We have stayed in this condo complex before but on the top floor. This unit is on the bottom floor which is very convenient in terms of getting your stuff in and out easily, but there is a flaw. The buildings apparently have no sound proofing between the floors, something we were oblivious to on the top floor. In this ground unit, you can hear footsteps above you whenever the people upstairs are home. We had a family with a young child staying above us and they were so loud and woke us up every morning very early with their stomping around for hours! We did talk to them, but there was nothing to be done. We would not stay in a ground unit again.
The other issue that I was disappointed about is that you are on a private access road that goes directly to the mountain, but there is gate to go through and the management refuses to give out the code to get through the gate. I have no idea why, as they could not give a reason, but I feel this is very unfair as part of the reason to stay here is to bypass the mountain road traffic. There are shuttles but sometimes it can take a half hour to get to your destination with all the stops.
The condo itself is nice, bathrooms are dated and get no heat, and the bedrooms are also very cold.
Overall it’s nice and the location is great but we won’t stay in this unit again.

The property itself was excellent. However it really did not meet our requirements for a 3 bedroom,2 bath property. The master suite was monstrous and had a separate bath and shower en suite. The other 2 bedrooms (one a 4 person bunkroom and a twin bed room)shared a single hall room...we were 3 couples ina bathroom that was for 6 people. Forget the TV in the twin/bunk bedrooms if you are older couples. You'dneed the living room to see properly. If you are a couple with kids, it's awesome!

Beautiful condo in the heart of the White Mountains. Condo was appropriately furnished. The only thing I'd point out is that the toilet in the master bathroom was broken. The seal/O-Ring at the bottom of the tank was loose and each time we had to flush the toilet, I had to go inside the tank and reposition that seal. Not a big deal, I just wanted to make you aware of that.

The property was good. Market was also nearby and also it has beautiful scenic views nearby. Check in was simple and they also allowed early checkin too. House was clean also and also with lot of utensils for all types of cooking. I could have given 5 star but only thing that was missing was a comfortable in one of the room(room with 2 single beds) . That bed was making lil noise while we slept.
Rest everything was amazing . We would love to stay again here.

South peak 1D was spectacular! Perfect location. Condo was immaculately cleaned. Been staying in Lincoln or Bretton Woods for 20 years, south peak 1D is superior to the other locations. Loon reservation service was amazing. Hiked beautiful trails and walks, loved the river behind the condo, even extended our stay by 2 days! Highly recvomend loon reservation service and especially 1D for the perfect vacation.

We loved South Peak 1D so much last year that we booked the same location again this year. Condo was clean, neat and had plenty of kitchen supplies,bedding and a closet full of games. Only problem was the people that were above our rental,very thin and poorly insulated ceilings, the noise of constant running and jumping started at 7 am and continued until 9 pm. We would not rent here again only because of the noise. Enjoyed the hot tub and fire pit. Beautiful walking area, enjoyed Black Mountain Burger (they are the best) and Gordi's Fish & Steak House.

We were very pleasantly surprised by the quality and cleanliness of the property. It was well maintained and well stocked with everything we needed. We enjoyed our stay very much we feel with only four nights we just got a tease of all there is to do in the area and hope to come back in the future for a longer stay.

Home was awesome kids loved it. We all loved it. Immaculate Have stayed at Breton woods past 15 years decided to try something new. Best decision. Area is perfect for hiking swimming restaurants etc. and far more economical Kids loved swimming in the river, just a short walk from the home Home is perfect. Pictures do not do it justice. Loon reservation staff were wonderful. Will definitely be back. Would highly recommend it.

This unit is a lot nicer than in the pictures. it fresh and clean, feels new. We had a large black bear visiting one evening in the back yard, but just passed by right away and never came back. We were there with 4 children and 2 adults, everybody enjoyed the indoors and the outdoors.

The South Peak condo units are fantastic. The Loon Reservation team is great as well. The units are very well constructed, modern, private and well-appointed. The only minor negative is the expectations on parking where the rules state you must park one vehicle in the garage and one directly behind if you have 2 vehicles and the garages are so narrow an SUV will not fit through the door. This was not an issue for us as we rented off-peak season nor would it be an issue if only a single car is needed. We have stayed in these units several times and have always had a great experience.
