I spotted this place on VRBO/Homeaway and it took me 4+ years to get here from NYC. The pictures are amazing however in person even better. The place is HUGE, spotless. The house comes with a house manager, 2 young ladies who scrub the place every day, 2 security guards and a groundskeeper. Hamidi is the house manager and he does an excellent job of anticipating your every need. We would also highly recommend hiring Chef George who is an excellent cook. It is 5 minutes drive to the beach and European style supermarkets. Diani airport is less than 5 minutes away , super convenient , you are not disturbed by any aircraft noise. This unique house is a bucket list item, cannot recommend it enough.

Wundervolle Zeit in einem einzigartigen Haus!
Wir waren knapp 2 ½ Wochen in diesem Traumhaus und wir haben es vom ersten bis zum letzten Tag geliebt! Das Sultan Saka ist eine Oase der Ruhe und für unsere Bedürfnisse in dieser schwierigen Corona-Pandemie genau das, was wir gebraucht haben. Am Tag der Ankunft waren wir überwältigt, obwohl uns die Größenangaben ja bekannt waren. Die Bauweise hat ein bisschen Ähnlichkeit mit einem Loft, aber ohne den kalten industrial touch, der hier durch die Verwendung der Baumaterialien und der ausgefallen Dekoobjekte viel wärmer erscheint. Während unseres Aufenthaltes haben insbesondere der Pool- & Gartenmann, Saidi, der seiner Tätigkeit mit absoluter Liebe nachgeht und George, der hinzugebuchte Koch, der uns nach Strich und Faden kulinarisch verwöhnt hat, sowie die Security zu unserem absoluten Wohlbefinden beigetragen. Wir empfehlen unbedingt, George hinzuzubuchen; er hat sich äußerst liebevoll vom Frühstück bis zum Dinner um unsere Essenswünsche gekümmert, und auf unseren Wunsch hin sogar den fangfrischen Fisch sehr preiswert besorgt. Daneben gab es - neben dem Frühstück nach Wunsch - jeden Morgen eine Karaffe frisch zubereiteten Safts und wir mussten uns nicht ein einziges Mal darum kümmern, dass Trinkwasser ausreichend vorhanden war. Dass die Damen jeden Tag sehr gründlich gereinigt haben, war gerade in dieser Zeit natürlich auch sehr angenehm. Für die Massage kommt auf Wunsch eine Dame in‘s Haus, eine Liege hierfür ist vorhanden, rund 20€/Stunde. Und selbst für den PCR-Test kam ein Arzt nebst Mitarbeiter vom Diani Beach Hospital ins Haus, das Ergebnis hatten wir 6 Stunden später. Terminvereinbarung über Facebook, alles sehr fortschrittlich! Insgesamt war es das Rundum-Sorglos-Paket! Anfang März waren nur sehr wenig Touristen in diesem Jahr dort, so dass viele Hotels und Restaurants geschlossen waren. Trotzdem hat man genügend Auswahl, wenn man auswärtig essen gehen möchte, die Qualität des Essens war dort allerdings nicht so gut wie bei George.- Empfehlenswert ist trotzdem das Beachrestaurant des Nomads, allein aufgrund der Location. Wir sind zu Fuß zum Strand gegangen, haben ausgiebige Strandspaziergänge gemacht und sind mit den TukTuks zurückgekommen, mit diesen erreicht man auch die Supermärkte und die ATMs, es ist vollkommen problemlos. Katharina und Sam sind wunderbare Vermieter, mit denen wir vor, während und nach unserer Reise, liebevoll Kontakt gehalten haben &, die wir nur wärmstens weiterempfehlen können! Wir kommen bald wieder!

The best villa ever!!!
I stayed with my friends at Sultansaka house over the new year period. Saying that the villa is amazing would be an understatement. It was simply the most exquisite and spacious house I have ever stayed at. It is more grander than the photos and you remain in awe from the first day until you leave. A very short drive from Ukunda airport and you find yourself in this beautiful picturesque house with everything carefully designed. Katharina was extremely helpful and informative the entire time even though she was not in Diani herself. Chef Joseph and the rest of the team were also amazing and made sure we were fed and that the house was clean at all times. It is honestly hard to even leave the villa to do other activities in Diani because of the beautiful and warm pool. If you book at Sultansaka you will definitely not regret it and it is worth every money spent.

My husband and I booked a 5 night stay, and left after 1 night. One word: cockroaches; not just one, but several: 5 or 6 roaches. The property looked worn down compared to the vibrant pictures, description and reviews. I'm not sure when the photos were taken though likely not recent. Buyer beware (seriously). Upon informing Katharina of the roaches, we requested a refund for the unused nights and the poor conditions of the property. She agreed to the refund, conceding the poor conditions of the property. But, a few hours later, Katharina refused the refund because she felt the cockroaches are part of the property's open concept. Cockroaches are NOT in the description or reviews of this vrbo - if I had seen this, I would have never booked! I think I see what an open concept means: this property is huge. To keep it ventilated, they keep all the windows and doors open during the day (often at night as well). However, The amount of insects on the property was overwhelming: cockroaches, swarms of ants inside the building, geckos behind couch pillows (those were cute, yet jarring). You could close all the windows and run the A/C - though not without additional fees and significant toil. Guests must pay for electricity, including A/C. This is NOT listed anywhere in the property details on VRBO. Upon arrival, Katharina introduced the new fee for electricity; we cooperated. Prepare to be stunned on the costs and process. To get access to electricity, guests need to either trust the property manager to pay and invoice you daily, or take care of this yourself. Think of the latter as setting up utilities while on vacation: read agreements, learn local equipment, payment systems etc. This isn't a 2-minute online setup :) You'd actually require a local sim card, app and full personal account setup. Then visit the meter in the shed daily to ensure you haven't run out of funds. Either pay $20 USD/day OR keep the "open concept" (and bugs) I booked this property because it had 5 stars and exceptional value. The property, however, was in bad shape looking like it had not been used or cleaned for months. The property may have once been inhabited by humans, but has now been infested with roaches and other bugs. Before booking this property, know that there are hidden fees and it does not provide as advertised. PS: the chef's cooking was great. After the cockroaches I was not feeling so great about it, but great while it lasted :)

The photos of the property don’t do it justice, it is very spacious and a really lovely place. Shortly after we arrived we had to self isolate due to covid-19, This meant we were heavily reliant on the staff to do shopping etc. They were so kind and helpful, if you had to be holed up somewhere I can’t think of anywhere better, beautiful gardens, lovely pool, monkeys in the trees, birds butterflies . the staff were amazing, we had some great food from George the Chef, who also taught us how to make samosas and did all of our shopping. The gardeners Hamidee and Siadee were funny and knowledgable and the house keeping led by Gentrix did a fab job, all in all a great stay and we hope to return in better circumstances. Katharina was always on hand if we needed any help.
