Historisches Bauernhaus mit Turm in der Mitte einer Familie Grundstück von ca. gelegen. 300 Hektar mit Eichenwälder, Sonnenblumenfeldern und sanften Hügeln, 16 km von Todi. Mit antiken Möbeln, die durch die Handwerker von Todi renoviert und ist der ideale Ausgangspunkt für Kultur- und Naturausflüge. Die Schnellstraße E45 Terni-Perugia ist 12 Km weit entfernt. 3 km ist es möglich, eine extrem seltene Beispiel fossilen Wald besuchen. Es gibt keine andere Häuser rund um die Villa so ist es eine ruhige Lage und die Gäste haben viel Privatsphäre. Das Anwesen verfügt über einen großen Garten mit einem 13x5 Meter-Pool, ist das gesamte Anwesen für den privaten Gebrauch des Mieters. Es ist geeignet für 3/5 Familien, die gemeinsam in den Urlaub oder für Gruppen bis 25 Personen gehen wollen. Das Haupthaus verfügt über 7 Schlafzimmer für insgesamt 15 Schlafplätze + 2 Doppelschlafsofa. Die Angehörigen (Turm) verfügt über 2 Schlafzimmer und eine vorübergehende Raum mit Doppelschlafcouch. Beide haben ein Schlafzimmer mit Bad für Rollstuhlfahrer geeignet. Restaurant / Pizzeria und Supermarkt 1 km weit weg. Es ist möglich, direkt vom Eigentümer Olivenöl und Wein kaufen.

As others have said, even more lovely than photos. We were 8 couples aged 23-77 for a week with room for more. A real advantage is the en suite bathroom situation, albeit some bathrooms and showers roomier than others. Highlight is outdoor dining patio where we took all meals given the mild September weather. Chef cooked two yummy dinners for us. Also glad we ordered villa owner’s olive oil and red wine.
Short drive to major Umbrian sights. However, we recommend you go for lunch in nearby Sangemini for better Italian restaurants and atmosphere. Be sure you’ve well understood directions to villa since GPS misguided couple of us.

We held our wedding at Il poggio and it was beyond perfect! We couldn’t have asked for a better host or a better location. Everything exceeded our expectations and Guido and Orietta made the experience much better! Communication was easy and check in and out was smooth!

I stayed here with 9 friends in October 2022.
Like previous reviews stated, the photos online do not do this house justice.
The house was big enough so no one felt cramped.
The pool was refreshing, the olive trees and garden herbs made wonderful centerpieces.
Orieta is THE gem of this place!
I hired her to cook 5 meals for us and was blown away by how good the food was, how much food there was and such a low cost, it's the best deal.
After a day of sightseeing, you come home, have a glass of wine, enjoy the sunset and voila dinner is on the table. No need to go shopping or think about what to make.
Orieta and her assistant clean up as well, this truly made the trip that much better.
I can't recommend this house enough.
Guido is always super fast with his response and helped me arrange a car service to a winery and to the airport among other things.
The house is not near any particular big town, Terni is about 15 mins away, Todi is 45 mins, Assisi, Deruta and Orvieto are all about an hour, so rent a car and enjoy the beautiful Umbrian countryside!

Over the last 40 years or more we have travelled to Italy to see family and more often or not we would book a villa for 10 to 20+ people, this year after been cancelled for two years, 21 one of us had our holiday, what a wonderful restful week, made so much better by a great villa and pool, every bedroom was big enough, each had its own bathroom, the eating area outside was wonderful for our evening suppers, we got the staff to cook a meal on 3 different nights, one was a 4 course, one was two courses and the 3rd was home made pizza made in there own outside oven, the whole week was great for everyone from age 1 to 81, the pool was very clean and cleaned everyday, i would recommend this villa for ant big groups to enjoy jim

We were a group of 17 friends staying here over the course of a week. It is an extraordinary property in a incredible location. Huge grounds, wonderful rooms full of character and each with their own bathrooms: great facilities. Also beautiful big communal spaces plus plenty of nooks and cozy spots or space to be alone. Pool is large and lovely. All overseen by a magnificent Oak tree which is the heart of the place. Difficult to fault anything. Orietta who oversees the place was always minutes away and super professional and responsive. We will definitely be back.

Amazing stay in a beautiful villa!
Just came back from a brilliant stay at this villa. We were a group of 19 (aged 25) and had a fantastic time - the villa was even better than the photos and the pool area was amazing with enough sunbeds for all of us. We had the chefs cook us 3 course meals for 2 of the nights which was delicious, easy and great value for money. The villa is a short drive away from a great pizza place and a small supermarket (which sold everything we needed), however there wasn't much within walking distance - although we didn't really want to walk anywhere in the heat! Orietta and team cleaned the pool every morning which was great, especially after a storm on one day! One thing to note is that there is no aircon, meaning in some rooms it can get quite hot at night, but closing all the shutters in the day helped keep the rooms cooler. We all had the best time - Thanks Guido and Orietta! :)

Wonderful place on top of a hill with 360 view. We were 14 adults and 7 kids and had plenty of space. It’s a perfect place to just relax with your family and friends, chill in the garden and by the pool and cook something good (kitchen is very well furnished)

La maison est superbe et la vue est magnifique. Nous avons pu faire la fête tous les jours sans déranger personne vu la situation exceptionnelle de la propriété. Nous avons également fait appel au service de cuisinier à domicile 6 soirées et tous les repas étaient excellents et variés. Le personnel est également très serviable et fort sympathique. Die Lage und Anordnung der Gebäude ist wie aus einem Bilderbuch entsprungen. Am Hügel, am Ende einer Zypressen-Allee und von Weinreben umgeben. Mit Aussicht auf die umbrische Hügellandschaft und in der Nähe von interessanten Ausflugszielen.
Die Infrastruktur ist in sehr gutem Zustand und der Service der Gastgeber ist top. Wir kommen wieder! 🙂

Traumlocation
Wie waren eine Gruppe von 26 Personen und alle waren extrem begeistert! Kinder und Erwachsene! Selten erlebt man ein so liebevoll und perfekt gestaltetes Haus, vor allem in dieser Größe! Stilvoll, funktionell und bis in jedes Detail perfekt durchdacht und gestaltet. Lage und Umgebung sind such sehr besonders. Definitiv eine Empfehlung.

Villa is better than pictures, lot of space both indoor and outdoors,
Swimming pool a bit cold temperatur but very nice with the outdoor kitchen that we used for baking and homemade pizza in the oven. Just fantastic, would love to come back

Excellente semaine de vacance
Super semaine de vacance. La maison magnifique est idéalement dimensionnée pour nos 5 familles, surtout avec la tour qui a permis aux adolescents d'avoir une certaine indépendance.
Dommage que l'eau de la piscine ait tournée mais cela ne nous a pas empeché de nous baigner chaque jour.
Accueil sympatique et discression de Orieta.
Et bravo pour ce superbe gazon très bien entretenu !

A truly magnificent villa! The reception by Orietta, with an extensive tour of the whole villa (including the tower and all the facilities), was great. She also passed by several times to see if everything was ok. The bedrooms were all spacious and included their own bathroom. The beds were good, with also a set of towels for each bed, and everything was clean. We did not spend much time inside because of the good weather, but the main area is very spacious too with a few large dinner tables and quite a few comfortable sofas. Also, the WiFi was fast and stable most of the time.
The covered terrace with its enormous dinner table (room for >25 people) was perfect. We were with a group of 21 adults and there was plenty of space for all of us. The view all around the villa was fantastic.
The kitchen was also very good, with a professional dishwasher, a big double sink, an excellent six burner gas stove with a large oven. Also there were more than enough dishes, cups, glasses and cutlery.
And then of course the swimming pool: it was fantastic. We went to several villas in Umbria, but this was the first one with enough pool chairs for everyone of us. The pool was clean (someone came to clean it daily) and perfect to just float around or for some more active swimming. Again, the view here was awesome.
There is so much more to tell about, such as the separate building with table football and a ping pong table, the great outdoor kitchen for both barbecue and pizza baking, and the beautiful, huge tree that was illuminated in the evenings...
If you are looking for a truly fantastic villa in Umbria, this is the one!
