I’ve stayed at multiple places on the Guadelupe River and this property had one of the best views from the balcony. The house itself comfortably fit a big group of friends with plenty of space to spread out. It is also very conveniently located on river road and walking distance of tubing shuttles. I highly recommend this place especially for larger groups

Great house with plenty of beds! Description accurate so you can count on the house offering what they say it is. Gruene is a fun place for all ages. The house had the perfect set up for everyone from my 90 year old mom to my 5 year old granddaughter - we all enjoyed it. A

Place was right on the river. Lots of sleeping areas. Lots of towels. Only downside was no dishwasher. Bring paper plates and plastic ware. We had a great time. The location was great for kids and people watching.

We’ve rented this property a couple of years now for our family getaway. It’s perfectly located. It has a perfect spot where you can sit right in the river and watch the kids and others playing games on the back of property. There was plenty of room fire us all. I love that there’s a store just a minute away for any forgotten needs. The owner is very easy to get in touch with and made the check in and out process super easy. Highly recommend!

We love it. First time we were there with adults only, this time with multiple families. This is a great place for large groups and even if the river isn't great for floating the part of the river with this house makes for a great place to just hang out in the water all day. The house has great outdoor cooking space and plenty of hot water and showers.

This is our second time staying here and we love it. It is in a great location on the river. There is plenty of space all around for everyone. Love the fact that I can bring my small dog with me! My family and I will most definitely be staying here again!

House is a great place to stay for a large group of people! Plenty of beds and bathrooms along with elbow room inside and out! Owner is extremely nice and responsive with any hiccups or questions that may come up! Would definitely book again!

Absolutely loved this river home. Views from property were stunning and we slept 19 with ease. Property is on a great part of river with flowing water that you heard even at night, which was so incredibly relaxing. Great layout which never seemed to feel cramped even with so many people. Plenty of spaces to grab a few minutes of solitude if you needed it. Perfect place for even little ones to play in the water, had to drag them out of it. The whole group agreed that we would love to rent this property again for an even longer stay. I couldn’t be more pleased with our stay, and the host was responsive and helpful.

Everyone loved the view of the property. The bonus room downstairs was amazing for our 17 women. All the windows from the living room/kitchen area were beautiful! Plenty of towels and blankets for everyone. Everything was very clean and they had plenty of pans for cooking and serving dishes!

Great trip to relax on the river with old college buddies. We had a great time using their grills, River front property, and lodging. It was plenty of room for us by a long shot and everything in the home opporsted as it should so nothing but 5 stars from us.

This was the perfect place for a family retreat! We loved the location on the River and there was plenty of space for everyone. The host even allowed us to check in a few hours earlier than originally scheduled. All in all we would definitely stay here again.

The place was great. Lots of amenities and lots of space for people. The hostess went above and beyond to make sure everything was right. Due to low temperatures, we had no water in one of the restrooms, but that was quickly fixed during the day. The kitchen is well equipped but a dishwasher would have been of great help, no big deal though. The beds are comfortable but kind of hard to get in and out of the bunk beds. Altogether, I truly recommend this place for any group trying to spend quality time away from the city.

We LOVED this house. The backyard and fire pit were a blast! And the living room and downstairs were perfect for our group. So much fun. We will be booking again. 10/10!

We've stayed here twice now and it is an excellent place for larger gatherings. Multiple bathrooms, sleeps 25 people and a nice location on the river. Always fun!

The location of the property is amazing! Huge backyard and plenty of room for everyone to spread out and enjoy each other. The home, however, it is extremely old! Facey does not work very well and thank God we brought fans for our rooms! No dishwasher which is a nightmare!

We celebrated my daughter’s quinceañera with our closest family and friends! Place was great to accommodate our family! We loved the easy access to the river and the rooms/beds were very comfortable. Would definitely recommend this place!

I booked this property last fall, and it was worth the wait and planning ahead. Location is awesome, it's right next to Gypsy River RV Park, which has a store that has necessities, food, beer, T-Shirts, etc. Also has tube rental service, which dropped us off for a 2-3 float, and we were able to get out at the house. The House itself, is better than what the photos tell. The downstairs is a very large game room with a wet bar and fridge, TV, along with queen bunks, a bathroom and shower. Very large space with tables and chairs... and the view outside is beautiful.... watched goats climb the cliff each morning, Upstairs, is comfy, clean, airy and so much room. Kitchen is well stocked with everything you need, and has a new fridge with water dispenser. Also has a regular coffee pot and Keurig too. Lots of sleeping space and plenty of bathrooms for everyone. It sleeps 25, but we only had 15. The patio and yard is amazing, and an easy walk down to the river, which has rapids where we could sit in the water with chairs, or float on tubes. Water was a low, but we were still able to float and hang out in the water. We plan to book again next year! Super nice owner to communicate with too!

Four star. Only reason not 5 was trailer park two doors down. It wasnt bad until the weekend. We will recommend to our friends.

We really enjoyed our stay. Everything was clean and great backyard space on the river for all to enjoy!

We absolutely LOVED this home on the river. With 19 of us, it was pretty close to perfect. We booked this almost a year prior to get planning underway for making my husband's 60th birthday wish come true. To have all our kids grandkids together for a weeks vacation. The 1st floor is the perfect area for gathering to eat (there are extra tables in a storage closet and plenty of extra folding chairs too), play games and the bar area is a nice plus. Having a bathroom down there came in handy for days on the river and not having to go upstairs. Not having a dishwasher for that many people was a bit rough, but we managed with disposable plates, cups, silverware. All the bedding and linens provided were comfy and nice. A few tips for anyone staying at this amazing vacation home. Bring large/contractor type trash bags-there are several big cans and you will use them! Water temperature in the showers would drastically and suddenly change with no warning - but come back too. Have plenty of coolers to keep drinks and ice. Keep the drapes closed upstairs during those hot days. The wall of windows looking out is gorgeous but it'll heat up the house and take it awhile to cool back down. We kept the door on the split level closed to keep the bedrooms back there cool. The only issue we had was the public using the property to come from the road to the river. We finally put up signs that it was not a public entrance after several busloads (20-40 people at a time) were dropped off. We were in the middle of playing yard games a couple times it happened. The river and it's banks aren't private of course so know that you'll have people walking through to get in to float. The RV/camping place next door was packed and those folks mostly come through to drop into the river. There is a really nice cove area literally in your backyard that we put a canopy pop up over to keep shaded during the day for the little ones and the adults that didn't want blazing sun on them while enjoying the cool waters. If we ever need this big of a house, we will stay here again without a doubt. Vacation of a lifetime!!
