We loved the layout and features of this house. We enjoyed walking to the beach many times, and my daughter (3) made good use of the hammock and wagon (still asking for the wagon!). Great location on the cape-central to lots-we didn't have time to do it all! Our only issues were clarity of the entrance/route to the private beach (we figured it out after a while) and lack of A/C coverage on the entire first floor-only unit in den (if it had been July/Aug, we would have been hot). Overall, highly recommend and we will consider returning. Thanks for a memorable 80th Birthday family trip!

Beautiful house, not ideal location related to the bay. Point of Rocks bay beach was like walking into a neighbors backyard with the regulars very unwelcoming.
The sand around the house was very difficult to keep out of the house. When it rained the outside screened in porch was drenched and never dried, due to the gutters not being cleaned.The house was beautiful but very damp and wet. The WiFi eventually worked but it took 2-3 days. I was told there would be central air conditioned which was not the case, however, cape cod real estate brought us an air conditioner for the TV room that helped since it was very humid all week. The property description was not accurate.

Despite a few drawbacks such as hard mattresses, and carpet loose on the small staircase the house was charming and well kept. Backyard was very large for kids to play and hammock and fire pit added to the experience. Worth noting there is only AC in the bedrooms, so a hot week could be tricky. The main draw is that it is in the heart of Brewster and within walking distance to a great beach.

Refrigerator was not clean upon arrival & we notified Gibson Sotheby immediately but never got a call back. We had to purchase paper towels to clean fridge since there were none. Outdoor garbage container was 75% full upon arrival. Ants in 2nd floor bathroom. 2nd floor bedrooms smelled like cologne & beer. We've rented from this owner for 14 years & never had issues like this. Enjoyed our 2 week stay but fridge condition & no response / no follow-up from Gibson-Sotheby was a negative. Perhaps someone should inspect overall condition prior to 4PM check-in

This was such a great choice for my family. We are a family of four who traveled with a “plus one” and it was a perfect set up. The young adults were comfortable upstairs and the grown ups were happy on the main floor. The property is exactly as pictured online and very well equipped. The weather wasn’t great the week we were there but we did get in a few Rail Trail rides, a trip to the ocean one day and many walks into the small Brewster business district that’s right up the road. My favorite feature is the screened in porch. Perfect for morning coffee! This house had everything you could want for a Cape Cod vacation. Booking, check in and check out were a breeze. We have stayed elsewhere on the Cape but never with such a good combo of location and comfortable house. Highly recommend

Perfect for a week on the Cape
This was such a great choice for my family. We are a family of four who traveled with a “plus one” and it was a perfect set up. We have stayed elsewhere on the Cape but never with such a good combo of location and comfortable house. Highly recommend

This cottage was just what we were looking for! It's on a quiet (unpaved) road and just a short (<5 min) walk to Point of Rocks Landing beach. The cottage has everything needed - wagon, beach toys, puzzles and games, wifi/smart TV, and plenty of inside and outside space. The 3-season porch and deck are well-furnished, and include a grill. The yard was surprisinglyg large, with a fire-pit (and stash of wood), hammock, and outdoor shower (not yet open for business as we visited in April, but I can imagine how useful it would be during the summer). The kitchen is also well-stocked, with more than you typically find in a vacation rental. We enjoyed the beach multiple times per day, easily popping home for lunch (and toddler naps), then back out to the beach. The outside space allowed us to enjoy a socially-distanced dinner, fire pit session, and s'mores with Cape resident friends. Hope we can visit again during the summer or fall - it's booking quickly.
