Great condo, clean, good location, resort seems nice. Only complaint is we had no hot water in kitchen, complained morning after we checked in but never had it resolved for the week.

Nice Location: Pickle ball drop in across street, every morning for 100 pesos. Soriano store about 1/4 mile south. Really appreciated water delivery for $5. Food park across street. Elevators continue to be a negative, as one is out of service quite often. Change since previous visits- No beach or Sunscape grounds access after 8 PM. Great view. Safe was inoperative upon arrival, still not repaired after two week visit. Microwave broke, but was replaced after a couple of days. Overall 4 stars out of 5

We stayed 6 nights at this condo. It was perfect for us! We were here for our honeymoon. They are very strict about checking in exactly at 3 pm. We got to the building at 2:45 pm and we had to wait until 3 pm to check in. No biggie. However, when we were on the way up to the condo, there were 2 service ladies making their way to the condo to clean it. We had to wait outside the condo another 45 minutes past 3 pm to enter. This was disappointing considering they wouldn’t let us check in until exactly 3pm. The elevators were another issue, no fault on the owners behalf. Hit or miss, there’s 3 elevators. One never worked. From the other 2, sometimes one worked. One morning, none of the elevators were working. Going down 12 floors via stairs is quite the workout. Besides these issues, we did enjoy our stay. The view was incredible! Would definitely book again.

We stayed for a month and it didn't disappoint! The view from the balcony is spectacular. We saw whales almost everyday. What a treat! I went paddleboarding several times (free on the beach but please tip) and came up close and personal with whales. Fireworks every night across the bay and/or on the property. Pickleball is right across the street which worked well for us. The Food Park across the street has fantastic food! We ate there a lot and everything we tried was sooooo good. Grocery store 10 minute walk. Walmart/Sam's Club about a 25 minute walk. The property management group was amazing. Anytime you needed anything at all, even some advice they were super friendly and eager to help. The double sinks in the bathroom were a bonus. The shower has great water pressure. The resort gets amazingly quiet by 11pm. I need to add a few things to expect so you are not disapppointed: the condo is really small and doesn't have a lot of closet/storage space. The kitchen is super small too but it was well equipped with everything we needed. The couch is not very comfortable. The decor is a little dated, the building is old. And the towel game is so annoying! None of that stopped us from enjoying our time there.
This is a well priced condo on the beach with an amazing view. If you want bigger, newer, more modern you will be paying double. Overall we had a fantastic stay and would stay here again! Thank you Gary for sharing your little piece of heaven with us!

My family and enjoyed our stay. The sunset is view was amazing . It’s located at the heart of puerto Vallarta and it’s easy to get around from here.
The kitchen has all the equipments required and as Gary mentioned it’s very easy to get cleaning service or repair service and everything gets taken care of.
Gary gave us precise and clear instructions about the house and resort rules.
Would definitely consider this place if we return to Puerto Vallarta

Caveat Emptor.
Not very impressive communication with us after receiving our funds.
Two words will be the subtitles of our review of the property you manage adjacent to, but not part of, Sunscape Puerto Vallarta.
Misrepresented. Over-sold.
The description of the UNIT, was close to accurate, however, not completely accurate. We could live with some of those embellishments.
What is NOT accurate nor acceptable, is the complete concealment of what is necessary to enjoy the resort known as Sunscape Puerto Vallarta.
As these units are not part of the adjoining vacation membership property, to enjoy the pool area and any desirable adult beverages, is completely archaic.
For example, obtaining adult beverages at the swim-up bar requires the payment of a substantial daily fee to Sunscape. This fee is in ADDITION to a daily resort fee mentioned later in this review.
Also, can you please illustrate, with photographs, the "spa" amenities you describe in your presentation of this property?
We investigated and would LOVE to read an accurate description from you regarding this. As far as we could see, the spa amenity consists of two massage tables on the beach.
A concierge informed us that as for interior massage facilities, a former guest room had been converted to offer a guest massage option.
When asked about an actual spa amenity, this concierge responded that the resort did not actually have one. They did however offer reduced rates for spa services at their sister property, Secrets Vallarta Bay.
Let's move on to "resort fees" which were never mentioned in your VRBO description.
In item 17 of your rental agreement, it states, in part, "...the owner has paid $20/day/person." That's the sum and substance of that topic.
Imagine our surprise when required to pay that fee upon arrival. For what? Can you please point out where the agreement states this owner paid fee is to be reimbursed by the renter(s)?
So inaccurate, our complete disappointment caused us to seek accommodations offering all your descriptions stated offered at this property. As the concierge mentioned, it has a "sister location" which we moved to at considerable additional expense.
To any potential vacationers considering this property, in spite of the existing reviews prior to ours, you have now been duly noticed of what to expect...disappointment.
We are offering you the opportunity to make things right to us and I would appreciate your response forty-eight hours from sending this to you.

Beautiful Views, Nice Resort
The condo was as advertised. Beautiful views, nice size, wonderful resort. The owner communicated in a timely manner and provided lots of information about the room, property, and check-in process. The Sunscape Resort was great. A place to enjoy as a couple or with family. The option to do all inclusive on the days we wanted was great as it gave us the opportunity to dine locally as well. Resort Staff were so friendly and helpful and there were lots of fun poolside activities and nightly events.
I would make the suggestion to acquire tighter fitted sheets for the beds as they slipped off the corners very easily during the night every night. Also additional bed pillows would be nice, too. None of these things would prevent me from booking again, however.
We really enjoyed the condo and the Resort and look forward to future visits!

Again I stayed at this property and this is due to absolute convenience

5. Across the road from the best food truck park ! Keep note they only open at 2 which is a bummer !

7. Wonderful nail salon easy to make appointments - classy nails
8. On site massages 2 x 60 min for $50 usd ask for lupina or any of the three women there are wonderful and you can take the massage indoors or on the beach
Again the accommodation is exactly as described ! I must mention it has the best shower water pressure I have ever experienced in PV - and I have lived 6 star - 3 star so trust when I say this - you will have a wonderful shower

EXACTLY AS DESCRIBED
This place is exactly as described. It is so absolutely comfortable - Anyone who has complained about bits and pieces well you’re just considered cheap. Because if you are looking for luxury etc the owner of the property has been absolutely transparent in stating that this is the best view in vallarta for this price and he’s absolutely right. If you behave like an adult and follow rules and respect requests and rules than you will have a very relaxed stay.if you bring attention upon yourself in the wrong ways well I can see how they at the resort will make life difficult and good on them for having these rules - I felt so safe on my stay and I am a single female.
The apartment has all of the cooking equipment needed plus more ! Cooking at home is important for me in my routine and I had access to many pots,pans ,plates ,dishes , blender , air fryer.
The bedrooms are neat and if there is too much light for you in the front room you can sleep in the back room- for me I love waking up to ocean views from my bed and the sound of ocean and smell of the breeze so front room for me !
The bathroom area is fantastic - I love my space and the two person vanity is great aswell as the separate toilet from shower. Great ventilation also.
The place could do with design updates but thats just me as I am a designer haha however if he did do up the place the rent will be higher so I absolutely believe that this place is soooo fair in its rental price for what it is and also from what I can see it would be difficult to invest in minor interior upgrades not knowing who will come to your place and perhaps not even respect it! It’s sad there has to be no smoking signs inside or even a sign to remind you not to use the knife on the bench - like seriously I feel for the owner for what he may come across upon check out.
The check in process was easy - it’s very private - the cleaning service provided is certainly a must and they change sheets and towels and replenish toilet rolls etc
I work from home - I been a really nice comfortable stay for me and infact I extended

We found out about it from our friends staying in the Grand Venetian. I would not stay at this condo again because it specifies that it is a 2 bedroom but the walls are not completely enclosed so everything can be heard. You can even hear the toilet flush, and all the music from surrounding areas. The two stove burner barely gets hot so no cooking dinners. The condo has a very old look to it which could be remedied with some paint and warm pictures on the wall. It is an All Inclusive Resort, so you can not buy food or beverages unless you buy the Day Pass. There are an extreme amount of rules. So if you do not like rules, this is Not the place for you.

Sun Scape Resort
The property itself is tired looking if looks matter to you. For us, the lack of comfortable seating and the poor quality of the pillows were an issue. It was unclear in the description that you could only use the grounds until 8 p.m. We had no idea and were told we could not walk on the beach, when we went to go for a walk at 8:30 p.m. In the description it states there are laundry facilities on the second floor, which are not there.
The property management staff was great and very helpful. The view was wonderful from the balcony and the kitchenette was well-equipped.

Not so good when you get out. Resort is very old and poor quality, crowded, music is to loud, food not even worth to try. On the positive side it is some good restaurants nearby.

There are many restaurants close by, as well as shopping, movie cinema and Costco. Please note this condo is privately owned and is within the Sunscape Resort. Most recently Sunscape has change their policies. They definitely do not want condo owner guests frequenting their resort. The owner failed to let us know about the culture around condo guests and the receptionist failed to show us the policies of the resort. The owner was notified in October about the numerous changes yet failed to let us know. We never book a resort without a gym. But in the middle of our stay we were told we could no longer use the fitness room as the policies had changed. If everyone in your party doesn’t purchase the all- inclusive at $55 per person (for mediocre food) you still can’t order food or drink AND you cannot bring ANYTHING to the pool area- not even a water bottle.
I could go on and on about the problems with the condo owners and the resort but I won’t. Instead I will share about this specific unit and the owner.
While the view was lovely, we had no privacy between the 2 bedrooms as the walls are not solid to the ceiling. You can hear everything between the 2 rooms. The sheets were ratty and pilled, like something you would find in a shelter. The furniture is old and worn. The cookware looked worse than what you would find at Goodwill. Getting service for water and new sheets literally took days. We were locked out late in the evening for over an hour because the batteries for the security door were dead.
But the worst part is the owner accused us of poor behavior. He never asked us what happened with Sunscape Management and assumed the worse. If his response is less than an apology here, that is an additional reflection of his lack of integrity. We have yet to receive our damage deposit and we left the place in perfect order.
I would say you get what you pay for but in this case we did not even get that. Never have we had a bad experience at a rental after decades of travel. And never have I written a bad review. I don’t wish Gary ill will. I just never want to deal with him again.

Buyer Beware!
Most recently Sunscape has change their policies. They definitely do not want condo owner guests frequenting their resort. The owner failed to let us know about the culture around condo guests and the receptionist failed to show us the policies of the resort. The owner was notified in October about the numerous changes yet failed to let us know. We never book a resort without a gym. But in the middle of our stay we were told we could no longer use the fitness room as the policies had changed. If everyone in your party doesn’t purchase the all- inclusive at $55 per person (for mediocre food) you still can’t order food or drink AND you cannot bring ANYTHING to the pool area- not even a water bottle.
I could go on and on about the problems with the condo owners and the resort but I won’t. Instead I will share about this specific unit and the owner.
While the view was lovely, we had no privacy between the 2 bedrooms as the walls are not solid to the ceiling. You can hear everything between the 2 rooms. The sheets were ratty and pilled, like something you would find in a shelter. The furniture is old and worn. The cookware looked worse than what you would find at Goodwill. Getting service for water and new sheets literally took days. We were locked out late in the evening for over an hour because the batteries for the security door were dead.
But the worst part is the owner accused us of poor behavior. He never asked us what happened with Sunscape Management and assumed the worse. If his response is less than an apology here, that is an additional reflection of his lack of integrity. We have yet to receive our damage deposit and we left the place in perfect order.

This VRBO is in a mixed use property meaning part of the property is a hotel. If you don’t purchase the all inclusive for your stay or even for a day, you can’t get any food or drink on the property because the vendors don’t accept payment. You can use the pool area and beach lounge chairs which are both beautiful areas. If you want to do any offsite excursions that would require towels, pack your own. The hotel won’t let you take pool towels away from the pool area. We did take advantage of the spa on property and had a couples massage which was great ($50 USD for both people). The mall next door is great and I’d walk over there in the mornings to get in a walking workout. The location is fairly close to the downtown/malecon area so we were there every day to explore and enjoy the local restaurants. We liked the ones on the beach the best. I felt very safe the entire time we were here. The property is in a gated area with two people checking guests in as they arrive. The owner of this property is very responsive both before and during our stay. Thank you!
