An excellent place to stay for Brighton - good value, an excellent kitchen and very friendly staff. I would definitely stay there again. The menu was good, and breakfast JUST what was needed. Very pleased indeed.

Paid for breakfast but then told breakfast served some time between 8&9 am Far too late as need to be aware early for business All other hotels we stay in always do breakfast no later than 7am

Nice comfortable room, staff all helpful and friendly and a tasty breakfast. Location was handy to get around without having to travel through town. All in all an enjoyable stay.

From the moment I arrived, I was made to feel very welcome.

It would be very difficult to find fault with anything at the Coach and Horses.

the sofa bed was very uncomfortable. my son and husband slept there as it was next to the wall and it was safer for my son who is only 3.5 years old. in the morning they couldn’t move. it was so uncomfortable, also they didn’t sleep very well. the breakfast was very gourmet I would say. we ordered English breakfast but there was only one sausage one tomato and one egg🍳.nothing else. the location was very uncomfortable as well. it wasn’t showing on the pictures. it was next to the road, no nose from the cars though, but it was one way lane and we had to go all the way around to go on the other way. also the people from other rooms were chatting in the corridor for a long time and we couldn’t sleep.

The room was nice, the food in the pub was superb, and the breakfast spot on. The pub itself is lovely and the candles are a wow factor! No noise from the road in the hotel room.

The only thing and it is minor, the room was very clean apart from the cobwebs and dust around the light fitting in room 9. Just needed a wipe. Also time to change the mattress it wasn't the best, but we slept OK on it

Breakfast was excellent and staff polite and attentive. Location to areas of interest ie. Arundel. Easy parking and we liked that the hotel was separate to the hotel reception and pub. Temperature controlled taps for shower and bath were great too.

Lots of dust under the bed. Room was warm due to weather, fan was provided though.

Perfect for our wedding at long furlong barn. We stayed the night before and the night of the wedding. Breakfast was delicious, rooms were comfortable, big cosy towels. Owner and his wife couldn’t have been nicer.

There was one younger female staff member who was really quite rude and unhelpful. Everything was a ‘sorry no’ and was clearly very anxious at such a big booking. Shame as all other staff were 10/10.

We were travelling to a wedding near by and whilst there was no assurance our room would be ready it was and made our transition very smooth as we only had half an hour due to bad traffic. My husband forgot his charger and one was promptly found and was in our room when we got back. Great breakfast ant the manager and staff were so helpful.

Breakfast was good. Mark who served us was very pleasant, attentive & kind to us both, this was really appreciated, as my husband is disabled. We have to return to Sussex this September, & hope to stay with you again.

The garden greenery was coming through the bedroom window, but not too much !

Frankly, not a lot! 1. Firstly, I booked a twin room with what I believed had a bathroom with 'bath'. This was a birthday treat for a friend who, like me, likes to bathe, however we discovered that we had a 'wet room' (detest with a passion). I chose this particular property due to the room having a 'bath', and would suggest that the website is very misleading in this respect. Once this was brought to the notice of the staff, arrangements were made to move us the following day to the twin room which had a bath. This was dealt with professionally by a member of staff. 2. After dinner that evening we discovered that one of the two windows in our ground floor room had no means of closing or locking. The frame was out of alignment with the large window. Being two females in a ground floor room, neither of us felt secure. I promptly went to speak to the manager/licensee who came to investigate, and returned with a screwdriver - the window was forced back into the frame.

1. Breakfast was 'mediocre' - there were 3 hot options, one of which was a 3 egg omelette with diced potatoes. If one wished to add cheese, ham etc to the omelette this was charged at £1.50 per item. In my view, this is not acceptable for a property charging five star rates (£159.per night twin room). 2. The room was poorly equipped - no shower caps, no bottled water, no tissues. In the 'wet room' the surrounding tiles near the shower were mildewed.
