We loved our stay at this property. It was clean, comfortable and had everything we needed. Location was perfect and the property was quiet at night. The pool bartender Patty made us feel like longtime friends. We will return!

We loved staying here in Playacar it was perfect to have a parking spot for our car, enough beds to sleep everyone, air conditioning to cool off and be so close to the beach. We had a lot of fun.
There were a few things like and oven and dressers for clothes storage I wish we would have had because we were staying for over 3 weeks. However we managed fine. The staff was helpful and our local contact was awesome to help us. Plus we had a car and were able to get anything further we needed at the store. It was a great stay. Thank you!

Nice place. Only issues were we needed basic things like paper towels and trash bags the maid service came but didn’t clean due to belongings being out so we asked for more bags and the trash to be thrown as well as more toilet paper. Good idea to stock those up. The air conditioner had a leak they fixed it the next day. Swim up bar was great and security was on top of our neighbors who were really loud at 3am. The property was gated so we felt safe and a short walk to the mall or any oxxo like a 7/11 for simpler things. A grocery pickup service would be nice because we had to get a taxi to the grocery store and hauling it up and down the stairs was not fun. There are a few little cats wondering outside the property that my kids loved. Overall loved our stay.

We loved our stay here! The beds were comfortable. The place is super clean. The community itself is amazing, safe, protected, secure, and a paradise. The grounds are immaculate, and maintained each morning. And the staff at the complex were extremely friendly and welcoming. It was wonderful to wake up, walk out on the balcony, and view the spectacular Caribbean ocean. The communication with the host was outstanding! Probably the best experience we have ever had, and we have stayed at a lot of places. Any questions I had they responded within 20 minutes night or day. A great surprise about Playa Del Carmen is there are amazing restaurants in town within a mile or two of the condo. Some of the best restaurants we’ve ever eaten at. And we are food snobs. We totally loved staying here and we’ll totally stay here again when we make it back to the area. We will also tell all our friends.

We thoroughly enjoyed our time. The condo had everything you would need to enjoy a home. Balcony was enjoyable. Site management was very efficient on any request as well as thoughtful and kind. The only thing that was annoying was Robin the bartender/ bar chose not to open 2 of the days we were there. So unable to get drinks or order a burger. Not a big deal however annoying and inconvenient for us.

We found the property location to be perfectly located in Playa with great access to shopping, restaurants and beachfront. Spacious condo with lots of room to relax and play. Highly recommend.

Excellent location - just a few minutes walk to 5th Ave with shopping, restaurants, etc... Right on the beach. Although seaweed season apparently came early this year and we weren't able to sit out or swim in the ocean, it was still a perfect view. Pool/pool bar were fantastic. Great bunch of people and a great bartender!

We have stayed in many of the condos at Xaman-Ha. This was a beautiful condo. The property management is great to work with as well. It was a wonderful trip!

Great location, great view, safe neighborhood and yet very close to all the action, walking distance to everything. Nice pool. We liked the condo, it was clean and everything was functional. Only suggestions are that it could use some updating on linens and furniture.
Also, I don’t recall reading anywhere that it was on the third floor and requires walking stairs. I don’t recommend for those that may find that difficult. I may have just missed that. But overall we did enjoy it.

Beautiful place, perfect location just walking distance form 5th Ave and the main street to go shopping or out for dinner, walking distance from the Ferry to go to Cozumel. I will definitely stay there again. Oscar the property manager was very helpful, and our request were always taken care of.

We even took pictures of everything so was a bit disappointed of their lack of house keeping.

The pictures don't do justice to this condo. It is huge! We couldn't be happier with the experience we had with this rental. Great and confortable bedrooms. Well stocked kitchen. And most important, walking distance to the pool and beach.
We would definitely recommend this place to our friends and family.

The unit itself was ok; but the pool, grounds, and proximity to the beach and shopping is outstanding. Our kids loved going back and forth between the pool and beach. Relaxed, quiet atmosphere - never felt over crowded. The swim-up bar was wonderful - great food and drinks at good prices.

We have stayed at Xaman- ha 7212 multiple times and have loved our stay every single time. The property is clean and well maintained. It’s the perfect home away from home. We can’t wait to go back.

I was a bit disappointed of the property...the washer and TV did not work properly.....had to be unplug from electricity every time we wanted to turn it on and TV was too small for the room.The bedrooms linens and pillows smell very bad and we were not able to get items wash and remove the smell making it very difficult to have a restful night.I highly recommend that before the unit is turn to guest it gets properly inspected and all linens wash.

I was a bit disappointed of the property...the washer and TV did not work properly.....had to be unplug from electricity every time we wanted to turn it on and TV was too small for the room.
The bedrooms linens and pillows smell very bad and we were not able to get items wash and remove the smell making it very difficult to have a restful night.
I highly recommend that before the unit is turn to guest it gets properly inspected and all linens wash.

Great location
We had a wonderful time. The location is excellent, close to town and right on the beach. The pool and pool bar were big attractions for our party. The condo was lacking a mirror in the second bathroom p, needs a few other small repairs and we had to inquire to get water refills and cleaning service but once contacted the management responded.

Fun family vacation house
The condo location was superb. It had access to the beach, and Quinta Avenida. It was walking distance to the Cozumel ferry and a lot of the restaurants. Location was great!! Outside patio of the condo had hammocks and it was family friendly. It included the boogie boards, noodles, and lots of games. A combination of all these wonderful things made our stay very pleasant!!
