Although we were only there one night, my family thoroughly enjoyed it and experienced a lot. Made it to the Mucky Duck for lunch, to the beach at South Seas, the pool, Doc Ford's Restaurant, manatees at the Yacht Basin and a view from the lanai of a giant Wood Stork that perched on top of the mangrove trees!

Absolutely beautiful area, without a doubt. However this property has some issues that need addressing. #1-Pictures need to represent what is ACTUALLY there and available, not what might have been at some point. #2-Written description needs to be corrected to list what is REALLY included at this point, not what might have been at some point. Things such as bikes, luggage cart, pool towels to name a few. Yes, there were 4 bikes, but 2 of them had flat tires and no one to be heard from on what could be done about this issue. #3-If property management has now change, (which appears to be the case), there needs to be new and detailed instructions on the property sight on how things are now done. For instance, where might one find the beach towels that are supposedly included, also that the on-sight laundry is located on the lower level and is coin operated. #4-There are some maintenance items that need to be addressed, like for instance, light bulbs burned out and missing in bathrooms with no extras to be found, no tp in bathrooms. Both bathroom towel bars broken as well as the hooks on the hallway rack broken. No pillowcases on any of the pillows for living room sleeping area, as well as only 1 set of sheets for the 2 beds there. Only 2 kitchen chairs at the table rather than the 4 that are shown on sight. On a high note, this property is located in a really great area of the island and could be a fabulous place to stay if some of the issues are (hopefully) addressed. Beautiful view from the deck, fabulous beach area, pool there was quiet. Also, we all loved the boat ride that was included, and we would highly suggest the sunset wildlife cruise if available, it was great!!!!!!!

This listed unit looks great with tile throughout, ceiling fans, top floor, modern look. Unfortunately, the owner, Palmer, switched us to a lesser unit ("Modern Waterfront Villa" on his site) with old dirty carpet in the bedroom and living room, no ceiling fans, and on the bottom floor right next to a squealing elevator and trash bin outside the bedroom window. Before our trip, Palmer had called and said this unit we reserved was being renovated and the work might not be finished before our stay began. He had another unit in the building and could move us and provide a small discount for our trouble. Since this was last minute, I didn't have the time to research other options. Furthermore, the unit he recommended only had one posted picture on his site because he claimed he had been using pictures from the real estate agent and was asked to take them down. I asked him to send me pictures, but that never happened. The owner claims on his web site that each guest gets a new air filter as a part of their advanced cleaning. That's a little over the top, but why would you make such a claim when the air filter we saw was filled with dust and had not been changed recently. The whole AC cabinet needed to have the dust vacuumed out. What else are they not doing that they claim? The unit and the building are not all bad. Great building to stay in if you are using the marina next door. This particular unit at least had clean paint and reasonable furnishings, but I would have much preferred to get what I had reserved or had time to make other plans. I understand that things can go wrong for owners and they need to make other arrangements; I hope that was true. Be aware that the living room TV is basically useless because it does not have cable and the internet connection provided (the South Seas guest wifi) is not sufficient to stream anything. Over the course of the week, the wifi signal was very spotty and when we did get it, it was too slow to function. I feel that owners should provide their own internet and not rely on South Seas' wifi.

This is the fifth time we've stayed on the beautiful Island. Prior to our two-week rental of a condo at one of the Bayside Villas at Southseas Resort, we rented homes for a month. If you enjoy the peacefulness of the Island, I do not recommend the Bayside Condos as the noise level from other units is high (facetime phone chats to parties and music). The condo itself was fine.

We had a great stay at Captiva and enjoyed this property. The property description misrepresents what is actually here. This is not a 2 bedroom unit. It is a one bedroom. We were looking through the pictures just before leaving and noticed this. I reached out to Palmer and he was quick to respond and offer a different place in Sanibel but we were set on Captiva so we planned to try and work with it. We have a 4 year old daugther who goes to be much earlier than my wife and I. So we gave her the nice king bed and we tried to sleep in the living room on the murphy bed. This was a bit of a headache but we made it work. Also the listing says it is 500ft from the beach, which is inaccurate. Using google earth, the closest beach is about a third of a mile. You should also bring beach towels as there were only two in the unit. We loved being on Captiva, the beach was nice and the pool was great. The unit is very close to town. We highly recommend renting a golf cart. Palmer was really great and responsive to questions. If this was advertised as a 1 bedroom it would be a 4*.
