The property is exactly as pictured and described. Lots of fun things to do with a playset for younger kids, a heated pool, a small hot tub, a fabulous grill, outdoor seating and lounge chairs all add up to lots of outdoor fun. Fully outfitted kitchen and lots of seating indoors as well. The owners are very communicative and accommodating. We were very happy with this house for our MDW. Thanks Garett and Mara!

Had a great time staying at this house. House was exactly as advertised, and the pool/backyard area was incredible. Kitchen was fully stocked and there was even a gift basket waiting for us. Host was extremely helpful before and through the stay.

A group of us stayed in this great home during the US Open Golf week played at Shinnecock. The owner is incredibly helpful and genuinely happy to have people in his home. He left a great selection of goodies for us when we arrived. I’ve rented many homes before and have never experienced such a cool extra touch. He even asked what type of milk he could leave in the fridge for us. I went with the whole milk. The others might have wanted skim or something, but I chose what I wanted.
The location was perfect for our needs. Being east and only a few miles from the golf course turned out to save us allot of time. The swimming pool was the standout for us. We had two children in the crowd, and all of us played in the pool every evening.
We all agreed we would not have changed a thing after our visit. If you are searching for somewhere to stay in this neck of the world, you can stop right now and book this one.

This was the second year in a row that we stayed at 110 Montauk for the month of June, and we are already booked for next year. Mara and Garett are amazing hosts and are quick to respond to any needs. The house is warm and inviting and the back yard is a dream. I highly suggest making sure you take a nap on the bali bed, never fails to relax. The location of the house is perfect - out of way of the traffic and walkable to the cute village of Southampton. Sag Harbor golf course is a must for anyone golfers! Thanks again to 110 Montauk for an amazing start to the summer!!!

We recently spent the month of June at 110 Montauk and could not have been happier. Mara and Garett were amazing hosts and house owners. From the welcome basket with local wine to the fun swan in the pool no detail was missed. Any questions or needs were answered within minutes. The location of the house can't be beat and the walk to Duck Walk Winery is quick and easy. Many days were spent lounging around the spacious pool and backyard with nights filled with fun and tons of grilled seafood in the screened in porch. We can't think of anywhere else to vacation in the Hamptons and will be back next year!

Rented this house in July 2015. Cannot say enough good things. owner was incredibly responsive and helpful. Home is very well taken care of and has EVERYTHING you could possibly need - towels and linens galore, every possible pool toy imaginable, four fridges - great indoor and outdoor kitchen, tons of space, plenty of bedrooms. Its the perfect Hampton rental house. Right off the highway but when you are in the backyard you feel a million miles away from it all. Beautiful landscaping with outdoor lighting, waterfalls, outdoor speakers etc. Owner left new toiletries in all the bathrooms and a fridge full of the basics so we didn't go hungry the first morning. Really went above and beyond to make sure we had a good stay. Cannot recommend more highly.

We have stayed at 110 five times and it keeps getting better. In the summer we love being so close to the best beaches in Southampton while enjoying a beautifully laid out, completely private backyard oasis. In the fall we love to enjoy the beach without the seasonal crowds while spending time right next door at Hank's Pumpkin Farm and Duckwalk Vinyards (we can walk there and avoid all the competition over parking!). Our children can play for hours in the backyard, enjoying the swing set, hammock, pool, Bali bed and lawn. When we are back there we feel like the only people in the world! The house has seemingly endless rooms and beds and we've had lots of friends and family enjoy the house with us. We love to cook there and have never rented a house with a more well-equipped kitchen. When we don't feel like cooking the location can't be beat if you want to avoid traffic and find some great restaurants. It's amazing to be able to enjoy the prime parts of the Hamptons without having to sit in hours of one lane traffic. Flying point beach, with the bay and the ocean all in on place, is our favorite beach in Long Island. The house is so well maintained and the owners have consistently been a joy to work with. We plan on going back every summer and every fall.

We have been renting this house for a few years in a row - and keep coming back because it is all that you want and more - description is accurate, location is convenient and the owner is very accommodating & responsive. I highly recommend this place.
