Location is perfect, but two of the rooms do not have a way to keep the morning light out. There is a skylight in the main room with a pullout and one of the bedrooms does not have window coverings that cover the top portion of the window. If you love waking up at sunrise this place is perfect, but if you prefer to sleep in a bit while on vacation you may want to consider other options. Access to the beach and all of the water toys is a big perk. Loved taking the electric Duffy out.

We had a great time and my teens loved how much there was to do. Cruise the bay on the Duffy boat, ride bikes to the Wedge, paddle board and kayak on the bay and walk to the beach across the street. We also enjoyed the beautiful back patio on the bay.

Beautiful property with added benefit of Duffy for the peace and fun of the harbor. Owners totally on hand to help with questions and just a visit.

My husband and I started our trip in Irvine at the Janet Jackson concert then spent the next 7 days just a short ride away in Newport Beach living like Rock Stars on the marina in the cutest upstairs condo with our very own Duffy which we took out to sea every day. Although the locals called it a "June gloom" it was such a romantic, exciting, and adventurous much needed vaction. And the owners Judi & Nuel were the sweetest couple who had their own exciting stories to tell. Booking this property will not leave you disappointed.

We stayed 5 nights in this gem and absolutely loved it. Our hosts were very nice and accessible when we had questions or needed anything. The Duffy boat was a unique inclusion that made the visit to beautiful Newport Beach even better. It really made us feel immersed in the local way of life. Thanks for making our first visit to Newport Beach amazing and we hope we can visit again someday.

This is a great place to stay. The property is an upper unit that has two bedrooms, a bath, and a combined living room/dining room/kitchenette. It's very well appointed and has everything you might need for a stay near the beach. Judi and Nuel are great hosts and even though they live in the main unit of the property, we hardly noticed them unless we needed them. They do a great job making you feel like you have the entire property to yourself. The use of the duffy was the highlight and we were out on it many times during our stay. The area is very quiet, and it is so peaceful and relaxing on the back patio overlooking the bay. We even caught a bass off the dock. Lots of great restaurants within walking distance, or use the duffy to pull up to most of the harbor restaurants. We really enjoyed this property including the ammenities like the kayaks and the duffy and the quiet location. The hosts are also a very pleasant part of the experience. Thanks Judi and Nuel! Amazing spot, the hosts live right under the unit and they are very friendly and very hospitable - we stayed for Memorial and had a group of friends out on the patio enjoying the water. Being able to take out the Duffy a few times such a huge advantage. Will stay again, recommmend.

Property was very pleasant and perfect for our needs!. Wonderful setting, beautiful patio AND the very generous use of our Host's Duffy. Lori and Nuel are very responsive to any and all questions. Very much enjoyed our stay and will look to book again if in the area!

This is the second time we've stayed here. Judi & Nuell are great and they provide everything needed to enjoy the beach and bay.

Judy and Nuel are lovely and have done a great job making this small apartment feel like home. Since this is an owner occupied rental they are available when needed such as when all 3 tv's didn't work day one. They had the cable company there the next afternoon but even then some written directions for the television remotes would be helpful. It was chilly and rained two of our 3 days but we did take the Duffy out twice. The Duffy does not currently have window zip sides so come prepared to bundle up if it's cool, however, the Duffy was our main reason for renting and Newport harbor is a beautiful ride especially with all the Christmas lights. The apartment was clean and comfortable, just be aware there is not much of a view from any window. The patio is super nice and direct waterfront but for us felt a little awkward sitting in front of their living area window. Don't misunderstand, Judy and Nuel were awesome and accommodating, it's just a bit different renting from owner occupied. One tip:. Awesome cannolis from Mario's, basically around the corner!

The property is in an excellent location, backed up against the harbor and a short walk to the beach. The property gives you access to bicycles, kayaks, and skim, boogie, and paddle boards.

We enjoyed our stay and the little Duffy boat is so fun! Being on the on the bay is a wonderful setting and the beach access was easy too. While the patio is downstairs off the owners area, we had private usage. The hosts are very friendly and were quick to try to address any issues. We suggest they get an easier TV system as on we could not shut off one and one we never could get to work right, and the hosts weren't able to help. Also, make sure the air is on for arrival as this upstairs unit took a really long time to cool off, and the day we arrived was during a heat wave. Thank for sharing you place with us!

We rent in OC every summer. Nuel and Judi were great. All the reviews are accurate the apartment is very small but we are always on the go especially with the use of the Duffy so it worked great for us.

This place was wonderful for our family. The location on the bay is lovely and it's just a few steps to the beach. The Duffy was ideal for exploring the bay. The water sports equipment, beach toys and bikes are an added value. Host Judi was wonderful and caring. Thank you so much.

The property sits just inland of Balboa Blvd, backing the Balboa coves. Not only is the beach just a few blocks down the way, but the the back yard deck allows for direct access to kayaks, standup paddleboarding, and boating. Judi is a great host, very gracious, polite and considerate. Thank you for the great time!

We had a great experience! Nuel and Judy were great hosts. The house is a short walk to the beach and right on the back water way. We loved boating and paddle boarding daily. The boat worked great and fit all our family and friends. The upstairs place is small but had everything we needed. Would love to come back next summer.

We stayed here over July 4th weekend. The two bedrooms worked well for my wife and two daughters. The main room was just fine for all to sit and chat or watch TV in evening. The kitchenette works great for anyone (like us) who eats out, and just needs a fridge, microwave and toaster oven. Location at the head end of the peninsula avoids all the traffic chaos, and you can walk or bike to the Lido area. The real upside of this rental is the toys that the owners provide. They live in the same structure, so have bikes, boogie boards, chairs, umbrella and towels stocked in a wagon for you to pull to the beach. Then, you have lagoon access to two stand up paddle boards, two kayaks, and a DUFFY! We cruised daily in the Duffy, hitting multiple “dock and dine” restaurants, and taking in the harbor views. Hard to beat!

Our Hosts were the best part. Great location with access to a Duffy boat to cruise the bay and a short walk to the beach and ocean. Everything you need is supplied. Beach towels, boogie boards, paddle boards, wagon to shuttle to the beach, starter supplies, umbrellas etc etc. Judi and Nuel make you feel so welcome. The deck is wonderful as well. The only improvement would be a new shower head, and a better mattress in the King room. Otherwise a terrific stay!!!!!

This was a perfect getaway spot. The location was great - we could walk or boat to so many things. The owners are so nice and helpful any time you need anything. It was surprisingly quiet considering the number of homes and people around. The use of the Duffy boat was amazing. We had so much fun going to restaurants and cruising the harbor. I would definitely go back to this same spot!
