Overall, we loved our stay and would recommend to any friends or family traveling in the future.
The arrival was nice and hospitable. They were able to accommodate us a bit early. This helped a great deal, as we had been traveling with luggage for a large part of the day. The place was great design, a good space to eat meals, spacious, and a good location for getting to lots (close to rail and bus routes).
The beds were very hard and it was close to a trolly/train track, so bring ear plugs for sleep.

Disappointing
The house was nice and had 3 rooms and 2 toilets, which was convenient for our situation of 1 family of 4 and 1 couple. The convenience store was very close by as well.
One of their cleaning staff entered the house and bedroom in the middle of night hoping he could crash there, waking up my boyfriend and I while we were sleeping which was a little traumatizing. If you are concerned about your safety or privacy, I would not recommend this place. The owner was apologetic but stated there was nothing she could do about the situation.

we loved Kyoto and the property suited our needs
clean, quite big as there were 4 of us including 2 older teenagers good bathroom and loving space. 3 bedrooms gorgeous little bar at the end of the road
host wasn’t responsive after we arrived beds a bit hard but that has been consistent so not unique to this stay it is near a tram line but at night was quiet

Really nice and spacious house. Very clean and good value for money.
Really nice and spacious house. Extremely clean and overall a nice vibe. It was close to every major attraction in Kyoto and we found some really nice restaurants in the neighbourhood too. I would stay here again if I would have the chance.
The beds and futons were hard and the pillows quite small. It was just 2 of us staying at the house so I grabbed several pillows from the other beds as well as a duvet to make the futon more fluffy. The beds mattress were so hard that we decided to sleep on the futons which, as a westerner, we are not really used to it. However we enjoyed the futon room and it was also the warmest. Downstairs we had to keep the airco constantly on to have the room a bit warmer. When we turned off the airco for the day upon coming back was quite cold.

Good
The living area was amazing. We had a wonderful time there. Because the raising of covid cases Kyoto were in a curfew again so instead of going out we stayed at the house. It suited perfect for our small get together.
The sleeping thing was a disaster. Bed and futon were both very hard and the pillows were bad. But the real problem is that they don't have curtains in any of the room, and its a really "all connected open space", so it is impossible to have a good night of sleep with the sunlight shinnying at your face at 5am. The whole house got very bright and everybody were forced to get up around 6am. That was very sad and we all spent the whole day grumpy and tired. haha

Lovely place - shame about the noise.
Lovely Japanese style house in a residential street but with good local facilities and transport links nearby. Nice minimalist design. Felt very "local". This is not a "hotel" but a residential guest house. We used it like a holiday home.
Be warned - the location is very, very noisy with the sound of the level crossing in the street - warning beeps then train going past - every four minutes (we counted...) almost 20 hours a day. Pack earplugs. The downside of the Japanese minimalist style was there was no privacy between rooms or places to store clothes or belongings. Very little hanging space.
