The location is amazing. The house and garden are spectacular. There is a lot of space. The decor is lovely. The baths enormous. Good instructions in the house. Comfy beds.

These are all small and easily rectifiable things but annoying given the price of the property: There was no shower/bath gel which we did not realise until the morning and so had to go out before showers to get some. Seemed strange for an equipped house. The towels were tiny - honestly not big enough to cover an average sized person. The key box code we were given was wrong. Luckily the first code we were sent, which we were told to ignore in favour of a new code, was the right one. The WIFI details sent were also wrong but luckily the one in the house book was right. Before I found the correct code I texted the contact number I was given but never received a reply. It was clean but a bit dusty in places.

I have been trying for over a month now to get my deposit back for the stay. I have emailed, no response, I have rung the central number which cuts off, I have rung the local number which just rings and cuts off, I don’t know how else to get in touch. Shame as it’s a great place but to have kept £350 from Me is unacceptable

Great location. Right in the centre of Rye, its most beautiful part. Very comfortable, very comfortable beds, very large historical house and garden. Great for a family or large group.

They promised to return the large deposit within five days. It has been over three weeks and we have not yet received our deposit back. No coffee pods for the coffee machine. A burnt out lightbulb in the ground floor loo, so could not use. Soap in only 2 of 4 toilets. Check out time 10am, but no option to leave bags is disappointing.

Very easy check in, all details provided to us before arrival and were simple and clear. Collected keys from Lock box that was very easy to find.

Perfect location, beautiful and quirky house, well decorated and furnished. Perfect for a family gathering, with a good outside space. Some parts of the house may not be easily accessible if you are elderly?

Nothing to dislike about the house, however if you are elderly you might find the walk from the house to the main High Street or other parts of Rye difficult, cobbled street and the climb up West Street of Mermaid Street might be taxing.

Absolutely hate to give a bad review, in fact this is the first time but as a frequent traveller, I have to say the response I’ve had to the problems we came up against in the property is the worst I have ever experienced. . To start our holiday off we had to thoroughly clean the kitchen. The cups were dirty, as were the glasses, plates and cutlery. We cleaned everything including the dirty pan that was left in the oven with left over food. Even the toaster was dirty and full of other peoples crumbs. A manky half full bottle of hand soap was the extent of any COVID prevention put in place. The toilets were the most surprising, a left over half used toilet roll was in one bathroom and clean towels left on top the toilets. One of the highlights of the holiday home were 2 lovely baths and a shower, only we had no hot water. We read the manual and as per instructions we text the number to ask what we should do, but no reply. We eventually found the boiler and an emersion heater, once again as the manual said don’t touch the boiler, we had to leave it. We phoned countless times in the morning and eventually given instructions to turn the emersion on. We were now on our second day and had had no hot water until the afternoon. The lady I spoke to was understanding and apologetic about the state of the home, we were told it was a new cleaning company. She said how sorry she was and to leave it with her, she would get back to us shortly and sort something out for us, try and give us a late check out, in her words to make it up to us. We have been back over a month now and have still not received a phone call. We phoned the next day but no answer. We also text and sent several messages through booking.com but no reply to any of them. Throughout the stay the baths were unusable as the emersion didn’t heat enough hot water to fill even a quarter of the bath.

A lovely large house with plenty of space and in the middle of Rye so convenient for everything locally.

The location is perfect, the kitchen is modern and the garden is beautiful.

The house had slug trails in the lounge and some of the furnishings (curtains, cushions etc) are tired and didn't feel clean. Only 1 shower between 4 bedrooms - other 2 rooms have baths.Overall the quality did not match the price. We reached out to the 'support number' and got no response.

House is a bit tired.

It was all perfect, the house, all the facilities, the garden, the location, the comms with the owner. We really really enjoyed our stay.

Situated in the heart of Rye, on the cobbled streets, this is a beautiful house. We were a family of 5, but it’d also work well for two families sharing.

The house was perfect for us, we are a family of 5 and the children loved having their own rooms for two nights! We loved the cinema room. The adults loved the peacefulness of the lounge and the fires.

The location is exceptional. The house is huge and oozes character. I would stay there again in a heartbeat!

If I was being really fussy, it would be nice if all bathrooms had a shower. but aside of this the bathrooms were lovely.
