Beautiful location - close enough to St. Augustine town, but very quiet next to the national seashore and within walking distance of Fort Matanzas. The beach was quiet any time of day, and has a beautiful walk to Matanzas River inlet, especially great for shelling at low tide. Our unit 223 was clean, well decorated, had very comfortable beds, with appliances in perfect working order, and was overall perfect for our family of six. Coffee on the balcony at sunrise is what a relaxing vacation should be! The pool and surrounding area was always clean. The staff take pride in the property, from the pool and maintenance guys to the office team. I even saw a front office worker in her suit picking up stray palm fronds on her way back to work.

The only reason I gave 9/10 is for all the rules in the HOA, which is fine, and helps keep the place clean and orderly, but can give parents of four preteens a bit of anxiety around the grounds when we just want to relax on vacation :) We had no other complaints, and our stay was perfect.
