My family enjoyed our stay at the Tugboat house. Location was great! It was nice to be walking distance to the beach, Belmont Park and restaurants. The house was as described. It has 3 levels and lots of stairs but worked out for our group. Garage fit our 2 cars. Kevin was a great host and responded quickly to any questions I had. Would recommend!

This property had it all! Location, everything from inside the house to the beach. We literally did not need to pack any of the fun stuff (boogie boards, beach chairs, etc.) We have multiple families with children so having an entire house was less stress on us. The roof top deck views were amazing and perfect spot to see the SeaWorld fireworks. Kevin was an excellent host! We will definitely be staying here again!

The tugboat house is in a great location- short walk to the beach, shops, and restaurants. The house needs several updates and deep cleaning.

Rented the property with my family (2 adults, 7 yo, and 2 yo) and friend’s family (2 adults, 7 yo, 3 yo). The place is huge and easily could have fit another family. Location is great. Owner also provides lots of beach stuff, including a wagon, lots of chairs, boogie boards and surf boards. Great rental all around.

When signing up to stay in the tugboat house, expectations are very high. Almost immediately they were surpassed. The house was equipped with almost everything you could need for a beach vacation, there were ample beds and the interior was inviting.

This is such a quirky and fun house to stay in. We were small group of teens and adults and we all loved the quick walk to the beach. The house has great views from the top deck and you really do feel like you’re on a ship. We all slept comfortably and the property manager, Kevin, was super responsive and helpful. Thank you!

We had a super fun spring break here. Although unusual it was clean and comfortable. Plenty of room the spread out. Easy location. Lots within walking distance. Garage for parking. And we could watch the sea world fireworks every night from the rooftop patio. Great memories!

Let me start off by saying this home is a creative property with plenty of space and fun for the whole family. We stayed with 3 generations in this home and all of us were able to trek to the beach without any problem. The Mission Beach neighborhood was full of families and the home felt safe at night and was very convenient during the day to the beach and a great local coffee place. The owners left a helpful book for local resources. We did drive to Trader Joe’s for groceries and it was maybe 15 min. That said, this unique property is in need of some updates. There are bathrooms on each floor. The third floor shower leaked the first night into the 2nd floor master bedroom. Cracked shower pan?? Luggage got slightly wet and we left towels on the floor for a day to be sure it didn’t spread further. The appliances in the kitchen (namely the stove and oven) need replacing. Two of the five burners functioned properly, though the pans were pretty old and beastly to clean. The dishwasher is new though! We could have used a bit more toilet paper, and the beach seats weren’t all intact. Though the beach towels and other beach amenities (umbrella and boogie boards) were all very useful! A typical sedan should fit in the garage no problem, our gigantic Yukon XL did not. We parked at the nearby beach public parking at the end of the peninsula. We unloaded the car without a problem, just would fit with the garage door down. Unique properties tend to be more costly to renovate, and beach rentals surely see more than their fair share of rough use from guests and overall beach weather. That said, this home could go from “fun but okay” to “fabulous and unforgettable” with appliance and bathroom updates. Extra bath towels/wash cloths, adequate hand soap, and a bag of local coffee would go a long way in making families feel better accommodated even without the more costly renovations.

Everything went smooth and Kevin, the property owner, was on point with communicating details we needed. The location of the house is great at the quieter end of Mission Beach. The house layout allowed us to separate early morning folks on one floor and and the late risers on another. Great communal space as well. Stayed 3 nights for a bachelor party and had a blast!

This house had the perfect location. Lovely outside area and fun theme. The cleanliness and quality of the furnishings left a little to be desired. Some things need an update for sure, but the kids loved the place. Nice stay for spring break with kids.

We have been renting beach houses in Mission Beach for the past 13 years. The Tugboat house is certainly the most unique one that we’ve ever stayed in! The location was great - quiet but close to the beach. Close enough to run back to the house when the kids needed to go to the bathroom. There were more than enough beach chairs and toys for us to use and enjoy. The kitchen was well stocked and had everything we needed. The kids enjoyed hanging out in the downstairs room and played video games while the adults hung out upstairs and socialized. The littlest kids enjoyed pretending that they were in a real boat! We had fun and enjoyed being together without worrying about being crowded together in a small living space.

Unique and comfortable house in an amazing spot, just steps from the beach. Quiet neighborhood, and having a garage is a huge help because street parking would be impossible here. Would stay again.

I came here with a group of 8 adults and 2 kids. It was a great space filled with all the necessary beach supplies and having a garage for parking was key. The beach is just 5 doors down and Belmont is a short 10 min walk along the boardwalk. We also made a lot of use of the front yard space for eating lunch. The only quirky thing was the kitchen was on the first floor while indoor dining room was on the second floor, and we had some challenges with the burners. But we ended up eating out most of the time.

I had a blast playing Rock Band with my family. Who knew a 56 year old mom could sing (lol). There were bikes, boogie boards, chairs, surf board, skim boards, etc. The room were spacious and accommodating. We only had 4 with us but easily could have had more. We had plenty of privacy when we wanted it. The access to the ocean was great. Just grab your stuff and walk over. There is a two car garage which is the best if you've ever had to try to find parking in the area. Also air conditioning which for us, is a must. All in all, it was a fabulous, one of a kind house and we can't wait to go back.
