Breakfast, room reasonable
Difficulty in booking dinner at a reasonable time even although I phoned about it several days before, due mainly to the large (non-resident party in for dinner. On pressing reception ,they realised there had been a cancellation, now available. Also, the fire alarm at 3 am resulted in all residents standing out in the cold for 30 mins - no fire found

Last minute booking for a hotel, close to the centre, with free parking
Short walk to a lovely park for the Darlington South Park run. We had breakfast at 7:30 (Saturday breakfast ends at 9:45am - which is a shame as 10:30 would make it a perfect parkrun hotel)
Friday night - 2 courses for £20 - lovely food - starter portion very small
The reviews were mixed and nearly put us off booking, but thankfully we have seen this before and decided to judge for ourselves

Very central location and very friendly and helpful staff
Carparking was a bit chaotic and would advise arriving earlier rather than later. For access needs check beforehand as some rooms had unavoidable stairs

Good location and beautiful building.
Room was large.
When using the shower it soaked the bathroom floor,
creaking floorboards and uneven floor
Some staff very friendly and helpful with a smile on their faces, some not so welcoming.
Breakfast was ok but Coffee was very weak and more like hot water.
