It was clean and the entire complex was well maintained. The only downside was parking. There is tandem parking in the garage and apparently only one designated space outside. Don't bother trying to park anything larger than a medium sized SUV in the garage. Because of the location of this unit there was no room to make the turn. Some of our family had to park outside the complex. Very inconvenient! Must be very trying during the busy season. That aside, our stay was wonderful with beautiful views of the beach. Definitely would recommend this property to anyone interested in a family friendly vacation.

There was a nice pool and tennis court for days the surf was too high to go into the Gulf. I would definitely rent in this location again.

This particular unit could use some work. The faucets all dripped. A lot of the furniture was broken. The refrigerator drawers were broken and one shelf was missing. The umbrella on the deck table was stuck halfway up. There were no curtains or blinds in one bathroom window that was directly in view of the property across the street.

The management company was great. The late check-in process was as easy as could be. Everyone I dealt with was helpful and polite. They even called us when the cleaners found one of my son's shirts in the laundry and asked if we'd like them to send it to us.

Next time, I'll look for a different unit in this same complex. If I can't find a unit here or at an equally good location, I'll stay in this unit again. And if they fixed all these small issues, I'd save myself the trouble of shopping around and go straight back to this unit every year because the location is amazing.

Love this location! It was located on a quiet area beach and near the less populated public beach, Gulf National Seashore and Fort Pickens. The teens in our group enjoyed the short trolley ride to Pensacola Beach central hub activities. The deck and kitchen were nice and there was plenty of room for 10. I realize sand is a given on a beach vacation but I feel like the cleaning staff forgot to vacuum and check this before we arrived. I gave it a 4/5 only because there was sand on all floors in bathrooms, bedrooms, and living area and also on furniture. We still loved it, just had to constantly wipe our feet off even when walking from shower to bed.

The futon in the master bedroom, tables in middle of living room, and the lamp shade taped to the lamp. Glass table tops not secured in living room.

Reviewer Comments: Been going to Portside Villas for 40 years. Still a great spot, not crowded and easy access to beach, Fort Pickens and shopping/restaurants. This unit was okay. Well equipped with kitchen supplies but furnishings a bit dated, very small tv is living room, 20+ year old box tv in master bath, etc. The dryer did not work well (required multiple cycles to dry cloths. Seemed like the only unit that did not have a wood deck next to garage making clean up difficult and hard to avoid tracking sand into the condo. I highly recommend Portside Villas, but would probably seek out a different unit next time.

Overall, I do not recommend this vacation rental. Reviewer Comments: My family and I first vacationed in Pensacola 2 years ago, and fell in love with the Portside Villas property. The beaches were very private, property was gated, and the pool was large and very clean. When deciding where to stay this year, Portside Villas was the only place we considered. Compared to our rental 2 years ago, this unit had a few noticeable things missing. The biggest issue was the wash-off area under the house. Most units have a large decking area where you can wash off sand and place beach items, this unit only had a small number of stone pavers to walk on. The main issue with this is that the sand did not wash off the stone pavers, so sand was still on your feet and tracked into the house. Another issue we found was that there were no rugs anywhere in the house, every surface was tile. Without rugs, there is nowhere for sand to be caught, so sand was everywhere on the tile. Besides these issues, the property was very clean and very nice. The kitchen was large, the air conditioner worked very well, and the living area was great.

We have been staying in that complex last 5 years and first time in that unit ! Love the plzce
