Great spot on the beach. Spacious for 12 adults. Prompt responses from property manager regarding a couple of issues/questions that came up. Would recommend and would stay here again. Could have been cleaned a tiny bit more before arrival but overall clean and tidy.

Property location was great. The house was clean and very nice. We had problems using our code. Entry to the home is 5:00 pm, same time when the office staff goes home. After traveling all day we had to go find the office to pick up a key left in a key box on a post. After finally finding the post we got the key. Never once did anyone volunteer to bring us a key. No one offered to give us the garage door code which would have been much easier and saved us a trip to the office. Entering the house we found the refrigerator and freezer was not working. Texted again to let someone know the issue on Wed but did not get anyone out to check it until Friday. Wasted 2 days trying to get the issue resolved. Communications with office was sketchy. Refrigerator finally got cold enough to keep food but not as cold as it should be because water did not get very cold and freezer would not keep ice cream solid. The home was perhaps checked 7 days before our arrival but home was not occupied the week before we arrived and not checked prior to our arrival or they would have discovered the issue with the refrigerator. TVs were a little difficult to get operational but the did send someone to assist with that. Also the kitchen had only 1 drying towel and dish cloth which is not enough for 8 days. Should be at least 3-4 minimum. In summary home had a great location and nice floor plan and would consider renting it again but you need to bring a lot of items with you unless you rent towels and chairs for beach and we found working with the rental companies was not easy but expensive.

Bed bugs in two beds. We had to be relocated to another property. The new property was incredible and Hilton Head Vacation property’s were attentive and made us a priority I am thankful for that

We had family members from age 6 to age 76. The house was PERFECT! The three levels of the house provided plenty of individual space and privacy for each smaller family unit. Plus the large first floor main level provided plenty of space for all family members to easily gather together to share meals and group time. The balconies on each level reminded us the reason we initially chose the house.....the views of the beach were great. The private pool definitely provided time for the younger ones to burn off energy. The house and all its amenities were wonderful. The kitchen was well equipped and the bedrooms and bathroom were spacious. The location was perfect. But the "icing on the cake" was the private walkway to the beach. We rented some umbrellas and chairs which were set up and taken down each day. All we had to do to enjoy the beach was to walk down the walkway.

We really enjoyed our stay in this beautiful and spacious home with a gorgeous beach at its footsteps. There were plenty of sitting areas for our group of 17, plenty of towels etc. Bedroom configuration didn’t exactly work for us as there were two bedrooms with double beds, and we had five couples. We made it work, smaller kids slept on the pullout sofa in the third floor living room. Few things that could be added include: additional flatware and dinnerware, which would be helpful for a bigger size group, as well as hangers in the closets.
Overall, truly wonderful experience! We highly recommend this house and the area.

Rented the house for a guys golf trip. Was perfect for a big group. 1 minute walk to the ocean and great pool deck area. Would definitely come back and stay here.

Perfect place for our family reunion and Mother’s day celebration! Beautiful house with large bedrooms, fantastic balcony views, a first floor kitchen/greatroom where we could all gather. The elevator made it convenient for our parents and the short walk to the beach was “cane” navigable. Would definitely stay again.

I booked the home for 6 lady golfers for a weekend tournament. It was very impressive and became known as the "Big House" with all of the other golfers.

There were 2 oceanfront suites, both with balconies however we could not use the third floor master balcony so the family that had that room couldn’t sit on their balcony. This was one of the reasons we rented this place. We were told someone would be in touch the next day and no one ever came or called. The place was not cleaned very well before our stay, floor felt gritty and multiple spots of debris on main floor, second floor, and the floor above the main floor, third floor. Very difficult pathway to beach with tons of ants in the sand where you are walking. And they bite. Pool was never cleaned while we were there. Oven was dirty, apparently there was a spill because when we used the oven Thursday night the fire alarm was set off and when I sent a text to the emergency number they were less than helpful, they really did not know what to do.

Our family of 8 adults and 2 small children were comfortable in this large house. The room layout with connecting bathrooms was nice and gave everyone plenty of space. A few things need updated i.e. bed linens, kitchen dishes, pots and pans, hot mitts and dish towels, but we made do. Location was great. Overall a wonderful stay!

House was a nice location and the beach was nice but the outside deck was overrun with ants. Downstairs floor was covered in sand when we arrived, and there was no sponge or counter spray to clean up with. There was one roll of paper towel and one roll of TP per bathroom for 4 days and 17 guests so we had to go and buy supplies at the store.

We chose this property for my husband who has Parkinson's disease. Not one of the showers in the whole house had grip bars which is a necessity for anyone handicapped. The lift elevator worked well. He was not able to go to the beach because the walkway ends with a 2 foot drop off to the sand. There was no ramp to level ground. We had issues with the freezer section not wanting to open, one night we gave up until the next day. It still took a lot of pushing and pulling. Some mornings even though the freezer was closed items were defrosted. For the price we paid for the holiday week we expected to have handicap grips, access to the beach and good appliances. My husband and I never set foot on the beach. Very disappointing.

This home is beautiful and so convenient to the beach and all of Hilton Head. It was clean and in good repair. My only complaint was the sterile feeling it had. There were no books left from past guests, or board games, pool toys, etc. I believe when guests leave everything is thrown out. There was nothing warm and fuzzy about this home. Also, the furniture in the great room needs replaced.The wifi was extremely lacking and I believe this home is also a cellular dead zone. That became frustrating to make reservations and check locations.

Home was very spacious and comfortable for 8 adults and 7 children. Proximity to the beach made naps effortless, snacks easy to replenish, and potty breaks a breeze. Night time searches for ghost crabs and sea turtles were enjoyed by all. Pool was an exceptionally big hit. Management company was readily accessible and helpful. Already reserved our spot for next year!

This place is amazing. Extremely clean from top to bottom. The house is massive. Family room is very large and accommodating to large families. Location is great! Not only is it right on the beach but it is within 15 minutes of almost anywhere on the island. Lots of nearby restaurants and grocery stores if you want to cook. Great place, great price! We would stay there again if we ever need this big of a house. 5 stars out 5.

The house is nice and has good features. The kitchen has great appliances, which extra fridge in the garage. The utensils, pots, pans, etc were less the desirable. Not enough silverware to accommodate 15 people. The pool was heated to allow for swimming on a cool week, which was a plus for us. The house is a big noise given the design. You can hear small noises all over the house, so with a full house it becomes like one big conversation from the top down. That would be the biggest negative, the noise travels in the house. Also, they have the alarm set to chime every time the door is open. Again, with a large group this becomes very annoying. Beds are rigid, recommend to bring your own pillow and mattress top. The only softer mattress is on the main floor.

The home was lovely and the location was great. Overall the house was clean, however, the top linens on our Master suite bed were stained. We had to request furniture for our private balcony. Some was delivered about half way though our stay. Attention to detail inside the house was a bit odd...price stickers were still prominently stuck to the clear hurricane globes decorating the dining room table, new tag stickers were still visibly stuck on the commodes, table lamps (which could be telescoped into floor lamps & were better suited as such)in the family room required extension cords to reach the outlets...which we had to request, the kitchen utensils and serving dishes were very mediocre and there were no grilling utensils. The deck is a nice size, but the pool is rather small. The management team was courteous and attentive to our requests. Overall, we enjoyed our stay and would recommend it to others.

We had 5 generations on this trip from 1 year to 90 years old, this home was perfect for us. The home is nicely appointed and comfortable with plenty of living space. Everyone had their own bedroom with attached bathrooms. The view is excellent directly oceanfront with your own private boardwalk to the beach. Just a short walk down the beach is Sea Salts for snacks and drinks. We were very pleased with the location and quality of this home.

This house was the perfect spot for our group. Access to the beach was a huge hit. Sun rises and sun sets were spectacular. I would highly recommend this house to anyone looking for a great house for a large group.

-- Comfortable beds and furniture
-- Generously sized rooms with high ceilings
-- Kitchen large enough for more than one person to work
-- Alexa on the main floor to provide music and information such as high/low tide times
-- Foosball in the third floor living area
-- An assortment of noodles and other playthings in basement (also some puzzles and games on the main floor)
-- Dining room table does indeed seat 10! (though a bit snug)
-- lenty of closet space
-- Concerned, knowledgeable, polite, competent, and prompt property management

-- Small pool without a spa (but an in-pool bench with some jets on one wall)

Fabulous Intro to Hilton Head
The house was clean & spacious. So fun to cook together in the kitchen with such a fantastic view. The living & dining areas were ideal for our family of 15. The master bedrooms were large & comfortable. The other bedrooms were nice, also. Perfect access to the beach. The pool is quite small but worked out well with the four youngest grandchildren. We hope to be back!

This vacation was to bring our adult children together, to blend our families. The 1st floor of the house was so spacious and wonderful to do just that. The furniture is new and so comfy. The kitchen is open & complete with everything needed to cook. The only issue we had was the ice maker couldn't keep up with 12 adults making drinks....which we expected. Bags of ice kept us ready. Plus there is a full refrigerator in the garage(which is huge & can fit at least 4 cars, if not 6). The pool/deck was perfect for us after a day in the sun at the beach. It all becomes shaded as the afternoon moves on. We did feel the pool was more adult friendly, than kid friendly, which was fine for us. We loved ending our day in the pool & relaxing on the deck. We did have to spray for ants a few times though. The bedrooms and bathrooms were wonderful too. Our 15 year old chose to sleep on the 3rd floor pull out couch & loved having his own little spot. We would definitely recommed this house and stay here again!

Fantastic location
We enjoyed great access to the beach, the spacious rooms in the house, and the wonderful floor plan. The large garage and parking space are definitely a plus.
