Guests will enjoy easy access to everything from this centrally located space. It has several gardens, restaurants, and shopping areas nearby, such as El Corte Inglés and the Gulbenkian Garden. A quiet area, but close to universities and hospitals. Metro and other transport are less than 100m away. A short distance from Lisbon's commercial and tourist areas. The apartment is approximately 125 m2, with 3 bedrooms (available depending on the number of guests who book - maximum 5 guests - double bedroom for two people, 2nd bedroom with two single beds and 3rd bedroom with one single bed. Only the rooms prepared to accommodate the guests who booked will be available), 2 bathrooms, both with showers, a fully equipped kitchen, living room and dining room. The ceiling height of the apartment is approximately 3m. The apartment is located on the 3rd floor of a 4-story building. All rooms have solid wood flooring; the kitchen and bathrooms have stone or mosaic flooring. Exterior openings have double windows or doors (one wooden frame and one aluminum frame with double glazing), offering excellent thermal and acoustic insulation. Guests may use all common areas, but only the rooms that have been reserved. A couple will always occupy the double room. Guests who want single beds will first occupy the room with two beds, then the room with one single bed, and only after the 4th guest will they occupy the double room. Guests may choose the rooms they wish, but if they wish to occupy the room with two beds or the room with a double bed, they must reserve those spaces as if they were two guests before they can occupy other rooms. Guests must always inform the host not only how many guests are in their group, but also provide details and descriptions of each guest so that the host can organize the rooms and beds for check-in. If this information is not provided, guests must accept and respect the room arrangement made by the host. The apartment is accessed by pleasant stairs, but the building does not have an elevator. The host will always perform the check-in and check-out in person, providing the apartment keys. If, for any reason, the check-in time needs to be rescheduled, guests should inform the host of their preferred date and time. An additional cost may apply, which will be communicated by the host, if possible before check-in. During check-in, guests must always provide copies of their passports or identity cards, and a €300 cash deposit to cover any costs or damages resulting from misuse of equipment, furniture, or utensils in the apartment. This amount will be refunded in full or in part after the host inspects the apartment and reports any damage detected during the booking. Guests are obligated to inform the host before check-out of any anomalies that occurred during their stay and, if possible, rectify them. Before and during check-out, guests must: 1. take all their waste to the containers located outside on Av. Miguel Bombarda; 2. store soiled towels and sheets in one place (a shower base); 3. leave the apartment tidy, clean, and organized as it was when they received it at check-in. 4. Guests may not change the position of furniture, decorations, and other objects, and must leave them exactly as they were at check-in. 5. The people using the apartment must be the guests who were properly identified at check-in and made the reservation. No one not included in the reservation, or anyone who is not the guest of the apartment, may use or stay overnight in the apartment.
