There is no lift or elevator. The property is not responsible. They helped with my luggage readily and I am verythankful for that.

the entire home is curated and decorated so beautifully and in exquisite taste. it’s super trendy looking and extremely comfortable as well. The host Andrea is just a super friendly and easygoing person and made us feel at home from the start. He gave us lots of good advice and great recommendations for restaurants and attractions. The location of the property is AA! just meters away from the pier & so easy to get around Venice. breakfast is wonderful. The host, and this beautiful home, is really what made our stay memorable.

Great location 10-15min walking from S. Marco square and situated in a calm neighborhood. The room, like the whole apartment, was recently entirely refurbished. We did not see the owner during our stay but our check-in and check-out were flawless thanks to clear explanations sent in advance.

There's no blind on a little square window but we could solve the issue by plugging the window with a pillow. Slightly noisy in the morning due to the cleaning lady preparing the breakfast.

The best host anyone could ask for. Very friendly, helpful and attentive to detail. The room was not too big but very well equipped with everything you need: extra pillows and blanket, hairdryer, mini safe, large wardrobe. We liked the shower, very comfortable bed. The windows had good insulation for sound and light if you want to sleep longer. Nice breakfast. Great location (less than 10 minutes walk to San Marco square, Rialto bridge or Academia bridge). Heater with a thermostat to set preferred heat level. It could make the room very warm if needed. Check-in is very easy: clear guidelines to reach the location and enter your room.

Everything was perfect. Slippers might be useful though.

Excellent location. Very friendly, communicative and flexible host - thank you Andrea! No problem with very late night arrival, and leaving our luggage on check-out day was simple. Bed very comfortable, and shuttered windows kept out the light for a very peaceful night's sleep. Everything clean and neat - beautiful B&B covered in art pieces. Breakfast offered good coffee and plenty of variety for a small spread. Croissants were fresh and tasty. I'm torn between recommending this place to everyone I know... and keeping it a secret in the hope that there's a room available there every time we want to go to Venice!!! :D

It was a great stay. perfect location near the stop for transportation. the host was very friendly and gave a lot of great recommendations. the room was so clean and gave a view on the canal. it has great decorations in the building. i would recommend this place!

Really well located in the heart of Venice. It was a relatively short walk everywhere once you figured out the maze that is Venice. The host was really helpful and accommodating, he responded quickly to any questions and was helpful with bag storage before our check in. Our room overlooked the canal which was a great bonus. The included breakfast was superb.

I think the price point is expected for being in central Venice. We booked quite late and in the peak of the high season as well so can't help that much. I think having a fridge would be a great addition. Venice does get quite hot during peak summer and having ready access to cold water and drinks would be helpful. Even storing some food to help the budget conscious traveller in Venice would really boost this place. Just a small security note -perhaps labelling the doors will be helpful. When we were checking in our key was able to open another guests room. We quickly realised and closed it again but I don't think it should be that easy to open other guests doors.There is a small window which could do with a blind or curtain because it does let a lot of light in in the morning. Some lights weren't working including one of the bedside lamps. Otherwise a great stay.

Everything. The room was very confortable, the breakfast was astonishing! (very complete, for all tastes) And Andrea was the best host we've ever had, very kind, he explained us how to make the most of our trip to Venice and he was very efficient in problem resolution. I totally recommend this place!!

Everything was fine!

What an amazing, hidden gem with spectacular breakfast and quiet, comfortable room. My room was quite larger than I expected and extremely comfortable. It’s also located within walking distance to many popular sites with incredible views of Venice. I would definitely stay here again on my return visit to Venice.

My GPS was confused by the address/directions; I walked from the train station and it would be helpful to have written directions and map without needing to take a water taxi.

The apartment is very spacious and clean with two rooms enough for 3-4 persons. Location is good in Venice，air conditioner is very helpful during these extreme hot wave. Andrea is very informative host giving us a lot of tips in restaurants, sightseeing and transportation in the area, strongly recommended.

central location, away from the madness of the Rialto and St. Marks Square. Really close to a water taxi stop. Beautiful eclectic modern design to the common areas and bedrooms.

it could probably be improved with clean towels after 2 days without asking if you are on a longer stay.
