Location was excellant, 5 min from Rialto but hotel is in a pleasant area which has loads of bars and restaurants but is a little bit quieter than other touristy areas.
View of grand canal from communal lounge space is terrific !
The boxes for rodents in the ground floor area leading up to the water is a bad look, even if necessary. The receptionist said she last saw a rat 4 years ago! Also signage and lighting from entrance door off street through empty courtyard and around to the lift should be improved. While the hotel is clean the smell of bleach in common area is a little overpowering.

Great location, easy access to everything. Breakfast was very nice as you could custom order what you wanted. Staff was very pleasant and friendly. Bed was comfortable. Water pressure in shower was good however see note on severe mildew and mold in shower
The shower had severe mold and mildew in it. To the point it may be unhealthy. The air conditioning was marginal but combined with a standing fan was sufficient. Other than the shower which made a perfect stay somewhat altered

The room was large for a European hotel and the bathroom featured a full-sized tub/shower combination. The room had AC that worked well and they also had a fan in the room to help with circulation. The views from the balcony in the common area were nice and you could see a little piece of the Rialto Bridge from there. It was very quiet. The staff were helpful, especially when I wasn't feeling well upon our arrival. The neighborhood was safe and the hotel is located on a wide, main street with many restaurants, bars, and shops. It also wasn't far from Piazza San Marco.
Getting to the floor the hotel is on is tough. Walking from the train station requires you to go over 4-5 bridges that are mostly stairs. Some of them have side stairs that are a bit rounded on the edges but even dragging our carry on sized roller bags and a shoulder bag was exhausting. The hotel is located in a 14th century palazzo but it is on the 4th floor. There is a TINY elevator to avoid the many uneven, slanted stairs but in order to access it, you still need to haul your bags up 3 stairs. The elevator is painted a peachy orange and has yellow lighting so it feels a bit claustrophobic, even with just two people in it. This is not an accessible hotel for those in wheelchairs or unable to navigate stairs.
As with everything in Venice, the floors are not even and the whole hotel slants away from the canal, so much so that laying in bed (feet toward the canal) you could feel that you were sleeping with your head downhill. I wish the bed had been on the opposite wall. There was also a small step into the bathroom that would not be great for someone with accessibility needs.

The location and view from the common area were nice, and the staff allowed us to store our luggage until 7 PM after checking out at 11 AM, which was appreciated and gave us more time to enjoy Venice.
Unfortunately, the rest of the experience did not justify the high price. The air conditioning was not cold, and the building’s elevator was very small and complicated to operate, with a capacity of only three people. If you need to use the stairs at night, be aware that the area can be very dark, so having a flashlight on your phone is helpful.
The room itself felt old and outdated, with some fixtures and picture frames showing signs of wear and deterioration. The shower area had mold on some of the tiles. Breakfast was average and required filling out a menu the day before, with limited choices. The only egg option was boiled eggs, and the fruit was served whole with stickers still attached, which gave the impression that it may not have been washed.
This was the final hotel of our Rome–Florence–Venice trip and, unfortunately, also the most expensive. Compared with our other accommodations, it was by far the biggest disappointment and did not meet our expectations or provide good value for the price.
