Although it's not a hotel, it's a family home, cozy, and the hosts are very friendly and helpful. It's nice that the room has a private bathroom, but ask if there's water before using it. Excellent location for getting to San Miguel, Las Leyendas Zoo, and the airport. Good price for the location.
This isn't a hotel for those looking for that. The water was cut off twice; the first time without warning right after check-in, and the second time they notified us, but we were tired from walking all day in Lima and they needed to refill the tanks. The rooms are fine, but the ventilation isn't the best; there's no air conditioning, just a fan. In one room, the fan was extremely noisy. It's the coast, so it's usually hot and humid.

Deniss is very nice guy. He came to airport in Lima to pick us up and drop us off in second day with very reasonable charge about $9 for each way. His English is very good. He and her wife prepared delicious breakfast for us. The area close to the airport is not high end area like Miraflower area, but he made his maximum effort to let visitors comfortable.
Outside street is relatively noisy.

Very close to the airport. Owner Denis was nice and cooked breakfast for us. They also offer airport pick up and drop off for a fee. Our flight was delayed and got to Lima pretty late but Denis had no problem to come pick us up at the airport. Beds were big and clean. Nice hot shower.
The walls were thin so you can hear everything and the street noise was quite a lot in the morning as our room was right next to the busy street.

Deniss and his family are very kind and made us feel very welcome. We checked in around midnight because of the long-haul flight and he and his wife waited for us.
The breakfast was great, with eggs, freshly made orange juice and homemade jam.
The place is only 10-min ride from the airport.
The room we got had almost no isolation, and therefore it was extremely noisy. The planes fly over the area the whole night, and we could sleep for 2 h only even with earplugs and noise canceling headphones. Moreover, the street is very noisy and there was construction work happening from 7am.
The stairs to reach the room have no rails so it was a bit dangerous to bring the suitcase up and down.
