We absolutely loved staying at Villas DeRosa!! The owners were so easy going and helpful. They answered questions immediately. Our luggage got lost and Tony called the local airline for us to assist (as we dont speak Spanish). We had the bottom floor that walked out to the beach, which we loved. Plus it kept the unit cool. The AC in the bedroom worked great and we never got hot at night. Housekeeping was impressive too. Clean linens every day and we never had sand on our floors. Appliances in the kitchen are bit outdated, but that didnt bother us. They still did the job. Highly recommend!

We loved our stay at Villa De Rosas. Communication with Tony was terrific. Our condo was spacious and comfortable, and we loved being beachfront. It was close to many activities such as ruins, cenotes, and beaches. We needed to use two white noise apps on our phones and stick pillows in the wooden window slats in the bedroom to mask hallway sounds and doors closing, but this seemed easily do-able. We’d stay here again in a heartbeat!

We rented a ground floor, beachfront, one-bedroom unit for a week in Feb ‘25. Best winter vacation decision we ever made! The hotel has it all: one and two bed units with kitchen and living room as well as smaller hotel rooms. Beach bar and restaurant on site. Tour arrangements available. High marks to Tony who helped resolve our rental car problems. We loved our vaca there!!

This is a difficult review because the location, the beach and the deck from the place were amazing. However, the bedroom and the bathroom needed an overhaul. The bedroom was in the back of the place and was dark. The two concrete buildings had a small walkway between them that created a wind tunnel. At night the wind sound was so loud that we couldn't sleep. The shower door needed to be washed or actually replaced. We thought about moving our mattress to the front of the condo because of the dark, sort of icky bedroom and noise of the wind tunnel. But the deck was so amazing that it almost made up for it all, but not completely. I would be conflicted about staying there again. The place is a 45 minute walk from Akumal proper but if you don't mind the walk and don't want the crowds, the location is perfect.
