Absolutely amazing location with stunning views. Fantastic full english for breakfast cooked fresh. Elliot was friendly in the morning making sure everything was as ok and as it is not staffed at all times mobile contacts and a detailed welcome pack made it feel no different to somewhere that is staffed, actually made it feel more private in the evenings. Only 15 minute drive from canterbury which made for a good evening out including the ghost tour. Close to many other places that are nice to visit The recommended pub, the red lion, has brilliant food and a great atmosphere worth booking ahead at the weekend 10 minute walk there but a little longer on the way back after a few drinks. Stayed in the butler room and it exceeded expectations with a freestanding bath in the room looking out over the gardens, very large room and nice comfy bed. The old stylings of the room was in fitting with the house/location and didnt have a modern feel which really nice. Lovely gardens to walk round even early in the year, will be going back in the summer when everything is in bloom. The best B&B I have stayed in and made the perfect setting for a romantic weekend away. Excellent value for money and the hosts were in touch before the booking to ask if there was anything additional we would need, added a bottle of prosecco which was nice and cold in an ice bucket upon arrival. Would recommended to any couples looking for a break near Canterbury and surrounding areas.

The breakfast was very good and cooked to order. The breakfast room itself was lovely however slightly cold on the mornings we visited. The room had a lovely view and we enjoyed walking around the gardens even though it was in the wintertime. We will visit again.

Only one complaint the dining room was freezing, even if a small convector heat was used for a little while would have helped as it was only small

Exceptional accommodation in magical surroundings with very friendly and helpful staff. And such a delicious breakfast. Due to an illness, we were only able to start our short trip later. The hosts were very accommodating. We enjoyed everything. Thank you for a fantastic weekend.

The room was a little chilly but I think this is to be expected in an old house, and it was a very cold weekend when we were there.

Everything was perfect. The bed was extremely comfortable. We had a few options to choose from what we wanted for breakfast and we would really recommend as it was delicious and plenty. We also explored the gardens of the property and it was truly enchanting! We will definitely come back in the summer!

We stayed in the Butler room, which has gorgeous views over the gardens and right out to sea. The room was large, clean and comfortable. The breakfast was perfectly cooked. Amy the staff member we dealt with was very friendly. The fresh coffee and cafetière in the room was a nice touch.

The only hole I could pick is the TV remote wasn’t cleaned but everything else was perfect.

A beautiful setting with vast grounds to enjoy. Unobtrusive staff and a quiet space that is rare to find. Sir Edwin room is beautifully decorated and very spacious. The breakfast was excellent.

Needed more history of the house and its previous occupants. The rooms are named after their namesakes so a sense of who they were would have given some extra 'feel' for the place. Are the current owners linked to the Dawes family and able to offer information? No map of the grounds suggested in the welcome information.

You chose breakfast day before and it worked well. Served in the old kitchen. Our room was full of furniture in-keeping with the age of the property.

The location was stunning, very relaxing, beautiful grounds. Our room was lovely, very big. Our host was very welcoming, friendly, very good breakfast, lots of choice. Will definitely return for another visit.

Have visited the garden before - the opportunity to wander the gardens after hours and early morning was a real treat. the view for the room and the bath ( we stayed in Butler) was stunning. the staff were really friendly, welcoming and efficient Nice to have a baby Cafitiaire in the room
