Our group of ten (four couples) and two single adults thoroughly enjoyed our trip to 30A and specifically our stay at the "Caribbean Breeze" house.
Four of the eight bedrooms were en suites with private bathrooms that provided separation and privacy that was very nice. There were 3 other full bathrooms for the remainder of the guests to use. Two Large bedrooms both with ensuite bathrooms are on the top floor - the front bedroom had a deck and views of the Gulf where the back bedroom was also large and great for sleeping. The smallish kitchen, living room area, large deck and two bedrooms (one ensuite) were on the second floor - as well as the dining room area and an additional high top dining table. There were 4 bedrooms (one ensuite) plus a sleep sofa/living room on the ground level and another kitchenette. Each bedroom had a television which was a great bonus. The outside heated pool was also a popular hotspot for everyone.
We had three minor issues - wifi password), pool bypass button and television remote issues - that were addressed (one immediately by phone - the wifi) by Royal Destinations who manages the property. There was frequent communications from them - our check-in was flawless. They answered immediately and sent a knowledgeable and professional handyman to address the issues the next day. Very pleased with their responsiveness.We also had a package delivered after we had already left and checked out and they were able to retrieve it and sent it back! Nice!

Our family thoroughly enjoyed this home. Very clean, well stocked, and so close to the beach! The pool was great and the putting green a nice bonus. We had a couple minor glitches and management was very friendly and responsive and took care of everything right away, and checked in to make sure we were satisfied. Couldn’t be happier!

Wonderful home with lots of adult bedrooms and an awsome bunk room with queen beds and bunks on top. Pool with lots of games and more board games inside. Plenty of garbage cans, maybe 6/7, which you will appreciate if you've stayed in large homes before with only 2 or 3 cans. Accross the street from the beach. We had a great time and this house had everything we wanted including parking for 6+ cars.

Nice house, great location. Our family(3 sisters) live very far apart so we wanted to a big house to accommodate 13 adults. Its right across the street from a private beach, has a pool and had enough bedrooms.The only complaint is when it rained we had flooding on the first floor( that is why there is a step up to the bedrooms?) and the 2nd floor slider leaked. We let management know and they asked if we needed extra towels, which I found appropriate at the time.

The only reason this property didn't receive 5 stars was due to some daily issues we had. It almost felt like we were the first guests in this house for the season. WiFi did not work or get fixed for many days, this was frustrating as part of our group planned to work while there, so we had to utilize our own hotspots to do so. When it did work the information provided for connecting wasn't accurate. It seems that there was work done outside prior to our arrival, we found many nails on the patio and in the driveway. The AC was not working on the 3rd floor. We were not aware that the access to the beach was down 3 flights of stairs until a few days before our arrival, it would be beneficial to list this information on the description of the property. The hot water in the house wasn't working throughout the house. The access code to the beach did not work, and it did change during our stay, but we were not aware of this and we had to reach out. However, even though there were these issues, management was always quick to respond and get things taken care of, which was awesome. They did send us a gift basket while we were there to compensate for the issues we had - which was totally unexpected and gracious of them. Overall, it was a great stay, but the app could have been updated with accurate information and that would have reduced our need to contact them almost daily. We had a full house of guests and this house was perfect for our 5 families. It was nice that we were able to communicate with management via text, email, the app, phone, etc. Would stay again!

Fantastic location. Large enough so we had our own space when we needed but could still all gather together for dinner or game night. We used all the “toys”; bikes, pool, corn hole, pool and putting green. Perfect family get together. Only negative is we were told 30A doesn’t offer recycling pick up which left lots of plastic & glass in the trash. Not use to that.

The Caribbean Breeze home is everything it is described to be. Great location, wonderfully furnished with very nice bedrooms, up to date bathrooms, televisions and plenty of outdoor activities i.e., heated pool, basketball, putting green, corn hole, etc. The access to the private beach is very close and the beach a Gulf are beautiful! We never missed a sunset. I would highly recommend this home to anyone!

The house was amazing-even better than advertised. It was very clean, very comfortable, and there was plenty of room to spread out for privacy or down time, yet also plenty of large areas to all gather together. The beach was super close-just across the street, and the location of the house made it close enough for us to go either way on 30A and quickly get to our destination . We also rode the bikes to go to breakfast and that was so fun. We would most definitely stay there again.

We were pleased except for a few maintenance items. I'm not sure how closely the property was inspected before we arrived. There were some roaches and a broken light globe and a burned out light bulb in one of the bedrooms. The chains on 3 of the 6 bicycles had to be repaired before we could use them. The swimming pool was murky like it needed to be cleaned.I was a little disappointed to see that in the directions to the beach it said 48 steps. I didn't realize they meant 48 stair steps down. Not too bad going down but a real problem for me coming back.I would recommend this property to a friend after I told them that the beach entrance was 48 STAIR steps down to the beach.

The house is great for a family reunion! Lots of space for everyone, with lots of games and activities to keep everyone smiling! The beach was close and beautiful! We had a couple maintenance issues and the property management staff was always available and helped us quickly. Great customer service! Thanks for everything, can’t wait to go back!

Love how close it was to the beach, the private pool was a big plus,, the main kitchen and living room are pretty spacious for gatherings, minus is that the AC blows from the bottom which makes it cold to walk, one of the rooms didnt have enough blankets, but thats an easy fix. The company is very communicative, and will respond quickly to any conserns in. Grateful for the experience. Its in a quite beautiful area, i would say.

We had a great time! The rental was across the street from the beach, clean and accommodating. We had a large family, and were able to allow separate spaces with bedrooms on 3 levels. We had a few little issues like the pool heat going out and a chain coming off a bike, but the staff was responsive and got those issues fixed asap. The bikes were a major bonus as everyone loved riding and visiting the neighboring shops and restaurants along the path. The location is great between Rosemary and Seaside, and we visited the cute little city centers in both areas. We really enjoyed our time and highly recommend!

The rental was across the street from the beach, clean and accommodating. We had a large family, and were able to allow separate spaces with bedrooms on 3 levels. We had a few little issues like the pool heat going out and a chain coming off a bike, but the staff was responsive and got those issues fixed asap. The bikes were a major bonus as everyone loved riding and visiting the neighboring shops and restaurants along the path. The location is great between Rosemary and Seaside, and we visited the cute little city centers in both areas. We really enjoyed our time and highly recommend!

We had a wonderful stay at Caribbean Breeze. The house was spotless and well furnished. Royal Destinations was easy to work with and whoever they use for housekeeping did a fantastic job. The beach is a short walk from the house and our group really enjoyed the private pool. We're already planning our next trip and want to stay in this house again.

This house was just about perfect! We spent a week there over Labor Day with 15 people (3 families). We had plenty of room for everyone, even with 8 kids in virtual school and several adults working. Access to the beach couldn't be easier, literally right across the street, so we were comfortable letting the kids go back and forth. Even though it was a holiday weekend, we were relieved the beach was not very crowded, allowing plenty of room to social distance. The location was pretty ideal.
The house was very clean and nicely furnished. We were a little concerned with travelling during Covid, but seeing how clean the place looked and how fresh it smelled helped put me at ease. The kitchen was nice, we really enjoyed grilling by the pool and it was great that there was plenty of table space for everyone to sit together. We enjoyed the yard and all the outdoor space, and the balcony was perfect for morning coffee or evening cocktails.
The kids loved playing basketball in the driveway. The house came with 6 bikes, but we rented a few more since we had a large group that wanted to ride. They were delivered and picked up directly at the house which was super convenient.
We will definitely rent this house again!

The house is a short walk to the beach and a quick drive to Rosemary Beach. The private pool is nice and the house itself was fine. My main complaint is that the house was dirty. There was a poop in the toilet, a cockroach ran under my luggage, the kitchen sink drain was moldy, there was mold growing in the shower around the grout, the drain wouldn't drain in the hall bath so we lifted it up and there was black mold so we bleached it, there was mold in the front load washing machine that we had to bleach. The list goes on. We've used Royal Destinations 3 times in the past but at different rentals so I'm surprised cleanliness was an issue since we've never experienced this before. They say on their website that they're following CDC guidelines and cleaning extra in high touch areas but that can't be true.

Caribbean Breeze
I would absolutely rent this house again if we ever need this much room. There were 5 families split between the 8 bedrooms and everyone was happy with the arrangement. The pool was great and the beach access was across the street. The property manager was always available and never let us wait for anything. Thanks for the memories!

This was our 5th trip to 30A and second time staying at Caribbean Breeze. We had 18 people (4 families) and it was perfect for us. With two kitchens we could either spread out to cook and eat or all come together on the main floor when we wanted.
We loved the changes from our last trip, especially the updated bathrooms and showers and the new, large deck. It was great for morning coffee or for looking out over the pool (we used the pool heater and the kids had so much fun swimming there we barely made it to the beach). :)
It was so nice having plenty of parking and not having to move cars whenever I wanted to drive some place further away, and the house just felt fresh and clean. It all made for a wonderful, relaxing trip.

This property was just all right. The living space was on the small side for 11 adults. I cant imagine if we had a house full of active kids. The 3rd floor bedrooms were very nice. Other floors we fine. The barstools for the tall table were TERRIBLE! Extremely uncomfortable. The appliances worked but not well. Definitely needs updating. The fridge took days to get things cold then in certain areas other things would freeze. Oven cooked very hot & dishwasher barely closes. The smell from the washing machine was HORRID. Bike tires were mostly flat with no way to pump them up. We've only stayed in 1 other rental & it was much nicer. Maybe this is to be expected in a rental...?? Overall it was just ok. Most of the negatives weren't bad enough to hate it but I wouldn't want to stay at this same property again.

Location, Location,Location
Perfect house for a large group. We had three families including babies. Direct access to a private beach (but expect a walk down 49 stairs) that allows tents. Also close to Alys and Rosemary beaches (1.2 miles ) and The Hub as well as 30A restaurants and shopping.
Pros: : Location, 8 bedrooms very comfortable and ample closet space, new TVs with xfinity, Apple TV and Hulu in every room renovated bathrooms, bikes, pool, parking for several cars. Furniture was clean and comfortable. Two kitchens! Lots of kitchen seating. Hose and shower as you come off the beach Private Biggest pro was the Royal Destinations service. They supply abundant towels and sheets, offer lots of services and rentals and answer 24/7. They are so fast to show up and Tim the maintenance man was delightful!!
Cons: the porches Need attention, several rails were missing or not secure. The boards were splintered and need painting.
Kitchens were stocked well but appliances were old although still working well. The dryer didn’t heat but maintenances fixed immediately and now it has a new heating element so this is now a pro!

The location was the best part of this rental. The house was dirty:stains on the couch, worn out appliances (ice maker didn't work), disorganized and mismatched kitchen stuff. Partially updated house, some bedrooms were old and some updated. The washer had a ring of mold around the door. Missing rattan on the kitchen chairs. Loose balcony rails on the second floor. Thin walls and doors, you could hear what someone was doing in their bedroom across the house. Two storage bins of moldy broken pool toys, which I cleaned up or trashed. Two trash cans filled with trash at the back door that stunk when we arrived. Very disappointing.
