with your suitcase. The road is not very fun to walk with a suitcase. They set the place well, but a big APT building is right behind the property.

If you want to experience Japanese style home, this is the one.

It is clean and as I expected. We enjoyed one night at this place. The host is very nice.

It seems google map didn't locate right place for this address. Owner might need contact them to correct it.

I loveeee the tatami, toilet, open bath and the heated floor. The toilet was clean and modern, the interior was nice as well. The staff was nice (psst and they gave us welcome drink and snack btw ❤️) the room's clean and tidy, the instruction is written in english so its helpfull as well

Its not really sound proof between each room (like u can hear ur friend talking in the living room when u r in the bed) buttt, i have zero complain since they use wooden sliding door, like its expected not to be sound proof

beautiful Machiya with everything you need ! great breakfast , loved the Dyson hairdryer!

a few more dowers would have been nice , to keep clothes out of site .

A real slice of quintessential Japanese heaven

Every inch of this place was gorgeous, the outside bath (and indoor actually) was a real treat, beds comfy and the staff couldn’t have been more attentive and friendly. We booked this as a slightly more upscale treat and it definitely delivered. Felt like a real slice of old Kyoto and was reasonably priced considering how much we loved it.

We had a wonderful stay at Fukune. The staff welcomed us so warmly with smile and was so kind.

Extremely clean, quiet and convenient, and it is right in the centre of the city! Very good restaurants and a few convenience stores are nearby. We also visited Shibori artcraft museum a few blocks away and had a wonderful experience making Shibori scarf.

If you are looking for views from the window, this property has it only for its own very small backyard. Don’t expect a wide view of the city.

Amazing host, wonderful place, looking forward to come back.

We enjoyed our stay at Keith-san’s amazing townhouse. The house is beautifully presented in a very tranquil yet central location. Our generous host introduced us to tea ceremony and provided us with a city map and useful tips. He went way beyond to make us feel welcome. If you love architecture, convenient location, delicious Japanese breakfast and a private openair tub in the inner garden, this is the place to go.
