Spotlessly clean, close to train station.
47 steps carrying suitcase up the stairs. (But, we knew that in advance)

The B&B is very centrally located half a block from Roma Termini station. It’s about a 20min walk to the Colosseum and other key sights in the city. The facilities are modern and meticulously clean. My room was basic but comfortable and included AC, wifi and a small fridge for drinks and snacks. I did not have breakfast as I had to leave very early for the airport. Considering hotel prices in Rome, value for money is probably good if you’re staying more than 12 hours! Hosts were responsive to questions and friendly. I’m happy to recommend this as an option for people not intimidated by the 47 steps!
The Vikey app was fidley, especially to open the front door. It took a few tries to get it to get it to work.

Excellent location.
Steps to the top floor, although we were warned. Feels very much like a 2 star hotel. Room was exceptionally clean, but bare with a small window and almost no view. Ok for one night for the price, but would be depressing for longer.
