The guy that owns the place was really nice although he couldn't speak a lot of English he gave us lots of information about the room and how to get to the city center. Overall we had a great stay and they provided some easy breakfast and coffee.

Be careful when you sit at the end of the bed because the planks arent fully secured at the end of the bed on the left side.

Great value for money with an excellent location. A short walk from Verona Puorta Nuova train station, the room was a good size and functional. The owner is attentive and gave us tips for our stay. I recommend it.

I submitted a request for as accessible a room as possible because one of us has some mobility issue but can still walk. I can tell the owner has assigned his most accessible room, which was very kind of him and he did point out there are 5 steps to get to the elevator. I appreciated that warning and that was something we can cope with. He even provided for free 4 bottles of water 4 pastries for our 2 night stays. That was a nice touch. Because of the rooms are in a big business and residential buildings and there are no clear street sign or even signs on the intercom for Katrin Luxury, the owner stayed in the building entrance waited for my arrival, even for hours!

Even though the owner is nice and dedicated to make sure we can enter the building by waiting at the building entrance, it would have been better for both the owner and the guests if it is made clear in the booking site or communication immediately after the booking that the guests meed to make a precise time arrangement with the owner such that the owner can meet the guests at the entrance at the right time. I did not know that the owner has to meet us at the entrance. When I communicated the check-in time, I asked for checked in at 11-12 when I train arrived at 1:15. I might have inadvertently looked at the 1st leg of the train in my defense. I did not realize the owner was waiting for me since 11 at the entrance and waited for over 2 hours! Not having a clear sign at the building or building's intercom is not an issue. I think a clear and explicit communication for having to make a precise time to meet up with the owner at the front entrance would have been much better for everyone.

The property itself was fine, but the post-stay service has been very frustrating. They explicitly advertise "Invoice available on request" on Booking.com, yet after checking out, the host completely stopped responding to all my messages on both Booking.com and WhatsApp regarding the invoice. If you need a business tax invoice for accounting purposes, be aware that you may not get one or any response from management.
