Pleasant stay overall but...

The staff was awesome. Great team all around. Couldn't ask for more.

Could hear kids running above us (soundproofing isn't good if you're on the ground floor) Toilet is not separate, which is an issue if you're not alone. The toilet was also making loud and strange noises during our one-week stay. The TV reception was very poor (grainy image).

Relaxing nature stay

Fantastic relaxing location seeing the river all the time! There are lots of trees around you're in a full natural mood. The room had a generous size and a big balcony. The bed was big, hard mattress and comfortable. Internet signal was good. Also they have grocery style bicycle for free usage. The pool is nice but used only one time as almost always it's occupied. Can have food on site and also coffee and tea all the time (self brewing). There's plenty of games available and books to read as well as working areas. The gym is not so big but equipped with the necessary tools and equipment. Cleaning was every day and really attention to detail.

Not actually something that didn't like but no staff was able to confirm what TV channels are actually available! Since they had a list with channels that were not on TV.!

a wonderful stay for our family, one of the most comfortable we have stayed in!

the grounds are so lovely! we enjoyed all of it. the pool, kayaking, biking or walking to the local restaurants, the on location restaurant, the games… so nice.

perfect choice! regretted only staying for one night!

love everything! the serene environment at the riverbank, away from bustling city with ample parking (10-12) available. scenic garden for relaxing evening/night chat, variety of board games for kids, free bicycles to go to nearby market. perfect choice for family/couple trip.

Beautiful apartment/condo for short stay

Beautiful location next to the Ping River so if you're looking for relaxation away from the noise of the city, this is the perfect place. Staff was very friendly and the check in process was quick and easy. We were greeted with some amazing tea and fresh towels upon check in. Bicycles are also free if you want to bike around (caution: very narrow roads and we witnessed a pedestrian get hit severely across our hotel on our way there). Breakfast was amazing, made fresh every morning and brought directly to your room.

The parking area of the hotel (where reception is) is VERY small making it difficult for guests to check in - the main roads are very narrow so it's a little scary to walk to the convenience store. I suggest just getting dropped off but parking is definitely NOT an option. It's also located a little further from the main attractions in the city but this could be a plus for others but not for us.

Incredible hotel!

The hotel was amazing, staff were so helpful and friendly all the time, always going above and beyond to make it a fantastic stay. All the amenities you need are there: pool, bicycles, board games, scooter rental. The food was also surprisingly good. Location was great, easy enough to get into Chiang Mai but plenty of stuff to do nearby. Can't recommend this place highly enough!

Nice staff, kitchen, clean rooms, good breakfast.

I booked this place for a garden and pool in advance even took the bigger room as other option were not available and after flood garden was pile of mud and pool was under maintainace I assume for a while. Disapointed. I imagine that it's maybe to hard to put information in all adversment sites būt there is option to notify clients in main villa page.

most perfect staff I’ve ever met. nice, helpful, will do anything to make the perfect stay for you. also view to the river is simply great.

we came after a storm and the pool and garden were flooded and shut down. other then that our stay in villa San per seua was really nice.

Absolutely amazing hotel.. great location .. wonderful, friendly n very helpful staffs. The service is simply amazing.. they let us check in way before the actual check in time as we arrived in Chiang Mai via sleeper train very early in the morning. They also accomadated us in checking out of the hotel later than the checkout time. They have the laundry service which was very convenient and cheap. I would definitely be staying at this hotel when im back in Chiang Mai 😀

Great garden but didnt really get to sit n enjoy the garden as much as had alot of mosquito.. it was very close to the water.

Great, quiet, cute hotel to stay.

The whole hotel is nice. Clean and tidy. Nothing too fancy but very good overall. Pool is clean with a very nice area. The hotel employees were incredible helpful and always looking to help you and assist you.

Location it's a bit far away from the old city. But we had a car so not a big issue. The river was too high and we had a bit of a flooding on the garden area meaning that the access to the pool was a bit slippery and muddy . But this was only due to the rainy season and it was only one day. Not much you can do about this tbh.

Top class hotel! The staff couldn't have done more for us - they were so helpful. Helped organise trips, get taxis, maps, washing etc Lovely and peaceful Well equipped We stayed in the 3 floor apartment with 3 bedrooms. The master room was brill

This place is a little piece of heaven. Starting from the views.. you're waking up to a beautiful and green scenery- be sure to add breakfast (they have so many options and the food is tasty and appetizing). I used to have my breakfast at my porch while watching the surrounding. The staff there is so nice, welcoming and informative. Always smiling and making sure you have everything you need. They provide you with 2 bottles of water and tissues every day, while asking to clean your room. You can have a swim at their gorgeous pool, facing the river or take a bike(which they provide for free) and go around town. There's a shared kitchen with all the things you'll need, as well as a shared space where you can grab a book, a game or even a dvd to watch at your room. There's also a 7/11 just a minute away, and they provide you with a map of the area in case you want to explore more. Best experience I've had so far in Thailand! Truly recommend 👌 😁

nice room but not have a chance to stay myself

we have booked room for 6 via booking and have made another room reservation by phone .. the staff promised to book the deluxe room (which not available in booking) but as we arrived she wasn’t there. Two girls at reception called and she said sth different. disappointed response

My second time at Villa San Pee Seua and I will return. Excellent service from all staff. Very friendly and professional. Beautiful rooms and an exceptionally stunning setting. You won't find another place like it. The pool is particularly beautiful at the end of rainy season when all the petals fall near it. It's gorgeous at night time with the petals and fairy lights. Gorgeous food too. 5 stars.

A perfect place for family

The big lawn by the river was perfect to relax and for the kids to run around. The hotel is situated by the road but once you are inside, it is very quiet.

I was a bit worried about the edge of the kiddie pool in the swimming pool.

My favorite Hotel in Chiang Mai

Extraordinary. The staff, the service, the room, I don't know where to begin telling about. This is after all the years with distance the best hotel I found in Thailand in the selected category and it tops also accommodations in higher classes. I keep it in mind as my favorite hotel and will come back for sure if I stay in Chiang Mai again.

The location of the hotel is at a small road, parking not easy but possible. But it means nothing in comparison with what I got here. I can't upload enough photos here.
